The bed was quite uncomfortable, the a/c didn’t cool the room as much as we would have liked, and the shower clogged very easily.

It is a beautiful location with lovely swimming pool. It is relaxed and informal. Davide is exceptionally helpful, and a great cook of BBQ steak. The wines are also delicious. The breakfasts are superb too.

The driveway into property is long, dusty and full of really big holes. Not great in our low car. Rooms very dark. Feel a bit abandoned and unkempt. Pool slowly turned green during our stay. Killer mosquitoes. No restaurants nearby unless driving. Not the Tuscan villa escape we had imagined.

The Sri Lankan caretakers were very helpful and kind. Quiet but no real views from the rooms.

Part II In the end, once we were ready to pay, the host said we didn’t need to pay anything at all (?!). While this might have been intended as a kind gesture, it only added to the feeling of uncertainty and inconsistency. I was left unsure of what was actually expected, and honestly - unsettled. !!! We never experienced any data misuse, but I strongly recommend that no guest should ever pay via external links sent through private apps like WhatsApp. This bypasses Booking.com’s secure system and opens the door to potential fraud. I was not aware at the time how risky this could be, and this experience made me realize how easily trust can be taken for granted. Also worth noting: I later saw inconsistent information listed about check-in hours. Clarity is key, especially when you're arriving in the dark, in a foreign place, unsure if you'll even be let in without paying an unclear fee. For these reasons, I no longer allow any host to contact me outside of the Booking app - and I advise others to do the same. This was, unfortunately, the most stressful and confusing experience I’ve had on Booking so far, and despite eventually being let in and not charged the late fee, I cannot recommend this place to others. A better, clearer, and more consistent communication approach is urgently needed to avoid putting guests in such uncomfortable positions.

Part I We booked this accommodation via the Booking.com app. Unfortunately, due to technical issues with the app, I didn't initially see the host's message that followed the reservation. However, the host quickly contacted me via WhatsApp, asking us to send our personal ID documents and promising to send access information afterward. Since this was the first reply, I assumed WhatsApp would be our primary communication channel. I sent the documents as requested. The host replied, asking when we would arrive. I answered: between 9 and 10 pm - unaware at that point that this might be outside their acceptable check-in hours. That message was sent around 7:30 pm. A while later, the host responded to a separate question about kitchen facilities, where I also mentioned that I couldn't access the Booking app due to ongoing issues. Despite this, no check-in info was provided. Instead, I was asked again what time we would arrive. When I responded, the host sent a payment link, asking us to pay a late check-in fee. This surprised me, as it was never mentioned clearly before. I tried to use the link, but it didn’t work (likely due to poor signal), and I repeatedly asked whether we could pay on-site. The host eventually confirmed we could - but only in cash - and added that we would receive a €10 discount (just whyyyy???!!!). The way this was handled felt confusing and uncomfortable, especially since I was tired from travel and just needed to rest.

First thing that turned me red was the owner wanting 30 EUR for 1 hour late checkin, apparently because someone had to come there to give us the keys. We somehow made it only 10 minutes late and didn't have to pay the fee. The second thing, is the TERRIBLE access road to the property. Who would guess that you come to a countryside villa by a car right. The road is so bad that unless you have an SUV, don't even attempt to drive there. 15 cm deep holes, mud, sharp iron bars through the road. Owner stopped responding any messages when we arrived and I started to ask him what the hell is this. The main cherry was the following morning, when we were driving down walking pace and I hit a lifted cover of a manhole. Car hooked on it, teared all the covers on the bottom and damaged the oil pan, about 2000 EUR of damage. No answer either until today. Booking.com answering after 3 days, after we left, is also extremely helpful.

Everything was amazing. This place is a little paradise. Kids loved the pool, we loved surroundings. Giuseppe is very helpful, breakfast is amazing and if you ask you can have dinner as well. Great place to discover Tuscany or just to relax (or both). One of the best places we have ever been.

I loved everything about this property. The room is fantastic, the location is so peaceful and exactly what I needed to relax and recoup. The swimming pool is fab. The breakfast has such a wide selection and nothing is too much trouble for Giuseppe- who is kind and goes out of his way to make guests feel comfortable and welcome. All in all, a simply wonderful place to be. Thank you, and I definitely look forward to coming back!
