Lovely spot for a peaceful stay overlooking the lake and with lots of bars and restaurants only a short walk away. The kids really enjoyed the lake so convenient being so close. The host Giovanni is very helpful and even when we had a little mix up on my part with check out he was quickly available to help resolve.

Superb location with a balcony overlooking the lake. We loved sitting people watching with a glass of wine and it was so handy to pop down to the beach (and we loved the beach here as it was quiet and beautiful). The bus from the station stopped outside the property so easy to get to and the coffee shop below sold great coffee and croissants in a morning. Staff really friendly and contactable and comfy beds.

The property was very spacious and bright but needed a bit of tlc in places (I.e. the shower head didn’t attach to the shower in one of the shower rooms), and the kitchen was a little lacking in equipment, but it wouldn’t stop us booking again. With so many restaurants near by who wants to cook anyway!

The only issue we had was the AirCon in the back bedroom not working, some construction noise next door, and the shower was sort of hot/cold/hot/cold after a few minutes.. but it was all manageable. The spacious apartment with a full kitchen and beautiful balcony made it more than worth it. We hope to be back someday.

The location was excellent, the town is beautiful we had a great evening walking around and a lovely meal. The bed was comfortable and it was nice to have the place to ourselves. The owner was very friendly also.

The apartment block was occupied by other residents, and in honesty it was shabby on the outside area and the hallways which also stunk of smoke. The apartment itself could be made lovely it just needs an injection of cash and some TLC, but the exterior of course wouldn't change.

A fair sized apartment with a great view of the lake and within reach of all local restaurants and shops.

Noisy neighbours

It was so clean and the view was great. We enjoyed a beautiful sunset. The owner left us coffee, tea toast and jelly. Great touch.

Everyone has their own room and very clean with parking spot.

Lovely house on the lake with an amazing view, nice restaurants and a supermarket close by. Verry spacious and tv's in the livingroom and bedrooms. 2 bathrooms. Parking at the residence. Very friendly host. It was a pleasure to stay here

Fantastic Location: The apartment is situated right across from Lake Bracciano, with stunning views and easy access to the lake beach. It's also close to central Rome, convenient for day trips and the airport. Lots of excellent restaurants to walk to. Chair and umbrella rentals are available but pricey. Spacious Accommodation: With 3 bedrooms, a living room, and 2 bathrooms, the apartment is super spacious, with each room having plenty of privacy. A couple short flights of easy stairs. Private Parking: The availability of free private parking is a huge plus. Balcony and Outdoor Dining Area: The balcony with lake views and the outdoor dining area were wonderful for relaxing and enjoying an evening cocktail. Coffee supplies and packaged breakfast items were a nice plus. Friendly Host: The host was very responsive, kind, and accommodating, providing great local tips and making check-in and check-out easy. Clean and Comfortable: The apartment was clean, with comfortable beds and a well-maintained interior. This place would be a 10 if not for the construction and AC!

Noisy Construction Nearby: There are two significant construction projects next door on each side that started VERY in the morning. Luckily, we had to leave early for the airport anyway, but for anyone else, this could be a big problem. I saw the reviews from last year and thought construction might be done by now, but it looks like it will be going on for a while. We were not told about it ahead of time. Kitchen Equipment: The kitchen could have been better equipped with more plates, glasses, and other essentials.. Not Very Cozy: Some of the furniture wasn't very cozy or comfortable. The living area just feels awkward with a desk and a bar randomly placed. Some more couches or comfy chairs would be better. Plumbing Issues: The sink plugs are broken, and also in the bidet it was stuck so the water wouldn't drain which makes me wonder how sanitary it was. Poor AC: there are units in only 2 bedrooms so the living space stayed quiet warm, even if we left the bedroom doors open.

A very nice apartment, with a great view to Lake Bracciano, which is just across the street, very nice hosts, very clean and not far from central Rome. Once can both enjoy the countryside, the water sports and the cultural richness of Rome.

The location of the apartment is right across the lake so you can't beat that. The apartment itself is also a nice size and has a lot of amenities for the price. The host was very pleasant and accommodating.

Two things soured the apartment: overall cleanliness - the apartment itself didn't look dirty on surface level, but the floors were very dirty (I had to put on socks and take them off before bed to not drag it in the bed with me) and there were stains on the bed sheets (I slept on one area that didn't have stains and tried not to roll around). Second thing: there is a significant construction project taking place next door and it is very loud early in the morning. There was also a very tall and large crane set up right next to the building, which was unsettling. I wish I knew that before we booked.

Very close to the lake -

ATM very noisy do to a construction site next door that can start as early as 7 am and finish at 5 pm! The main bathroom flush very noisy …..a nuisance if you need to use the bathroom during the night!!

Everything you need for a holiday . Good size . Lovely balcony with good views . Excellent position . Would definitely recommend and return if coming here again .

Nothing not to like

This is a great apartment that offers all the commodities for a pleasant stay. The kitchen has everything you need, including dishes, cookware, paper towels, plastic wrap, and a few basic cooking items like salt, pepper, oil, etc. The location is just outside the old town centre, so while it may lack the charm of the old houses nearby, it makes up for it with the convenience of a large parking lot, ease of access and modern amenities. The town of Anguillara Sabazia is absolutely gorgeous!

The bed was not very comfortable, and the pillows were very hard.

Great location. We had the whole place to ourselves which was great. Easy check in. Great host.
