How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.

Thank you Elena for your very warm and welcoming hospitality ☺️ Incredibly well appointed and supplied with everything guests could need on travels. Washing machine & drying rack was a huge plus after many weeks of travelling. Parking was an added bonus for us traveling with a car. Over 6 weeks of traveling this was by far one of the nicest rooms we stayed in.

Verified reviewThe location is excellent. The centre of Como is an easy walk away, 19 minutes from the heart of the city and 20 from the lake. There are good bus routes within 2 minutes walk either side of the apartment. We used the number 8 to get a direct bus to the San Giovani train station which took only a few minutes to get us there. There is the train station Borgi that is only a short walk away, which we returned to from a visit to Milan. A fairly good Carifor mini supermarket is close by too The apartment was immaculate throughout with everything wee needed for our stay. We were really happy to have an off road, secure, parking spot. There is lots of storage and cooking apparatus. Everything needed for a comfortable stay. Elena is amazing. So friendly and helpful. She was supportive through WhatsApp when we needed advice on how to purchase bus tickets and was just the best possible person we could have hope to meet on our first family trip to Italy. We left a few items in the apartment by mistake and she is being very kind in helping reunite us with them.

Parking is cramped if you need to get your car out daily, good enough if stationary in a small town like Como.
Thank you so much for your review and for taking the time to share your feedback. We're truly sorry that the parking seemed cramped, and we completely understand any inconvenience this may have caused. We do, however, want to clarify that, as specified in both our listing and in our post-booking correspondence, our complimentary parking is designed for motorcycles and small to medium-sized cars, with a maximum length of about 4.5 meters (fitting into the C-segment, or compact sedans). We've always aimed to be as precise as possible with these measurements to avoid any surprises. For larger vehicles, we've listed several paid parking alternatives in the immediate vicinity. For example, the Ippocastano parking lot on Via Aldo Moro 44/46, just two minutes from our property, is also suitable for campers. These solutions were designed to offer maximum flexibility to all our guests, even those traveling with bigger vehicles. We hope that, despite this parking-related issue, your stay with us was still enjoyable. We genuinely appreciate your feedback and will use it to further improve our services. Elena

Verified reviewThe fact that there was a working laundry machine was convenient. Everything in the apartment seemed brand new from IKEA.
1. The parking is only fit for compact cars. I had specifically communicated the exact maker and model of our SUV. They said they can accommodate small to medium sized cars and said there are plenty of places to park around the property. Once we got there, their parking lot is only suitable for small cars, and there were absolutely no place to park around the property. She tried to squeeze in our car in their tiny space herself. After trying for herself multiple times, she opened up a large garage for us. It was frustrating for sure but the parking was sorted out and everything was fine. Then after we had headed out for our tour, she started bombarding me with messages and videos to prove that she was right about the sizing of the parking lot, that it was my mistake to have brought a large SUV to her property. Which leads to #2. 2. The host was not at all hospitable. Between the automated welcome texts and her personalized texts scolding me for mistakenly bringing my large X7 to her property, the level of her communication seemed extremely excessive and bothersome. 3. The living room sofa bed was not assembled correctly. When my 7 year old boy sat down and leaned against the arm of the sofa, the side of the sofa, along with my child fell right on the ground. The side panel was not properly locked in securely by what I saw, but the property manager accused me and my child for the damage. 4. There were no blackout curtains in any rooms. 5. The corners of the beds were very sharp (photo attached). My husband was trying to walk out between the bed and the dresser at night and ended up with a wound on his leg. 6. The kitchen sink had some sort of a plumbing issue that she tried to explain and that a plumber may have to come in during our stay. I did not prefer to have anyone come into the property so I avoided using the sink. 6. The location was no good. This apartment was in an area where as a foreigner, would not prefer to walk alone at night.
We understand that your stay did not meet your expectations, but we consider your review unfair and misleading. We wish to respond point by point to your claims, clarifying the situation firmly. The apartment corresponds exactly to what you chose and appreciated in the photographs on Booking at the time of booking. However, your derogatory attitude towards IKEA furniture only denotes your poor manners, boundless arrogance, and superficiality. Clarifications on the Points Raised in the Review * Parking: We clearly informed you that our parking is suitable for small/medium-sized cars (4.2m-4.5m), as specified on Booking.com and in all our communications. Despite our warnings, you arrived with an oversized SUV (BMW X7, 5.15m), fully aware that it would not fit. As a courtesy, and to save you from parking in the paid external parking spaces available everywhere around the property, we immediately offered you the free use of our private garage (normally subject to a fee), inconveniencing the guest who was occupying it at that moment and who kindly, despite having paid, agreed to swap with your (free) parking. This courtesy was repaid with verbal aggression and the false accusation that I had lied about the measurements, which is refuted by the videos provided. It is the guest's responsibility to assess the suitability of their vehicle. * Hospitality and Communication: Our communication has always been professional and courteous. "Automatic" messages are standard and contain useful information; "personalized" messages were direct responses to your continuous complaints. We provide all necessary information in advance and expect guests to read and understand it. Finding our communication "excessive and annoying" is your subjective perception and does not reflect our standard of service. * Sofa Bed: The sofa bed was in perfect condition before your arrival. Every element of our apartment is checked at each check-out and photographed at each check-in before the apartment is handed over to the new arriving guest. Our technicians have confirmed that the sofa was manipulated and could not have disassembled due to weight or a child's play. You are lying about the incident as vengeance, following the parking issue. Sofas are made for sitting on, not for climbing; it is your responsibility to educate and control your children on the appropriate use of others' property. * Blackout Blinds: The description on the Booking.com listing does not mention blackout blinds; however, every window is equipped with external shutters (persiane), whose function is precisely to completely darken the room. Their presence is clearly visible in the external photos of the listing, while the internal photos clearly show the type of curtains present. It is your responsibility to read the description carefully before booking. * Beds and Corners: Our furniture, including the beds, has been chosen to offer comfort and design. The "danger" of the bed corners is your subjective interpretation. We never received the photos you claim to have attached, nor have we received similar complaints from any other guest. * Kitchen Sink Plumbing Issue: A small, unforeseen plumbing inconvenience occurred at the kitchen sink, which, however, did not prevent its use; it was merely an aesthetic issue. We immediately offered to send a plumber, but you refused the intervention, choosing not to use the sink. We acted promptly; the decision not to proceed with the repair was yours. * Location: The property description includes its exact location and proximity to various points of interest. Your perception of the area's safety is subjective and has never been an issue for our numerous international guests. Stating that the location is not good is your personal opinion, not an objective defect of the property. Our Observation * Cleaning: You left the apartment in shameful conditions, filthy beyond all bounds of decency, demonstrating a complete absence of civility. You also damaged the sofa. And you dare to speak of hostility? We believe your accusations are unfounded and do not reflect the reality of the facts. We strive to offer an excellent experience to all our guests and take all feedback seriously, but we cannot accept reviews that distort the truth and damage our reputation based on unrealistic expectations or personal negligence.

