There wasn't much to like unfortunately.

I was so disappointed with my stay at this hotel. There were numerous issues , including water leaking from the base of the toilet after flushing (it ruined some of my clothes and I had to throw them away). There was a boiler situated in a cupboard in the room, right next to the bed, which was noisy. One of the pillows was filthy. The bathroom tap kept dripping, even when tightly closed. My room was next to the front door to the apartments, so it was loud whenever someone entered or exited and the bedroom door shook. When I tried to report the issues, there were no staff around. I had to leave early to catch a train, so I emailed requesting a refund. I just received a sarcastic response saying that I should have reported the issues (well yeah..it would have been nice to have had some staff around to report them to). I definitely wouldn't recommend this place.

    Property response:

Furthermore, we point out that you did not stay personally but are speaking on the basis of what was reported by your brother, who did not show up. Here is our conversation: Hi Emanuela! Sorry to complain, but my brother had an awful stay last night 😢 These were the issues: - Water leaking from the base of the toilet after flushing. Ruined some of his clothes and he had to throw them away) - There was a boiler situated in a cupboard in the room, right next to the bed. This made a noise every now and then (I presume when hot water being used by somebody. - One of the pillows was dirty - The bathroom tap kept dripping, even when tightly closing it - As his room was next to the front door to the apartments, it was loud whenever someone entered or exited and the bedroom door would shake. Please would it be possible to obtain a refund? I booked it for him as I wanted him to have a lovely holiday in Italy but unfortunately this kind of ruined it. I wanted to reach out to you first, before writing a review and contacting Booking.com. Many thanks, Esther Here is our answer: Dear Esther, we are sorry for these inconveniences. We inform you that we can't provide direct refunds since the money is handled by Booking.com and hasn't even been credited to us yet. However, did Mr. Lord report the numerous inconveniences he claims to have noticed to anyone before leaving? It was correct to do that, and we could have verified together everything he stated, such as how the supposed toilet water ruined his clothes??? We checked, and the bathtub faucet isn't leaking; probably it was definitely not closed properly, and the boiler barely works in the summer and isn't noisy. Sorry but you can't make a list like that without reviewing it together. Having said that, we will be happy to host you another time offering you a discount for your stay Best regards" At this point, we suspect the goal was to obtain a refund by blackmailing us with a negative review. In practice, if we could have given you money, you wouldn't have written anything. This is blackmail, punishable by law. Anyway, We'll leave it up to those who read this to assess the situation, checking what our many other guests have to say about us. Finally, we'll report your unfair review to Booking.com, hoping they'll understand the situation and remove your comment.

Great accomodation. The location is very convenient, a short walk from the station and you are right in the middle of the cozy and lively city centre, with plenty of affordable food and drink options. La Spezia seems cheaper than other Italian cities. This is a good spot for a visit to Cinque Terre, which is only a 15-minute train ride away (to Riomaggiore). I liked the room, I liked the location but most of all I liked the communication from hosts Davide and Emanuala who ensured we could easily self-check in late at night and kept us informed via WhatsApp with information (and photos) about entry codes etc. They also gave very useful information about the Cinque Terre and made a great breakfast.

The only constructive feedback I have is that the window curtains were see-through, so I imagine the appartments on the opposite side of the street can see into your room when you have the lights on.

The property was in very good location and the staff were very friendly, we were also given instructions and advice on the visiting plans.

The room was right near the entrance, so every time the front door was opened, we could hear it, as it was kind of loud.

The place is great. Davide met us at the property and explained everything. We gave us a map and suggestions on places to visit, as well as, places to eat. He was great at communication when we needed him. The room was very pretty with artwork all around including the ceiling. Our room faced the street but we could not hear any outside noice. A/C was great. There is an elevator which works great when you have luggage but it's only 3 flights up (for us Americans although it's a 2nd floor for Europe). Stairs are great. We chose to have breakfast and it was AMAZING. Well worth the price.

    Nothing

Good location. Less than 10 min walk from train station and lots of restaurants/shops nearby. Easy entry and self check-in (instructions via WhatsApp). Good wifi. Clean, with all amenities including water and a fridge. Easy to leave luggage for the day and come back to get it on the way out of town. Blankets were warm enough and bed had 2 outlets. Cute decor and was quiet overall.

Privacy - the door was glass with just a thin curtain covering it. While this room was at the very back, this was terrible because it is very easy to see shadows through it. The walls were thin so I could hear people in the next room - they need to replace curtains with blackout/thicker curtains that easily cover the windows on the doors. I had to push my luggage against them to try to ensure more privacy but in the morning the sunlight flows right into your eyes from these curtains. The building was a bit confusing at first to navigate and no elevator.

we had to wait outside to get in. We didn't have wifi and Italian Sim card so it was difficult for us. They should inform the customer completely when they receive a booking. We asked a local to call them 3-4 HR before we arrived therefore, they had plenty of time to let us know that we had to call again within 1 HR before arriving. The room is no soundproof. It's very loud from next door and we could not sleep. Breakfast was only a few breads and 1 cup of tea. Disappointed.
