How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
Guidelines and standards for Reviews
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.

Verified reviewThe location is excellent, with a stunning view of San Gimignano. The area is pleasant and quiet. The option to buy water, wine, and beer on-site is very convenient. Communication with the host without any problem. We had the large apartment, which had two bathrooms and plenty of space for four people. The kitchen was well-equipped.
Just a few recommendations: having mosquito nets on the windows would be great. At the pool, we would suggest adding umbrellas, as it can get quite hot during the day and there is little shade for a few hours. On the terrace, some seat cushions for the chairs would also be very handy.

Verified reviewThe farm is situated on a panoramic viewpoint, which normally would require a drive and hike to access. From the moment we arrived, we were breathless—unable to believe our luck in living atop a hill with the most AMAZING views of lush Tuscany on both sides. One member of our group was so moved by the beauty of the place that she was brought to tears upon arrival. The next morning, we woke early to see the sunrise, and it felt like gazing upon a green sea of vibrant life stretching before us. The entire farm area is immaculate—every corner beautiful, with new perspectives revealing themselves from every angle. The buildings date back to the 1600s and are built in a traditional rustic style. Each apartment has a terrace with a barbecue, though they are not directly next to the apartment. There are plenty of trays and baskets available to carry items to your terrace. Additionally, there is a charming shared terrace on the other side of the hill, allowing you to choose whether to indulge in the sun or seek shade, depending on which magnificent view you wish to enjoy. I particularly enjoyed taking a shower with a view of San Gimignano :-) The photos do not fully capture the true beauty of this place. One of us was hesitant to book it because she believed the area was surrounded by roads, but I can assure you these are private farm roads with no traffic.
It would be wonderful to have cushions on the sunbeds and additional kitchenware, especially espresso-sized coffee cups and large tea cups.

Verified reviewWe stayed in a 2 bedroom, 2 bathroom apartment with magnificent views over the valley and San Gimignano. it is located a couple of kilometres outside of San Gimignano among many farms, so it is really peaceful. Fabio gave use advise about the area and where to find what.

Verified reviewAMAZING VIEWS of Toscany, San Gimignano, Certaldo and more, just breathtaking. Great pool area, and all is very private and secluded. Just our style. The rooms are big and spacious. We had 2 bedrooms, and 2 bathrooms, a very spacious apartment in all, huge kitchen/diner that was very well equipped. Many spaces outside to enjoy, very local restaurants just around the corner.
The sun beds could be better, and there could be for all also.

The property has been lovingly and sympathetically restored and is comfortable and spacious even with our group of 5 adults. Fabio is a charming, welcoming but discreet host.

Our stay was outside the dates in which air conditioning was available despite it being very nearly 30° each day, we could have done with a fan as this would have stopped the bugs coming in during the evening.

The smell of Devil's Valley takes some getting used to. Guests in apartment above were noisy and their movements echoed a bit through the floor/ceiling.

Verified reviewWe weren't really sure what to expect but Podere Le Grotte exceeded our expectations handily. Lots of space for our family of four, very comfortable and the location and views couldn't be beat. The pool was nice after hot Tuscan days. And the air-conditioning--on from 6 pm to 8 am--was very effective.
Only (minor) complaints: the wifi was very slow; and the kitchen could have been a bit better stocked with essentials for cooking. We ate lunches out and dinners in every day and there were barely any kitchen cooking staples included as there are at most rentals of this kind.

Verified reviewWe had the loveliest stay at Podere le Grotte! Everything was perfection, and it was like being in the most beautiful painting. My kids loved the pool, and we loved the stunning scenery, the comfortable apartment, and gorgeous patio. We had everything we needed, and felt so comfortable and taken care of. We would happily return!
The only thing I can think of is that the bugs were quite bad while we were there, but that's not Podere le Grotte's fault! Some citronella candles for the patio might have been a nice touch, but probably not necessary for most travellers.