It is great that you also appreciated its proximity to the center. A little clarification on the area I understand your comment about the perceived lack of local restaurants or bars. In reality, the neighborhood is quite lively and offers a wide range of options within walking distance of the apartment. There is a well-stocked supermarket, cozy bars and one of the most famous pastry shops in Como that offers extraordinary breakfasts, which reflect the local atmosphere well. Perhaps by exploring the side streets a little more or by consulting the information we always provide to all our guests and the guides of the area, you could have discovered these little treasures. As for the restaurants, it is true that they are not right under the house, but the center, which you rightly noted is just a few minutes walk away, offers a huge choice of places to suit all tastes. Verified reviewThe host Elena is so kind and helpfull. The location of the apartment is 15-20 min. by feed (with young kids) away from the centre. The apartment is so sweat and clean and provides everything you need. And the best: you can park the car direct at the house which is surrounded by a fence. So it is really safe and comfortable to park the car there as in Como it is really difficult to find a parking space. For sure we'll stay again there at our next visit at Como.

Verified reviewReally fresh newly renovated apartment in a nice neighbourhood about 1 km outside citycenter. Nice and well equipped kitchen . Really nice bathroom including washing machine. 1 shower and two toilets. The small toilet was cold during winter. Comfortable beds. Warm apartment. Elena was a very friendly host and gave good restaurant recomendations. Felt like a home away from home.
Everything was good. Could have been nice with a couple more seats in the Livingroom/dining area if you are more than 2 people staying in the apartment .

We would like to let you know that the living area has been designed to comfortably accommodate up to four people, with comfortable padded chairs. In addition, for any guests, we have two folding chairs available inside the apartment. Regarding the radiators, we are sorry that the temperature was not to your liking. As we mentioned when you arrived, each radiator is equipped with independent regulation; it may have been enough to simply adjust the valve to obtain the desired temperature. Verified reviewIt was a very comfortable and warm apartment, everything new and clean. For my family, traveling with 2 children, it was very important to have a clean and heated stay, so actually, I have experience exactly 💯 😀. The lady Elena, who hosted us, was absolutely amazing and very welcome, offering a range of places where we could visit and enjoy the Italian cuisine! Two comfortable bedrooms, full bathroom with an extra toilet which was a real bonus; balcony with a view. We felt very comfortable, safe and private, as if we were in our own home.
