United Arab Emiratesthere were a couple of negative experiences that affected my otherwise wonderful stay. The first was when I attempted to open the window in the room and discovered a dead bug trapped in the curtain, which indicated that the curtains had not been thoroughly cleaned. While this was a minor issue, it did detract from the overall cleanliness I had expected from such a prestigious hotel. The second issue occurred during our checkout process. My husband’s passport was misplaced by a staff member, and when he went to inquire about it, the staff member brushed him off and told him, without even checking properly, that they didn’t have it. This was incredibly frustrating, as it was a small but significant mistake that could have easily been avoided with more attention to detail. Fortunately, after a bit of searching, the passport was found, but the way it was handled left us with a negative impression that lingered after an otherwise beautiful stay. Despite these two incidents, the overall experience at Villa Potenziani was exceptional, and I would still highly recommend it. The beauty, service, and history of this place are unmatched, and I can’t wait to return for another stay in the future.

As you step into the property, it's easy to feel like you're walking through a storybook. The grand interiors and elegant rooms are set against the backdrop of lush, beautifully manicured gardens, which only add to the tranquil atmosphere. The feeling of walking through the palace is not one of formality, but rather warmth and welcoming, as if you're stepping into a beloved family home. The staff, especially in the breakfast restaurant, were beyond accommodating. From the moment we arrived, they treated us like part of their family, making sure every need was met with a smile. I have to highlight the exceptional service in the breakfast area, where the staff made us feel so well cared for, and they were eager to engage with our 3-year-old, which made us feel even more at home. Their attention to detail and hospitality truly stood out, ensuring that our stay was as comfortable and memorable as possible. We booked the Presidential Suite, and it was perfect for our family. The room was not only spacious, but also elegantly furnished with a sense of grandeur that only added to the experience. The large windows offered a breathtaking view overlooking the city, which was especially lovely when the sun set and the lights of Rieti twinkled in the distance. It was the perfect retreat after a day of exploring, giving us plenty of room to relax and unwind. For Christmas lunch, we had pre-booked, and I was particularly impressed by how well the staff catered to my dietary requirements as a Muslim. The five-course meal was absolutely delicious, prepared with great care and love. Each dish was flavorful, beautifully presented, and clearly made with attention to quality ingredients.

A beautiful villa and surrounding. Staff was wonderful. Only 2 cons, driving in Rieti is a nightmare for foreigners. The other was our ac kept getting turned off. If you have certain health conditions this can affect your sleep. We are grateful to have gone to such an amazing hotel.

It’s not really a hotel but a very historic place to stay. Very Italien 4 stars but we liked the idea of staying in a nice chateau from the middle age. Very unique stay .

United KingdomAir con turned off automatically at 7am on day of check out! But I guess that’s a trick to get you up and moving. Breakfast finishes very early (9am) get in quick.
Great spot just outside of Reiti although wouldn’t recommend walking in the heat as all up hill back to hotel. Hotel was grand and amazing - an old Princes home. Rooms are clean and large! Pool was fantastic with a little bar to the side serving drinks, coffees and food. Staff were really helpful and welcoming.

Fantastic location with a wonderful view, we had dinner at the hotel restaurant and it was delicious, very positive vibe at the pool and friendly staff and the room was ginormous ,confi beds ,huge bathroom...overall Fantastic stay for sure will be back

United KingdomI tend to like the option of making a cup of coffee or tea while in the room. Perhaps a kettle is available upon request, I did not ask.
The location is superb, the Villa itself is historical and charming, with a great dining room and a lovely terrace. The staff is kind and the service is very good. Very clean. Dinner in the restaurant was great. The rooms are a bit outdated perhaps and have no coffee / tea making facilities but this is quite typical of Italy. They were very clean and the bed was comfortable.

The hotel is in an 18th century hunting lodge and is therefore in a really interesting building. Many if the original features can still be seen. In mid September it felt like we almost had the hotel to ourselves! Staff were very helpful - we were on bikes and the hotel restaurant was closed on a Monday as were most of the restaurants in town. But they found us a restaurant and a taxi (there’s only one in town!).

Everything was just perfect. Dinner in the garden, breakfast on the third floor terrace (with stunning views). Plenty of parking. And the suitcases were brought up to the room (we panicked at first when we saw all the stairs). Only regret was that we could not stay longer.

we went in off season so the outside facilities were closed - it is on a huge property with tennis courts pools and maybe trails - looks like you could stay for a week but your really close to Rome and a couple miles from Reiti— they must do weddings there — a slightly dusty grand old hotel - dusty=old
