I forgot the room did not have air conditioning, but was able to open the windows to allow a good breeze to enter the room.

Breakfast included with room was excellent, as good as any one will find across Europe.

That you can hear noises from any where. From other rooms, from the hallways of the hotel and from the street. We listen loud music from a business near to the hotel until very high hours of the night.

Well it's not the hotels fault but the wind blows hard after dark,and my balcony was challenging to stay afoot

Air conditioner wasn't all that robust - took a long time to get down to a decent temperature. Beds were good but not great.

Fantastic location, mere steps away from the Basilica. Easy to get to from the parking garage as you enter the limited traffic zone, and they provided a ticket to reduce the cost of parking overnight. Nice breakfast and the cafe downstairs was a treat.

The rooms are spacious. We booked for 1 night and then decided to stay a second night. We requested a room with a view, and they definitely did not let us down. A very good location and central. Carpark 2 minutes away. Good comfortable shoes are recommended as the hotel is located at the foot of the hilly roads, but it is worthwhile..

Located on a stiff hill, the hotel has, by nature, half of the rooms (including ours) facing the hill, not the amazing valley. Not much to do about it. Probably a larger room would fit better our family of 3.

The hotel AND the surroundings are in excellent shape, very clean, very well maintained. The view over the valley is breathtaking. The hotel is located at about the middle of the climb to the basilicas, which is great (not too much to walk up hill). Decent breakfast, very kind staff, comfortable beds, very good shower.

Great hotel at the first gate of Assisi. Convenient to all the places I visited. The restaurant was excellent being collocated.

I definitely come here again, and recommend to people who has travel plans to Assisi. Everyone is so friendly, welcoming, talkative and helpful. Its location is the perfection. 50 m away from the bus stops. But 900 m away from Assisi centre. While climbing/walking up to the centre, it leads to explore and experience more Assisi’s life through streets. Great architectural texture, urban pattern in spatial context. Early in the morning i woke up with bird sings and watched from my balcony with valley view sun rising. It is also possible to watch sunset in balcony used as common area first and second floor. Valley view and bassilica view. Splendid. I had my dinner at hotel. Meals were so delicious. In general, i left Assisi with very good memories.

Awful breakfast: very limited choice, no warm food, broken coffee machine, low quality of the (mostly pre-packed) items. Partly amended by the courtesy of the staff.

Hotel located in an excellent position at the entrance of the historical center of Assisi, at few meters (mostly in vertical ...) from the basilica. Staff is very kind and available. Wonderful panorama from the scenic balcony.

We had to shower very carefully because the water didn’t not run throughout very well. The hotel is situated above the parking so that part of the view is not so great, the valley behind it is though.

Nice hotel, near the parking and the church. I wanted to drop of our luggage because we arrived at ten in the morning. But they could give us our room already which was great en very kind.

Really heavy cigarette smoke smell when we first arrived. I don't do well with that. It was okay in our room and it was better by the 2nd day.

Rooms, AC, and outside do not reflect what was inside. The hotel got our attention on the first visit to the town, and we booked it on that basis. The inside was less than expected.

There is no outdoor seating or table on the balcony to relax. The coffee from the machine at breakfast was awful and when I asked the receptionist, at 9:40 am if I could have a cappuccino to take outside in the seating area , which btw the staff had made for themselves during my breakfast, I was told that the restaurant was closed. I was the only guest at breakfast but the waitress was too busy on her mobile to get her attention to ask for a decent coffee. Also, I couldn’t get the hot water to work in the shower.
