Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. The guesthouse provides an excellent base for visiting Rome and for day trips out of Rome. The location, bathroom, bed, hanging space, air conditioning and wifi were all excellent. The room itself was very quiet considering its location so close to the Termini Railway Station. The hosts went out of their way to support our stay, following up issues on our behalf and providing daily fresh fruit supplies.

No Man's Land was SO convenient from Roma Termini station, which was great since we had large suitcases when we arrived. The area felt safe to walk around. We mostly walked around the city, but took the bus from Roma Termini station to St. Peter's Basilica, which was very easy (it's helpful that many buses stop at Roma Termini station). The room itself was extremely clean and modern. AC worked well and it was a nice bonus to have all the streaming services on the tv. We enjoyed our morning nespressos & small snacks provided, and it was helpful to have a fridge. Monica was a very kind & communicative host. We had no issues checking in/out or accessing our room. Would definitely recommend staying here!

CanadaOur stay at No Man's Land was wonderful. The hosts were amazing! They were very organized, attentive, and extremely helpful and kind. We were very grateful for all the generous extras provided; the city map, along with suggestions for walking tours and restaurants, for the tea and coffee, water, juice, fruit, pastries, etc. The apartment is beautiful, very clean and quiet, and is located within minutes of the train station/metro. I will definitely be returning to No Man's Land on my next visit to Rome.

The location was great for us too - 20min walk from Colosseum, and as anybody knows, all roads lead to Colosseum 😉. It gave us opportunity to explore parts of the city we would have not seen otherwise. The food court in the Roma Termini was a nice alternative to restaurants, if one likes less formal experience. Really glad with our choice. Will be happy to come back.

United KingdomMe and my friend visited Rome for her birthday and we had an amazing time, and the hotel really made everything special. First of all the hotel is located very close to Roma Termini which was super convenient. The owners Monica and Kim kindly provided us with helpful information several days before we arrived which made the experience stress-free. We were welcomed with a clean, modern, and comfortable room with a lovely selection of tea, coffee, and snacks, as well as a modern bathroom. Although there isn’t a front desk, the owners are easily accessible on WhatsApp and kindly assisted us if we had any queries. The bed was very comfortable and the area, despite being so centrally located, was quiet and peaceful at night. The shower was easy to use and the water pressure was strong which was a nice touch. Body wash and shampoo was thoughtfully provided (which smelled amazing btw!) Outside our room was a corridor with maps, a microwave, fruit bowl, and umbrellas (which we did occasionally need to use as we went in March!) I can’t think of a single thing to improve on as everything was perfect! Overall, the stay was really pleasant, which made our trip so much more relaxing. When I next visit Rome I will be sure to stay again! Thank you so much for the fabulous stay!

Exceptional service. Monica and Kim couldn’t do enough to make my stay incredible. Nice little touches like some cakes to celebrate my marathon, extra towels when I needed them. Super friendly hosts who were very responsive. I had other friends stay in other local hotels and they all said my room was the best. The location is excellent - only 4 mins walk from Termini station where there were loads of good food places (and great coffee and croissants for breakfast). The room was super clean and I liked the amenities in the room - including the fridge (with a bottle of water provided daily); a kettle and coffee machine; and a few complimentary snacks. Just great.

Wow, where to begin! Before my arrival I got updates via WhatsApp on how to get into the property. The directions were spot on. You enter with a code which was super handy. When I got to the room its lovely inside. Massive shower, great products, slippers in the bathroom, snacks in the room, lovely coffee machine, juice and a bottle of prosecco. All the apps were logged in on the to ready to use. Bed was very comfortable. The room was spotlessly clean and so quiet.there are lockers to leave your bag in after check out. Absolutely loved it and have recommended it to friends! I got a box of chocolates on valentines day and pastries left in my room on my last evening. Both delicious! There's a street food market about a 5 minute walk away which I'd recommend, and a supermarket down a bit from the market. Really great location next to the main station so handy for getting around.

ChinaThe only downside is that the property has limited rooms, which makes it quite popular and sometimes hard to book. If you’re planning to stay here, I’d recommend booking well in advance to secure your spot. Other than that, there really wasn’t anything to complain about—it’s a gem of a place!
No Man’s Land Guesthouse is an excellent choice for anyone visiting Rome! Its location near Termini Station makes it incredibly convenient, with easy access to public transportation and major attractions. The property feels very secure with three layers of access control—from the building entrance to the common area and then to the room. The common area is well-equipped with thoughtful amenities like luggage storage, umbrellas, fresh fruit, and even earplugs. The room itself was spotless, modern, and well-appointed, clearly recently renovated. I especially appreciated the complimentary snacks and drinks provided in the room. The highlight for me was the variety of pillows, including a latex pillow, which made for a very comfortable stay. Overall, it’s a fantastic place to stay in Rome!

We visited this guesthouse in the second half of January and I can say it was the best guesthouse experience I've ever had. The staff was incredibly nice and helpful, the room was crystal clean and having coffee machine was such a blessing! Cleaning happened every day, and the staff also took care of getting us a bottle of water when noticed we were ran out of it. Special thanks for the free minibar and fruits, and pastry on the last day of the visit, that was so sweet and kind! If we're back to Rome, definitely rebooking this guesthouse again!

We had a fabulous stay! The self-check-in process was seamless, with clear instructions provided in advance, making our arrival stress-free. The room was clean, cozy, and just as described. The bathroom is clean and spotless, super nice hot water, a hair dryer and good lighting. The mini fridge had a big bottle of water, 2 bottles of juice, milk and snacks complimentary. It's also a really convenient location for transport links and food(the termini food court opposite is fantastic). Highly recommended for anyone looking for a modern and hassle-free stay!!
