The train station is a drive away, and there weren't really any decent restaurants close by (walking distance).

The host was very friendly and very helpful, and breakfast was served outdoors in a lovely garden. The food was plentiful and tasty. The host also made great recommendations for sightseeing.

Attentive and helpful hosts. Breakfast was good. One of the double bed was soft enough for light adults (less than 80 kilos). The other ones were good enough for kids. Decent Restaurant around the corner for a take-away or proper dining. Quiet during the night. Free parking.

Really easy to get there after hiring a car from Pisa airport. Absolutely perfect... Large room, amazingly comfy bed, crisp sheets, great aircon, balcony, totally silent, large bathroom, toiletries.. So I didn't need to unpack those.. Super clean.. and a brilliant breakfast with a smiley helpful host. The best decision I made to stay here. It allowed me to recharge my batteries ready for my trip. Highly recommended. Thank you!

There was a slight issue on arrival with the room allocation due to some glitch but the owners did their utmost to rectify this and make amends so it was fine in the end.

They could provide more clear instructions on how/where to check in. There is a security gate in front of their "lobby" that we didn't know how to get past. They would benefit from better signage. We finally got a telephone call to connect and the host showed up after 5 or 10 minutes.

The hosts and the breakfast were absolutely delightful. They laid out a huge spread of food including the most fresh & delicious croissants that we had on our trip. The owners operate several vacation rental rooms out of a long, 3-story building with multiple owners or tenants. The location--a short drive from Pisa-- suited us very well. The building backs up to a nice park on a quiet side street. Their restaurant recommendations led us to an enoteca where we enjoyed one of our favorite meals.

Rizza was very kind, she prepare us good breakfast. Room was very big with separated bathroom. The whole appartment was extremely clean, i was never seen more cleaner room and bathroom on my trip.

He showed me the kitchen area where he set aside breakfast, which sadly consists of only one capsule for an espresso and one plastic-wrapped pastry, plus a small communal plate that has a few dry toasts and some jelly packets. There is free juice, water, and milk in the refrigerator. The room is very basic, with a low bed, simple desk, two door closet, full length mirror, and a patio. The free shampoo they provided was almost empty when I arrived. There are no sound deadening materials anywhere in the building, so you hear every movement and voice, even between floors. During my visit, somebody was playing loud music until 10:30 PM. The Wi-Fi took about a minute to show up in my SSID list, and once connected, the speeds were very slow at 6 Mb per second down and 11 up. I had to ask for it to rebooted twice. Sitting on the first floor gives much better Wi-Fi service than the upper floors where the rooms are.

This is a simple and affordable bed-and-breakfast, but don't set your expectations too high. I stayed for four nights. Parking is on the grass 50m behind the back of the building. There's a sign on the gate, but not on the door, so It's not clear if you are supposed to knock on the front door or just walk in. You have to knock, because it's always locked. Therefore, you have to prearrange the arrival time with the proprietor. He gave me a tour showing me how to unlock the gate, the front door, and my door. The room was very clean and organized. The bathroom is modern, with a typical Italian corner shower.
