How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
Guidelines and standards for Reviews
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.
The opinions expressed in contributions are those of Booking.com customers and properties and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options may be available (by type of traveller, by score, etc.).

Verified reviewAmazing pool area and a great location of the hotel. Parking was excellent with plenty of space at all times. Lovely surroundings, close to Lucca and also convenient for visiting Pisa - if you have a car, of course. Always free spots at the pool.
To be honest, this hotel did not live up to my expectations based on the photos of the hotel and considering the price. The property is very authentic, but it feels like it could use some refreshing in certain areas indoor. The breakfast was often empty - no eggs, fruit, vegetables, bread, etc. - and no one came to replenish it unless you went to the counter and asked for it (no matter what time during breakfast you came to the buffet). The staff also did not come across as super welcoming; it felt more as they merely tolerated being there, and by asking even simple questions it was perceived as an annoyance for some of them. In addition, the restaurant was occasionally closed for both lunch and dinner without any notice, even though the booking information stated they have open both for lunch and dinner on most days.
Thanks for your feedback about the recent stay. We are sorry to hear that our hotel did not fully meet your expectations, Concerning breakfast, we constantly refill the buffet but sometims a little time is needed because we prepare everything fresh and we need some time to cook, bake or cut.... we understand that who arrives during this time, the buffet may appear a little empty. We will try to be faster from now onwards :-) Regarding the restaurant, we usually inform our guests if a closing day will occur and If we haven't done it, it may have been for an umpredictable ciscumstance. Our sincere apologies for any inconveninece that this may caused. Warmest greetings from the whole staff.

Verified reviewA beautiful, peaceful place surrounded by hills and vineyards. A very nice, well-maintained swimming pool with an amazing view from above. Another great advantage of this place is the garden with beautiful, well-kept plants – the gardener does a great job. There is a restaurant on site serving delicious dinners. I had a really wonderful time here with my family. I highly recommend this place.

The break fast area. Its to small and cant accommodate many people at once. They could've also done a bar service at the pool.

Verified reviewThe pool area was fabulous and lovely and quiet. The breakfast was very nice. Our room was great and it was perfect for me and my Daughter.
It would have been helpful if there was lunch available - but there was a wonderful Patisserie across the road which sold delicious food.

Verified reviewThe vibe was amazing!! The staff's attentiveness and friendliness were exceptional, including the receptionists and the waiters/ waitress. The ambiance was one of a kind, and the dinners outside, by the villas' garden, with relaxing music, showcased the true sense of life in Tuscany. Breakfast was abundant, offering lactose- and milk protein-free choices, as well as gluten-free options. The restaurant offers many special delicacies. The bed was very comfy, the fridge and kettle were a great plus. The charging station made our trip comfortable, as we didn't have to look for chargers in the city.
Thanks for your feedback about your recent stay! It has been a pleasure having you and we are glad to hear that you had a great experience. We look forward to seeing you again in the future! All the best, Alessia

Verified reviewThe property is nice, but the rooms are horrible outdated and dirty full of mosquitos
I didn’t like the rooms. I didn’t like the stuff I did not like the ambience.
Thank you for your feedback. We’re sorry for the inconvenience caused by mosquitoes, though in a natural setting like ours, it is unfortunately something that cannot be fully avoided, despite our regular use of specific products when preparing each room. The rooms reflect the authentic character of an 18th-century villa, which many guests appreciate for its historical charm. Lastly, we’re surprised by your comments on the staff, who were always available and attentive, even assisting with your luggage and arranging a room change. Otherwise if during a stay you find lots of terrible situations as your descriptions maynbe it's better to ask for an early check out and find an accomodation according to your requirements. Kind regards

Verified reviewFabulous restaurant and beautiful sitting outside. Pool good size and temperature.
Air conditioning very poor throughout the building. Sleep very difficult in such hot conditions. Pool area poorly equipped with mostly plastic loungers without cushions and little shade. Poor breakfast room, no air conditioning, leading to warm produce and fruit in particular seeming unfresh. No arrangements to eat outside in the shade offered.

Room was on top floor, small with low beams. Even as a short person I had to bend while walking around. Beds are not comfortable

Verified reviewPromises a great deal but the accommodation is pretty basic and needs renovating. Having a pool are with no bar or food during the day is contradictory… Not sure if it’s a place to relax or just B&B. Highlight was the outdoor restaurant in the evening
Authentic family run

Verified reviewLocation definitely met our needs. We wanted something just outside the city with a traditional Tuscan vibe. The staff at Villa Cheli were also very helpful and friendly. Very pet friendly too which made our stay more relaxing.
Breakfast was quite basic with little variety day to day.
Thanks Laura for your feedback. it has been a pleasure having you during your stay. Concerning breakfast we are constantly improving our buffet and we believe there is already a wide choice of products. We have fresh seasonal fruits, white yoghurt and mixed fruit yoghurt, cornflakes, muesli, oat flakes, bread, toast bread, three types of croissants, home made cakes, ham, cheese, boiled eggs, mixed vegetables, milk, oat milk, two different type of juices. three types of jams... Breakfast at the hotel for 200 eur per day is a disgrace, the only thing that can defend the hotel is the location, the facility and the restaurant, which we could only use on the day of arrival because the rest of the days it was simply closed
Thanks for your feedback about the recent stay. We are sorry to hear that the overall experience has been rated less than passing grade. Concerning breakfast we wonder what could we do better as there are already the followings: boiled eggs, scrambled eggs, tomatoes, cucumbers, cheese, ham, salami, different type of bread, focaccia bread/ pizza and / or valdostana pie, three different type of croissants, three different types of corn flakes, fresh home made cake, milk, juices, fruit, three type of jams, two type of yoghurt... Overall we are always ope to suggestions so please feel free to let us know what whas missing. Kind regards

Verified reviewThe villa is absolutely beautiful.
The location is a little more remote than we had anticipated. A car is a huge advantage. As the villa is built on a very steep hill ,it is not really appropriate for elderly people or anyone with mobility issues. Some of the rooms are further up the hill than the main building and are difficult to walk to in wet conditions.

Restaurant closed 3 nights during our 3 week stay Recommended other restaurant and got taxi there but was closed. No tea making facilities on arrival and asked to go to reception to get cups and milk ( told this was probably due to a them used for a wedding. The sun loungers definitely need to have cushions as very uncomfortable
