The apartment is under the roof and many steps up without elevator. No problem if you are in reasonable shape and without walking disability.

The apartment is absolutely stunning! Nicoletta’s exceptional attention to detail and responsiveness as a host, combined with the beautifully curated property, made our stay unforgettable. Spacious and thoughtfully designed, the apartment feels like a true home away from home. Her personal touches, from the tasteful decor and warm lighting to the large towels, cozy bedding, and bedside lamps, show her pride in hosting guests. Located in a gorgeous neighborhood across from Teatro Duse, the apartment is just a short, pleasant walk into town. It's up three flights of wide stairs with high ceilings, it is a very stately building. The primary bedroom on the main floor, with its full bath, is perfect for a couple. A second hall bath is nicely appointed, and the mansard bedroom, accessed via a spiral staircase, offers additional space—though it’s better suited for older children or adults without mobility concerns. The living room features three comfortable sofas and a dining table for eight, with stunning views of the clay rooftops from every angle. A major bonus is the inclusion of washer and dryer—a rare luxury in Europe. There is a crib in the mansard for a parent to stay with their baby upstairs. The kitchen is fully equipped with full-sized appliances, a dishwasher, microwave, kettle, speed oven, and full refrigerator, making it ideal for cooking meals. We loved preparing a delicious dinner with fresh ingredients from the downtown markets. Bologna itself is a gem—a paradise for foodies and history lovers. Staying here was one of the highlights of our trip to Italy. Thank you, Nicoletta, for making our stay so memorable!

The kitchen was typical- small and hard for more than 1 person to be in. The cooking items (pots/pans/knives) were either limited or old but no worse than any other apartment rental. I could have used instructions on lighting the hob/stovetop as well as notes on which light switches controlled the power for the dishwasher, oven etc. I contacted the owner though and she was very quick to reply with instructions. Plus, you're not in Bologna to cook but it's worth noting if that's what you're looking for. Noise- for the most part a quiet apartment on a smaller street that doesn't get buses etc. A the theater is directly across the street and one night (out of 4) they had a late show and attendees hung out talking and smoking afterwords on the street and it was loud with the windows open. The windows are good, so closing them helped. The after party didn't bother us and was gone by midnight.

Mansarda Teatro Duse was perfect for our family of 4 (2 adults and 2 teens). It's a huge amount of space by Italian standard, with 2 full bathrooms and and spiral staircase upstairs for a kids room in the attic space. The living room / dining area is a large and nice hang out space but the couch can also function as a sleeping area because all of the skylights have shades. The location was perfect for us. Outside of the touristy main center but close enough to walk there plus the neighborhood has amazing restaurants right downstairs as well as the best gelato place in the city. The wine bar next door has great wine, amazing food and super nice service. It was hard not to go back every night. Plus- you cannot hear any of the restaurant street noise in the apartment. A/C mini splits worked well. Nicoletta was an excellent host. She helped us getting a city permit to bring our car into the historical section where the apartment is located and was very communicative about instructions, etc. We had a repair issue with the handle on the front door upon arrival and she sent someone immediately to fix it. Good and bad- being on the top floor of the building. It was nice not having any noise from above and a lovely view of rooftops, the theater across the way and the green hills outside the city. The bad is that it's a 5 floor walk up. Great for the exercise but a bit much for luggage. Definitely not for someone who has any difficulty with steps or carrying their own luggage. I did see an automated chair lift attached to the stair but we never got any instructions on how or if we could use it. I would definitely stay here again though.

Nothing really apart from a tiring long day wondering then going back to the property by the stairs. May also need a few more teaspoons. Thinking that it’s a quiet place but around midnight, every night that I was there, there’s a lot of people making. But my friends didn’t hear anything.

Though not centrally located, it is just about 10-15 minutes walk. The area is quite good. Spacious and good for a group traveler who doesn’t mind walking the stairs as there is no lift to the property.
