Breakfast is ok not more then this. While rooms were cleaned well every day, shampoo was not provided and required special request every day.

Comfortable… Warm people… Good location out of the busy downtown area but within 10 minutes. Great combination of beautiful countryside and a great base for seeing many of the towns in Umbria. The on-site restaurant was a plus for a comfortable breakfast and occasional dinner. The patio was a great place to take this in with a view of the valley before you.

We are riding a motorcycle and the lose gravel and lack of grading of the driveway made my wife concerned as we would ride up and down it. Also at the intersection of the entrance and another connecting road there are high berms of soil, so it's very difficult to see vehicles from the other directions coming when you arrive.

The agritourismo is situated about 2 kms outside Spoleto with a spectacular view of La Rocca and the old town. The breakfast room allows you to see this view at any time. The breakfast room itself has plenty of seating for the guests and serves a very good breakfast with attentive staff. Our room, was particularly roomy and faced out over the pool setting.

The fridge is shared between three flats and there was no freezer. However, there were no problems with sharing the fridge, and the friendly staff helped us with our cooling bags by storing them in the freezer. As a result I have nothing to complain about.

The location is located right next to the via flaminia, which makes it easy and fast to access anything in central Italy. I didn't hear the road traffic in the facilities or the room. View is superb and includes the Rocca Albornoziana of Spoleto in the distance. Eating at the location was also great.

Well what can I say about this place! we booked for 2 nights and simply fell in love! we extended and had 4 nights in total. The views, the staff, the rooms, the pool and especially the food were wonderful. Would highly recommend the evening meal option as it’s wonderful value for money and OMG tasted amazing! Full credit to the chef! unfortunately it will only let me rate it 10/10 but I would rate it much higher!!! definitely 100% recommended.

I enjoyed a lot the breakfast that is served in the central house. guest rooms are located few steps away. So you have the feeling that you have your own flat! Spoleto is really close. You can also visit Terni, that isn’t so far away.

Everything was perfect.

Lovely hotel. Just outside Spoleto so you need a car. Big room and big bathroom, well equipped. We were able to park directly outside our room. Staff were lovely and very helpful. Used the swimming pool twice. Water is a bit cold but fine once you are in. Nice breakfast.

We couldn't really get out of our car upon arrival because the property's dog came to bark at us. She calmed down eventually, but it was not a pleasant way to start and no one seemed to care. This isn't really a working farm so it's not the agritourismi experience I was looking for. It is a nice property, though. The restaurant was good but not a great menu for vegetarians — only enough for one meal really. Breakfast pastries and coffee were basic. The bed in our apartment was incredibly uncomfortable. I tossed and turned all night due to hot spots on my hips and shoulders from hitting springs. (I'm 83kg, not very heavy.) The property was lit up super bright so you couldn't open windows at night to enjoy the cooling breeze. There were no screens either. So, we were stuck with not very cool air conditioning to sleep in. We came with our dog and there weren't really any hiking areas to explore as I thought there would be.

It was quiet and a good central location to explore Umbria. The restaurant was fine for one meal. The pool was very nice.
