How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
Guidelines and standards for Reviews

Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.

There is no pool included in the property. We booked the property because it says there is a swimming pool but this actually access to the local private members pool and costs €20 per day to enter.

Verified reviewLovely place, 1 block away from the lake and next to the bus stop. We literally arrived in the front of the property in the only stop in Varenna. The hostess was lovely, the place really exceeded our expectations, classy, well decorated, clean and modern. She even helped us with suggestions regarding places to visit (you must visit the Castle, it's an amazing experience, and rent a boat)

Verified reviewThe breakfast was minimal but adequate. The host was very pleasant. Breakfast served on the balcony was ideal, with beautiful view of Lake Como even thou we were a 1/4 mile from the shore. Balcony was shared with another room, however we enjoyed the company very much. Note: Ask for the balcony that faces the lake.
The breakfast could have more variety. Also one of the window shutters was broken.

We dropped our luggage off as our room was still being prepared upon our arrival, and while we were out for the day, we received a message saying that the AC in our room had broken and therefore we couldn’t stay there. Subsequently, we were checked into a one-star hotel for both nights of our stay, therefore we didn’t stay at all at the property. We weren’t offered to come and have breakfast at the property, we had to have it at our new hotel, which was significantly lower standard than the one we booked. While we understand these things can happen, we were not offered a partial refund for the issue and difference in hotel standard, which we are still chasing.

Dear guests, We are very disappointed to read your review, as it contains several inaccurate statements. Upon discovering an unforeseen air conditioning fault, we immediately arranged and fully paid for your relocation to Hotel Beretta – a recently renovated property located only a few steps away. The “1-star” classification refers to an official hotel category and has nothing to do with Booking.com guest review scores or comfort level. The rate we paid on your behalf (€220 per night) was in fact higher than the total you paid at Tosca House. Breakfast was available daily as a generous buffet at Hotel Beretta. Your statement suggesting otherwise is simply not correct. When we first informed you of the situation, your replies were understanding and acknowledged that these things can happen. Later, you requested a £100 partial refund, which I accepted in good faith. Nevertheless, you chose to post this review instead. We always do our utmost to take care of our guests, even in exceptional situations like this, and regret that our efforts were neither acknowledged nor appreciated. Verified reviewPrime location overlooking Lake Como and right in front of a bus stop . Close to the waterfront and restaurants within walking distance. A 2-minute walk to the ferry which takes you to other cities on the lake, such as Bellagio and Menaggio. Close the some of the main attractions of Varenna, such as the Lovers' Walk and Villa Monastero. The hostess, Giulia, was very polite and helpful, giving us lots of information about attractions and things to do in Varenna. She prepared a very good breakfast every morning, consisting of coffee, yogurts, jams, pastries and other.

Beware… the host had a very arrogant attitude. Although our booking included breakfast, we had agreed with Giulia that it would be served at 8:00 a.m. due to our scheduled excursions. Unfortunately, she did not show up, and we were left without breakfast. Something we also noted through other reviews. We also tried calling her several times but no answer. She came up with more than one excuse & informed us via message that it was not her obligation to serve breakfast.

As clearly stated in our listing and upon check-in, breakfast is included in the stay and is served daily from 8:30 to 10:00. This is not a made-to-order service and cannot be arranged outside those hours. In your case, an unexpected emergency affected our staff on the first morning, and I sincerely apologized for that. However, the following morning, breakfast was served at the scheduled time. It’s unfortunate that, despite the clear communication, this led to misunderstanding. We strive to welcome every guest with kindness and clarity. I'm sorry if my explanations were perceived differently, but professionalism sometimes requires standing by the structure’s rules, even when guests expect otherwise. She was incredibly organised, friendly and very knowledgeable about the area, giving us lots of recommendations on where to eat and what to see. She’s truly a wonderful host. The location is also fantastic and close to everything we needed!
