We truly enjoyed our stay — from the delicious breakfasts each morning to the peaceful atmosphere of the house. The owners are very kind and helpful; every morning the room was cleaned and the beds were made, which made our stay even more comfortable. Kindness and hospitality made us feel right at home. Will definitely come back soon.

I have been to many similar places, but what I felt here next to Andre and Dani, is pure Tuscany, all the best recommendations for this real Tuscany place. With style, smell, knowledge, dedication. Every recommendation, I hope I will come again to this beautiful villa.

The only thing I didn't like was the too short time of my stay with my family in this wonderful house in Tuscany, with these wonderful people. Anyone who wants to complain doesn't understand the ease and simplicity of life.

Danila was a beautiful host and very caring, and Andrea was very forthcoming with information that we needed. He welcomed us at the gate and checked us in. He immediately helped us with a diner reservation that he made fo rus from his phone. We had a wonderful diner experience close by.

Everything was wonderful. We were not told or did not see that there was a train running by close. I only saw this information after we ahd received teh confirmation. For us it wasn't a problem. Our room was to the garden side. If someone is very, very sensitive it should be mentioned. On the other hand, the train doesnt run that often, and it really didn't bother us, even though we noticed it late at night and early in the morning. So, its a difficult one.

We struggled with our roaming network but it’s not their fault as the coverage in that area is not that great.

Beautiful historic building with fabulous antique decor and gorgeous garden spaces. Breakfast in the garden was divine and tiny hummingbirds in the garden were amazing to watch. Our stay was peaceful and relaxing.

The rustic Tuscany charm of the villa.

Wow- second time here and it is under new management. Danila and Andrea are very welcoming and helpful. The building is the original border crossing “house” between Lucca and Pisa. It is a mansion steeped in history surrounded by a glorious garden estate! Room was spacious and quiet and very comfortable. Breakfasts are excellent, with custom made omelets, if you like.

Absolutely nothing! We stay here because Lucca is one of our most favorite cities in Italy and you are ten minutes away by car. Safe and secure private parking on site!

A historic home with character, and a lovely host.

The WiFi signal could have been stronger.

Andrea was an excellent host, we arrived late into Pisa and Andrea hung around until near 12 to allow us to check in. Nothing was to much bother. The villa itself is gorgeous, room decor was traditional and quirky. Breakfast was fantastic too. We enjoyed our stay so much we even rebooked for our lastnight!+±+8

Beautiful property, very well-maintained. Staff is professional and attentive. Breakfast is exceptional. It felt like a privilege to stay here. Location is great for both Pisa and Lucca. I would recommend a car to move around.

Beautifully renovated, the garden is a pleasure to stroll around and the breakfast was amazing! Lovely homemade cakes 🍰. Beds were comfy we slept so soundly. Would highly recommend to anybody. Mara was so friendly and hospitable she made us feel really welcome and looked after. Grazie mille 🤩

We were two families staying at Villa La Dogana in February 2025. What a beautiful experience! Mrs Floriana was so friendly and heplful and made us feel like at home. The Villa is beautiful old house preserved with love and affection.
