We had a wonderful stay at this hotel in Tivoli. The room was modern, spotless, and very comfortable. The hosts were incredibly welcoming and went out of their way to make sure we had everything we needed. The location couldn’t be better—walking distance to all the main sights. Be sure to check out the restaurant as well; the food was fantastic. Highly recommend!

United StatesVery small suggestions to add facial tissue to the bathroom and instructions in English to work the window blinds and AC remote. For folks with mobility issues, it would be useful to disclose the number of steps to get to the room.
Loved the brand new, super comfortable and modern room in the historic building, the fabulous location near famous sites, and the safe, secure building. A bonus was that there is a restaurant downstairs owned by the same family, and we enjoyed outstanding food there. There is a small shared kitchen separate from the room that has free juice, tea and coffee, very nice. In a highly walkable location, just a few minutes to Villa d’Este and Villa Gregoriana, along with being steps to tons of shops and cafes. Really enjoyed it and would definitely return when we come back to Tivoli.

CanadaCons: There was some confusion with the breakfast voucher at the nearby espresso bar, and it would be best to have a clear statement of what can be ordered as it's only maximum of €5 (which I did not know) to avoid misunderstandings for future guests and the exact location. I would suggest have the breakfast at the restaurant below instead of the espresso bar with salty healthy options and fruits for those who don't want to eat sweets for breakfast. It would be helpful to have instructions on how to turn on the kettle/water in the kitchen area. Thank you for the lovely stay! I highly recommend to visit mom apartments and I will 100% be back next time I am near Rome. :-)
Pros: The sweetest kindest family. The location was extremely clean, newly built, and very well renovated, having only been open for two months, which made it impeccable. The view from the windows was charming, overlooking a cute courtyard with traditional Italian-style buildings in the small town of Tivoli. The family was incredibly accommodating, even purchasing bus tickets and showing me the route to Rome when the trains stopped working. The bed was firm and one of the most comfortable I experienced during my stay in Italy. There is a direct 35-minute train ride from Roma Termini to Tivoli, offering convenient access to Rome. Tivoli is a super cute town, perfect for those seeking an authentic Italian experience, far from the hustle, bustle, and crowds of tourists in Rome. Loved the tea options available in the shared kitchen area, which added a nice touch to the stay. Very easy self-check-in process with codes provided for multiple doors, which expire daily for added security.

Ireland10 out of 10! I never thought I'd say that. The room was newly done to an excellent standard. The property also had a small kitchen area beside the room with juices, coffee and small bites to eat. The breakfast was served in a small café beside the property. I've had this type of offering before and it was fine. The staff in the café were very friendly. Our host Claudia looked after us very well. She also has an excellent restaurant on site, serving authentic Italian dishes and we got a 15% discount as guests. The property was located in a quiet square just off the main pedestrianised area in the centre of Tivoli, a short walk from Villa d'Este and Park Villa Gregoriana.

United StatesThe stairs were near exhausting. We were on the top floor--the fourth floor by the way Americans count them. Select a lower floor if available.
The location was great and the reception by the staff was also great. The 15% discount at the affiliated restaurant was unexcepted and delightful. The food at the restaurant was excellent.
