It was very comfortable. Our host, Noemi, gave very clear instructions for check in and check out. We were able to park our two motorbikes safely off the road and behind the gate. The breakfast box was very generous. Perfectly situated for a visit to the Leaning Tower, only a 15 minute walk.

This was a great find within 15 minutes walk to the tower and the host couldn’t have been more helpful on text. The room was spacious and very clean and we were able to get our motorcycle off the street as well. We would highly recommended this property!

You could hear the voices from other rooms and the lobby quite easily, which might be a problem if you are a light sleeper (earplugs were provided though). No shampoo&conditioner provided, only shower gel. Did not end up using the bike provided as it was not in a very good condition by the looks of it. Bit far from the city center if you prefer to walk.

Clean room and easy check-in/-out. The room was like in the pictures. AC was nice. The breakfast was ok and changed a little every day. Noemi was very helpful. Bus stop was near the place so easy to travel with that to the city center and around 20min to the Tower of Pisa if you walked. Coffee machine in the lobby was nice. The bed was comfy.

The villa is located on the corner of 2 streets and a train line, so it may be a problem for those who are easily disturbed by noise during night time. But the smart owner thought about it and you will find earplugs in the room.

A very clean and comfortable apartment with everything you need. The matress was very good. Upon arrival you get a decent breakfast box, a capsule coffee machine is in the shared kitchen. You can borrow bicycles for free. Internet speed is high. You can park you car right outside the villa. The center is a 15 min walk. The communication with the host is easy and pleasant :-)

Everything started with very clear instructions of Noemi. We found the property without any problems. There are few bus stops not far from the Villa (5 and 8 min walking distance). Once we arrived we stepped into a beautiful and well kept small garden with an orange tree and couple chairs and a swing. It was a real highlight! Our self-Check in went smoothly and we got a key from the room with a private entrance. We liked everything about the room and bathroom. It was very clean and comfortable. Noemi prepared small gifts-snacks for us which was very kind from her. Breakfast was also very sufficient: plain yoghurt, jams, butter, Nutella, soft cheese, small breadbuns, sweet breadbuns, packed dry/roasted toasts, juices, small cornflakes jar, almonds and bananas. In the room-fridge there was a minibar with amazing prices. There is a common area where you can make yourself some tea (huge variety) and coffee (also huge variety of coffee-pads). What I liked the most: communication and attention in details from Noemi. When you are in the Villa you feel that you are cared of in every tiny detail. All in all Villa Noemi exceeded our expectations!

THIS IS A GEM OF A B&B SO WELL LOCATED NEAR A TRAIN LINE THE LINKS TO PISA CENTRAL NICOLE MESSAGED ME DIRECTLEY BEFOREHAND WITH INSTRUCTIONS MADE SURE I ARRIVED SAFETLY CHECKED I WAS OK DURING MY STAY & GETTING MY 7AM FLIGHT BACK EVEN GAVE ME A TAXI NUMBER THE BIGGEST BONUS WAS THE BIKES{FREE} WE CYCLE SO MUCH AS LOTS OF CYCLE PATHS AROUND PISA

Noemi was very helpful. House easily located, check in was easy. House had all infos. A lot of snacks in the room but would suggest avoid using the words breakfast as what was provided was not breakfast. Also, the check out time of 10:30am is a tad too early.

What we loved was the easy check in, the lovely goodies left for us and the selection of hot drinks! Including a coffee machine 😍 The location is in a very quiet area and you can easily walk to pisa tower and restaurants near the centre. When i say easily I mean maybe 15/20 min walk so you need to be comfortable walking for a solid 1 hrs The area has also plenty of public parking spots available and is well lit in the evening.

My only complaint is that whatever was used to clean with had a very strong perfume scent.

The room was clean and quiet. Staff was super helpful with last-minute booking and solid suggestions on where to get great food. The fresh fruit in the breakfast box was a very nice touch.

We only stayed at the villa for one night on our onward route to the coast but we could not have chosen a better place for it. The room was comfortable, the aircon worked perfectly, there was water and minibar in the room, with breakfast also available. The place was clean and cosy and the availability of a free parking space was a big plus. We did not meet Noemi in person but she was super nice communicating with us on Whatsapp (the Booking.com messaging system did not work) and she was very flexible about the late self check-in after our late inbound flight. Would definitely stay at the villa again, even for a longer stay. Thank you Noemi!

Easy self check-in, clean and comfortable room, delicious cookies and water as a compliment upon check-in. Parking was easy, walking distance to main attractions, the host also sent us recommendations for restaurants! Amazing breakfast box, good variety of food in it and great coffee!

The coffee machine in the common area is quite loud, if the other guests use it early in the morning it may be disturbing. The garden is nice but be prepared for mosquitos.

Really nice neighborhood, good atmosphere. Every detail was on purpose, nice gesture to have a small biscuit and water prepared. The breakfast box was various, we really liked it. In addition, the minibar was also well equipped and had reasonable prices.

A pesronal touch of the landlord /owner/landlady of the property. There was an occasional sound which could be heard from our room number 1 , which appeared as though someone is knocking our door. This intermitent sound which could be heard every 20 mins or so, continued throughout our stay for three days. This was a little annoying.

Would prefer an option to make a hot breakfast. Otherwise everything was good and to our expectation. The location was a little remote. Ideal for anyone preferring a quite and more serene enironment.
