I like everything apart a lack of basic plates and cutleries (not even thinking of pots) - apparently owner decision based on messy previous guests as staff informed. Worth to reconsider instead of falling into trap of making inconvenient for new guests so everyone wins, win-win strategy. Tip for guests: bring own knife, forks, table spoons, plates etc. Staff acted on few things: walls and doors needs to be washed regularly to maintain highest quality of cleanliness. Brand new fridge in room number 6 was checked and needs to be replaced based on the guarantee. Outdoor sitting area: more flowers and I hope one day the owner will buy that close by property and convert to more guests houses and a proper garden. Neighbourhood: to maintain the river access of old stairs close to the train bridge.

I like everything during 9 days: - Hospitality: guests service great, communication excellent before during and after arrival, everything was ready and when needed was done immediately with friendly approach. Tea and coffee availability 24/7. - Place: modern interior design with stunning photo tape give you an extra touch of Verona, super comfortable double bed in room number 6, windows facing garden (not owned but still nice view on trees and blue sky), excellent lighting and air conditioner, spot on brand new bathroom, outdoor sitting area for guests, overall super clean. - Located at the river next to park, peacefulness and comfort of nature with walking 20-30 minutes to downtown. The main road busy. Close area not convenient for grocery or cafes but when you walk to town you have a really good view of mountains, river and old town plus great for fitness.

The bed was absolutely awful. It was a king-size metal frame with two small-single foam mattresses on top. The mattresses were not connected in any way at all. Due to them being made of foam and there being no surround to them, they slid around all night and kept coming apart meaning that myself and/or my partner kept falling down the middle and on to the metal bed frame. This caused a lot of issues. Even the slightest touch of the bed when walking past would cause the mattress to slip outwards, at one point causing an entire bottle of wine to be knocked off a table which then smashed on the tiled floor. I know this sounds a bit of an exaggeration but it truly gave us two very uncomfortable nights and a fair bit of annoyance.

Both the accommodation and car park are very secure. The room was clean and modern, the bathroom was lovely.

No lift access so struggled with the case up the stairs. The location is far from the city centre and public transport - there are no buses or taxis so you have to walk 30 mins to the station/city centre. This was difficult with a heavy suitcase but there was no other option. Ideal location if you have a car or means of transport.

The property was very nice and modern - lovely refurbished bathroom with good shower. Big room with TV and mirrors, easy to use aircon. There’s a communal area but I wasn’t there long enough to make use of it.

Firstly, the location.... This is all part of the "Verona's river" gentrification effort, a private property comprising these new homes and an adjascent restaurant (which btw is AWFUL, a different story). They are billed as picturesque, but just because there is river it does not yet make it "picturesque". This is a remote dilapidated piece of river bank "on the far end of town where the grickle grass grows". , behind the rail tracks where I am sure no sensible person used to venture before. Yes it is a mile from town centre, eg a 15-20 minute brisk walk. Which to a Brit or American sounds like a short distance, but consider that Verona is a VERY small town and that 1 mile puts you way out of it. The last couple of hundred yards to the gates are mildly odd at day time but starkly unpleasant at night. Add to it that it is very likely to be 35 degrees Celcius. And of course NOTHING is nearby, not a store, a coffee shop, nothing. It is almost the same mile hike to the nearest coffeee. The awful restaurant next door opens only for lunch. You have to rely on a trip to the supermarket to buy coffee before you can make your own, and that is farther away than a nearest coffee shop anyway. And the listing makes it look like they have coffee but what they have is a coffee maker. There has never been any coffee in that kitchen throughout my stay despite me begging to the manager on messages and her promises that never materialised. Nor do they have plates, forks or knives, only spoons and mugs. I mean ... a VERY nice room. But the whole thing taken together is VERY odd as an experience

These are very nice moderm ensuite rooms in a flat with shared kitchen in a modern recently built building in a gated private estate

The apartment was clean, don’t misunderstand me, but could have been cleaner. Under the bed it was full of dust. I only mention this so that management knows that there could be improvements.

The location was far from the main road, so every move has to be made by vehicle. The parking was not secured at all, it was part of a park that people had the possibly to walk through, not safe. The staff didn’t inform for the conditions, and also when we tried to call nobody responded.

Nothing, the bed was a kind of sofa, nothing comforting.

we were not allowed to drive our luggage into the complex and then go and park by the river. Not having basic cutlery, cups and glasses in the flat when there is a kettle provided. We had to pick staff up from the near by common room but there was no plates. Advertisement on Booking.com makes you think that there is a coffee machine in the room while it is in the common room. Not suitable for older people in our opinion.

    Inside the flat was nice.

Our room wasn't clean when we checked in. We got door codes via text messaging, and it was clear people had used the bed, towels, etc, and it hadn't been cleaned. We contacted the management and they moved us to a different room, but it was a downgrade from our previous room in terms of amenities and space. On top of that, after spending time in that room, we also noticed cleanliness issues there, plus both the fridge and TV weren't working. They did come fix the TV for us on the last night, but that was only after I asked a few times. The location is so-so. It's not too far of a walk to downtown, but it's not like being in a funky neighborhood outside of downtown, it's more like being in an industrial park with only one way in/out. Definitely wouldn't have wanted my girlfriend doing that walk on her own at night.

The room we ended up in (ours was not ready when we arrived) was decent. The place has a good style, interesting furniture/artwork, good A/C, nice shower and bathroom facilities. Lots of space for parking, even though it took a bit of messaging to figure out the parking information. (Strange considering that's one of their main selling points in the name of the property.)

Disappointing stay. There was no real body wash, shampoo, or conditioner provided. On top of that, our A/C broke on the second day, and the staff completely ignored our request to fix it. They clearly prioritised their own convenience over the comfort of paying guests. The room quickly became unbearable, and the customer service was awful — rude, dismissive, and entirely unprofessional.

The apartment is in a good location, with great room space and fairly new facilities.

Location is good, but one part is a bit scary to work at night. No shampoo, shower gel, or even soap provided. There was dust everywhere (it looks like kinda from recent reconstruction). The bed sheet was a bit dirty. I was told to do many things before check-out which aren't quite common for hotels like collect sheets, throw garbage so on.

The place looks quite new and modern, but I think they are still doing kinda reconstruction. It's walkable from the city center, around 2 km.

Our overall experience during the stay was poorly organized. The staff was uncooperative and did not provide us with complete instructions for the property, nor did they assist us with simple requests. For instance, we asked for an iron, and while they promised to check with a colleague, we never received a response. We later discovered from our neighbors that there was a common kitchen in the same building equipped with an iron, kettle, extra toilet paper, and other amenities. Additionally, there was no soap in the bathroom, which is a basic necessity to provide for guests. The Wi-Fi worked for only a short time and then stopped functioning altogether. Furthermore, the staff requested that we take out the rubbish, providing a Google link to the bins that were supposedly a three-minute walk from the property. However, we realized that the rubbish bins were actually just around the corner, much closer than indicated.

The location was excellent, just a 20-minute walk from the center of Verona.
