Matteo made the Check-in possible for us on a sunday morning at 9 am. Show me one hotel where this is possible. In our room was no cigarette smoke to smell at all. The vintage tram almost in front of the door takes you to Arco della Pace, Parco Sempione , Castello Sforzesco and City Center in a few minutes or you walk 30minutes. I recommend it for some nights.

Walls were extremely thin which is a problem when you happen to have noisy neigbours. Also the toilet desk was probably broken.

The room was very comfortable with big bed. The host was nice and there was a possibilty to self check-in.

We would appreciate a fridge in the room, but there was a shared one at the reception. There are also no cups in the room, but plastic ones are available at the reception too. The walls are VERY thin. We were woken up at 4am by our neighbor showering, getting notifications and calling someone, and we could hear every single word. Of course it depends on the kind of neighbor you get but if you're a light sleeper then you might have an issue.

Kind owner, comfy bed, there's Lidl nearby. The room was pretty and mostly clean.

The AC was not really working. We are used to sleep on hard mattress and our room had really soft. And I think its cultural thing, but we had only one blanket and one sheet. The blanket was without cover, so we did not use it (I dont know if they wash it after every customer) So we slept under the sheet.

For the price its great. It was clean and quiet. The location is ok. Not the best, but again - for the price it is good. We felt safe and it is near the bus stop.

It was lacking bath and toilet mats, kettle in the room and even though was an improvised kitchen in the reception, needs improvement.The curtains were broken and hanging and the floor seemed dirty.

The room was warm throughout the night, even though was april there was rain and cold weather so we put heater on. Also, hot water was. The host was nice and was easy to check in at night by leaving the key in the reception.

There is no receptionist as in a conventional hotel. But they are available via Whatsapp as far as I needed it. Not a big problem but I believe this information must be shared beforehand. The problem with this approach is, they are not around if you are checking in late, and they just leave your keys on the reception counter with your name on a paper next to it. This system is a little bit weird, but it worked too. It is just that anyone with access to the hotel (which is kept guarded by a series of locked gates with very simple passwords) also have access to your room keys before you check in. I presume the neighborhood and the block is safe enough so they chose this method of key handover. My room (106) did not have a handle outside. I had to put in the key, twist it, then force pull it to close the door while leaving for a walk. You can not call the rooms noise-proof, but it's not like it leaks all the way either. Just enough to cause an extremely minor inconvenience, but there is nothing the owners could do about it either. It's the structure, and it's not too annoying. But know that you won't be having a rowdy night without disturbing others.

Rooms were simple and sufficient. It was warm enough in the final days of December, so heating is good. There was a clean bidet. There was running hot water and it worked nice. There were clean sheets and clean towels, which was enough for our stay. To be clear this is a hotel located in an apartment complex, and you need to go through 2 password-locked gate doors to enter. A man informs you via Booking's messaging system, before your stay, on how to actually get inside. Personally I wanted to be informed via Whatsapp, so I provided my number and they have contacted me the day before the arrival. It was unorthodox, but it works, so no problem. Receptionist guy was nice when we actually got to see him.

Tiled floor connected to the corridor so when someone walks by it sounds like they're in the room. And there was plastic under the sheets, nice to keep it clean but not so nice to sleep on. Calling it an art hotel is quite the exaggeration...

The beds are not amazing, and there's a light outside shining into the rooms (without great blinds). Overall the room had quite some broken (or close to broken) amenities, e.g.. cabinets without doors, and missing pieces of interior finishing.

There was a specific smell in the room, I think was not well cleaned. Also the shower didn't work properly, was splitting the water everywhere and the curtain didn't protect the bathroom floor, so was water everywhere after a shower.

The bed was overused, it always hurt my back. The shower cabin almost fell apart and could not be closed completely. There weren't even two glasses in the room, you had to take plastic glasses at the reception... The air conditioning was just for decoration, it was so weak, luckily it wasn't really needed. The hairdryer was also weak and old.

It was good value for money. It was close to the shop and public transport, with which you can get to the center in approx. half an hour. Getting in was easy with to code provided. The staff was quick to respond to all my questions.

Slight noise from other guests. Location slightly out of the centre (hence affordable price) but easily accessible by bus from Milano Centrale.

The bathroom was a little broken - the shower door and toilet seat were a little loose so it was sometimes hard to close/open them. We could also tell that the air conditioning hasn’t been cleaned for a long time as there has been a specific smell. It also didn’t fully chill our room - but it worked well enough to maintain around 23 degrees temperature :)

We really liked how the owner contacted us - he messaged us on WhatsApp before our arrival and before check out to remind us about formalities - like how to get there, the gate code, the check in process and the city tax. He was very polite and always responded quickly. Another thing we enjoyed was the location - next to many bus and tram stops that could take you to all Milan must-see landmarks. Nearby there was also a Lidl, which was great for a quick breakfast or to grab something to drink. The room itself was very clean and tidy :)
