We had a hard time reaching the owner and we only got the details about our rooms half an hour earlier then the check-in. It was a big rain that day and our window was fully closed but when we woke up the floor had a lot water on it. At night, at 2:30 someone came and made a lot of noise in the hallway she shouted and knocked on the doors for a long time. There is a hallway with a reception (where we never saw anyone) and in this hallway are a lot of rooms. The walls are thin and we could hear all night people coming home and leaving. We couldn't use the AC it made a really weird sound and it started leaking all over the floor. The bed was small and the mattress was a bit uncomfortable.

I had to pay tourist tax by leaving cash in the room - I don't necessarily carry exact amount so had to change the money at local shop. Inconvenient.

Air conditioning didn't really cool the room. Communication is not good and could be do easily fixed. For example you can leave your bags there before check in and after check out but thus is not communicated. A simple notice in the room of key information would be great. Also when you book letting you know there is luggage storage would have saved us paying at left luggage at the train station.

- The cleaning should have been better; one of the towels had stains on it, and the wardrobe had dust on the bottom. - It was confusing to ask to leave the city tax as Cash-only in the room; there was no time to get the cash for a short, quick stay, but management messaged us about the possibility of a bank transfer.

- The location is great, short walk to the train station, the center, the tower of Pisa, very accessible. - The room and the bathroom are nice, the bed is comfy.

Shower screen was flimsy and it was missing a small fridge to store cold drinks.

The room air con, was a vent in ceiling where air blasted down in that one spot. Was very hot, air was so stuffy, didn’t cool room at all. Was a shame as rest of experience was great but slept badly & was so stuffy in room!

There was no one there to greet us and often they only communicated in Italian so we couldn't read their responses to our questions. It was a bit confusing to get access to the room. We had to help another family as well who arrived after us. The access combination to the key for the room was stuck. There were few outlets and the main one by the door was broken posing a potential electrical hazard. We had to pay a tax in Euros for the room but we had no Euros and they didn't accept credit cards. The photos did not match the room.

It was close to the train station on the way to the tower.

Due to its location, there is a lot of noise from the street, especially cleaning vehicles in the morning - not the hotel’s fault but worth noting! However you can also hear activity from other rooms quite loudly too. My room looked a little different from photos, I was given a room in the B&B part rather than hotel part.

Excellent location, placed halfway between train station and the leaning tower of Pisa! Cleaned daily, nice spacious rooms.

Shower door was broken, water fled out to the toilet. We booked for 3 family members including 3 beds, we only got 2 towels, no shampoo and no no extra blankets. It was only the bed sheet and were instructed to get extra blankets from outside which i was not sure if they were clean or not. No slippers, no shampoo. basic but great value for money and location.

The location was perfect, in the city center and 10 minutes by bus to get to the Pisa Tower and 10 mins walking to Pisa Central Station. Next to the restaurant and coffee shops. The place is clean, easy to access without the staff help, instructions were clear and easy.

Staff very responsive to email/messaging, but I found it slightly odd (though I may be old fashioned) that I saw no member of the team at any time during our stay - access to building and room by emailed digicode. That said, it was all trouble free

Expensive for what it was, in saying this all of Pisa is expensive! Bed spread had a stain on it. Hairdryer didn’t work. No staff around.
