How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
Guidelines and standards for Reviews
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.
The opinions expressed in contributions are those of Booking.com customers and properties and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options may be available (by type of traveller, by score, etc.).

Verified reviewA definite advantage of the apartment is its location in the heart of the city center. The apartment is very cozy and has a small terrace/balcony. Air conditioning is available in each bedroom. We visited Palermo in July, and the air conditioning was fine. The stairs weren't a major problem either (we were a group of 50+). Contact with the owner was very easy and accessible.
If I could give the owner any advice, it would be to get rid of all the artificial flowers, vases, and other trinkets, of which there are a lot in the apartment. They undoubtedly create a cozy atmosphere, but on the other hand, they clutter the apartment and unnecessarily collect dust.
Thank you Olga, it was a pleasure meeting you and I'm happy to hear about your enjoyable stay. You're always welcome in Palermo. Best regards, Massimo

Verified reviewI visited Palermo for a few days and stayed in Massimo’s apartment. It was everything I hoped - basically a home a way from home. Very (very!) clean and well presented. Comfortable places to sit inside and on the terrace and a comfortable bed. Small but very functional kitchen. Excellent location - really you can walk everywhere from this apartment. I had rented a car but I basically just parked it nearby for the duration of my stay. Massimo is also worth a mention: very responsive to queries and lots of information provided to help you get the most out of your stay. Kind to the point of allowing me to inflict my terrible Italian on him for 30 mins!
If you’re used to the quiet bring earplugs! I live in London and am sensitive to noise at night, so I take them everywhere anyway. The trade off for the location is some noise (not too much) off the street.
Thanks Matthew, I'm happy to have met you and to know about your wonderful stay. It was a pleasure to be able to talk with you and compliments on your Italian. Matthew, remember that you are always welcome. I wish you the best! A warm greeting, Massimo

Verified reviewOur 2nd visit to La Terrazza di Massimo. Its has a spacious and homely living area with 2 good sized double bedrooms. Most importantly a large terrace off the living room and a small balcony which catches the afternoon sun off one of the bedrooms. Massimo is a great host he provides good information on the sites, bars and restaurants. The apartment is less than 10 minutes from the train & bus station and in a very central location.
There are a lot of stairs but the stairwell is wide and the stairs are not too steep. Well worth it to benefit from the terrace but something to think about if you have a lot of luggage.
Thank you Michele, I was happy to host you for a second time in my apartment, I am happy for your good stay. You will always be welcome guests in my apartment. A warm greeting, Massimo

Verified reviewNo hassle we were picked up promptly at the airport by our host and taken to the apartment. Our host gave us good information regarding our stay in Palermo. The apartment was very clean and spacious and the terrace overlooking the main street was an added bonus. Although there are many stairs to get to the apartment this really was no problem. Overall the apartment was a great escape after a busy day of sightseeing.
The whole experience was good and we enjoyed every aspect of the apartment.
Thanks Robert, it was a pleasure meeting you. You have been able to appreciate Palermo and the characteristics of the apartment, its comfort and the beautiful terrace. It was pleasant talking to you and suggesting many important places. You are always welcome! Best regards, Massimo

Verified reviewPerfect location on the quieter end of the main street less than 10 minutes walk from the train and bus station. We loved the balcony which we were able to use throughout the hot days due to the bamboo ceiling providing just the right amount of shading
The 87 steps (yes we counted them). To be fair it is a wide corridor (apart from top flight) and steps are not very steep so would only be a problem for someone with mobility issues.
Thank you Michele, I am happy with your good stay, you loved my apartment, having lived in it. You will always be welcome in Palermo! Best regards, Massimo

Verified reviewThe apartment is very nice, very well located and near to all main sightseeing places in Palermo historical center. Massimo is really very nice and helpful.
There is noise from a water pump. For some people, climbing stairs up to the 4th floor can be difficult.
Thank you Andrea, it was a pleasure to have known this great family. It will be a pleasure to host you again on your next holiday in Palermo, as you promised. Best wishes, Massimo

Verified reviewThe property was warm, homely, comfortable, and spotlessly clean. It's super central and the real bonus is a wonderllu sunny terrace where we'd sit and read or have an apero before going out for the evening. Massimo, the host was lovely - he couldn't do enough for us. We honestly felt we were meeting/then leaving an old friend. Would highly recommend. Probably not suitable for all as quite a long way up with lots and lots of stairs! But a good way to work off that wonderful Sicilian food and drink!
Really can't think of anything. It was great.
Thank you Jane, I am delighted with your wonderful stay. It was a pleasure hosting you, you will always be welcome. Best wishes, Massimo

Verified reviewVery nice place. Massimo is a very nice host. He gave us very good Tips for Restaurants in Palermo and He was very flexible with check-in and check-out. The apartment is spaceous and well equipped. It is extremly central.
You have to be aware that the apartment is on the top floor without am elevator. If you dont mind it is not a problem.

Verified reviewBeautiful views from terraces and balcony but you have to climb quite some stairs for it. Via Maqueda is quite noisy but the rooms are on the side and rear of the apartment and pretty quiet. Checking in and out was very easy with accurate timing. I would not suggest to use the free parking on the streets for a rental car but there is a € 12,- per day parking at the nearby bus station.
Thank you Hans, I am glad to hear about your pleasant stay in my apartment. Private car parks in Palermo are not too expensive even if there is the valid possibility of parking on the street a few steps from the apartment without paying. It was a pleasure to meet you, you will always be welcome. Best wishes, Massimo

Verified reviewWe liked that we had an outside patio and a great view. The place is decorated impeccably, and it had tour guide books that we could use. Upon arrival, the host was elegant in serving us a juice and sitting down with us to give wonderful mapping to area restaurants and attractions. Location is center to everything. Couldn't be better. There is free wi-fi that worked great.
The shower is probably something people may not love as it's so tiny, but it does the trick. The stairs may be a deterrent also. We didn't mind the 98 steps, but be sure to know it is not easy and to travel light. The air conditioning was just okay, not really cooling as much as we'd hoped but was fine. Lastly, it's best to not have a car as parking is tricky. We got super lucky finding street parking but don't count on it. There are tons of transportation options nearby. Everything is walkable from this place.
Thanks Kim, it was a pleasure to host you. I hope for your return, as you promised. Best wishes, Massimo
