How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
Guidelines and standards for Reviews
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.
The opinions expressed in contributions are those of Booking.com customers and properties and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Verified reviewThis two night stay was an excellent way to begin our trip to Italy - the view is stunning, the terrace overlooked the beautiful lake. The owners were welcoming and accommodating- personable too! We arrived early and had breakfast and we were able to get in to our room early - loved the room and it was also spotless! Area is amazing and we swam in the lake each day right by the b n b- went to a delicious restaurant practical next door and there was also a market for necessities water gelato and whatever you need right around the corner - Highly recco and hope we can come back again

Walking around in the area might be a bit scary for some people as you mostly walk on the road and some people drive without much regards for pedestrians

I must point out that you should not rate the characteristics of the country but my structure which is penalized by your vote without reason, since you gave all 10 and then as a final vote 8. Verified reviewThe property is really nice location. It has lovely views and is reasonably clean, it’s also not as touristy, and a smaller town compared to bellagio, so the food is nicer and feels more local. Very close to Bellagio and Trezzmo by ferry. The ferry is usually from 11am-5pm everyday, and 10-12min walk from the B&B. The facilities are good, has a kettle, tv with Netflix, nice bathroom, I’d rate it fair for the price you pay (in comparison to others at bellagio). Good all you can eat breakfast for only €10 :) it’s a family run business, and the family live downstairs. They allow you to use the canoe’s and can swim in the water (the water in lake Como is cold, and the shore is rocky, but still really fun to swim).
Getting to lake Como is difficult. You can take a bus, but it’s uncomfortable and long winded. A taxi cost me €130 from Milan airport to the hotel (uber). Additionally taxi’s in lake Como are in short supply and there’s no local taxi company in the area (I think, but not sure), if you can afford to hire a car, than that is a better idea, or a Vespa. The staff at the air bnb were really friendly, they had a friend who offered to takes us to the airport by taxi for a slightly cheaper rate than Uber. All in all, location generally in lake Como is awkward to get to, and expensive, but once you’re there, it’s fantastic, and so relaxing, and can take a €15 day pass for a ferry to take you around the different locations in lake Como. I’d definitely return again. Nice experience, only giving it a 8/10 as generally a bit awkward and costly to get around.

You should evaluate my property and the services it offers, not the transport or the fact that prices on Lake Como are generally high. If you wanted to spend less, you should have looked for a less renowned location. Having said that, I reiterate the concept that we have nothing to do with transport or any poor service you found outside the B&B, so I find the evaluation you made of us completely inconsistent. Verified reviewThe breakfast was good. If you chose to enjoy the breakfast it was a $10.00 each day you chose to utilize the breakfast.
There wasn’t a veranda to enjoy outside unless you went out of apt. And down 3 flts of stairs.

As for the outdoor spaces, you only need to take a few steps to reach our private garden where you can relax sitting on our sofas or on the swing and enjoy the view of our magnificent lake. Verified reviewThe location is stunning, our room overlooked the lake and you can wake up in the morning looking at the lake. It is absolutely stunning. Lezzano is a small village on the East side of the lake, with not much there but a couple of very good restaurants. There is a boat taxi and bus service that runs taking you around the lake. The room was spacious and well equipped for self catering. Rafaella was very helpful giving us time tables for both the bus and boat taxi. We didn't try breakfast, although it smelt delicious! Would recommend and would stay again.

Verified reviewBreakfast: A rich offer, everyone will choose. Excellent coffee! Lezzeno is not very attractive for tourists, so you will not meet crowds of tourists, the town lives its peaceful life. The view from the apartments on the lake is absolutely unique.

Verified reviewJust loved the location right on the lake & gorgeous, light filled studio apartment. Access direct to lake if you want to swim. Kitchen was well stocked. The balcony area was perfect for relaxing & watching the sunset over the lake after a day exploring. Was a bit of a refuge after the hustle and bustle of the busier towns around lake Como. Easy to get to ferry or bus to take you to larger, more touristy towns.
