Wonderful welcome in grand house. Owners very helpful and grounds stunning. A gateway to a different era, a family's history, the passage of time. Breakfast was great. Cappuccinos were amazing. The rooms and bathrooms very large and comfortable. Huge views.

We loved everything and didn’t want to leave.

This is an absolutely charming and fascinating place to stay. A spectacular historical building full of antique furniture and artworks. Yet very comfortable with modern bathroom. Spectacular views. The hosts are very welcoming and kind. The buffet breakfast is also varied and delicious. We loved this place. It’s wonderful.

It is quite noisy. This means we could hear our next-door neighbor literally. But that aside, I would recommend a night because of the beautiful house.

The owners were fantastic, we don’t speak Italian so we communicated via google translate 😁 They couldn’t be more accommodating and even cooked us a lovely dinner! Breakfast was fantastic, lots of choice.

The room was beautiful, modern bathroom and lounge space.

Marvellous place and the proprietors told us the story and we felt at home! They also informed us of the magic way down to Caserta where we wanted to see The Reggia as fantastic and beautiful as the Verseilles!

Being in this Villa made you feel you were part of the aristocracy. You are surrounded by beautiful period antique furniture combined with modern pieces set with exquisite taste creating an eclectic style.

Amazing view from our top floor room in this lovely old villa 3 kms out of Rieti ( and which only lets 6 rooms ( I think)). Lovely continental breakfast. Very gracious hostess.

Just need transportation to go up and down the hill. No lift but servd as my exercise daily.

This charming villa is located up on a hill but accessible. The place showed some signs of renovation. The hosts are lovely in that they are very accommodating and will serve your needs without the extra costs. The room is huge and well kept. The breakfast is just enough for my needs. The place is reasonable in costs and will definitely be back to this villa in the future.

The only issue was noise between rooms, out neighbours were quite noisy and walls are thin. But overall this stay was a real highlight.

The host said breakfast was 8am. We had to rise at 6am to leave early and she got up extra early just to make us breakfast, on a Sunday no less! She went the extra mile for us and the rooms, location and setting were all breathtaking

the villa is so well appointed and absolutely beautiful. it is in a great location for visits to the Franciscan sites in the Rieti valley, and is so peaceful. the couple overseeing the villa are very friendly and very attentive to any need.

Great place for romantic couples, elder tourists and people liking historical surrounding. My wife and I enjoyed the place very much. Hospitality of the holders was exceptional. The breakfast was good.

It's in decay and seems to be too much to keep in top condition for the elderly couple. Too many details are broken. It downright filthy in some places and it reeks of dog pee and poop. The road leading up to the palazzo is horrendous for normal cars. Parking is ok, but on a field. When it's wet, you're stuck.

Lovely place. Beautiful palazzo with gardens and authentic interior. Breakfast is amazing with croissants and coffee. Views are great too.
