I thought the parking would be closer. Parking is a public parking house, price is reasonable but I misunderstood that it is that far otherwise we would have dropped the suitcases off before.

We did not meet anyone from the staff. There is no reception but we had good communication via WhatsApp

The location was amazing. We had to walk of course a bit from the bus stop but it is normal if you want to stay at the center. The lady at the breakfast was really nice

I booked this because it offered parking, however parking is if your athletic a 10 min walk up steep hills, if your average with suitcases it’s more like 25 mins, also sat nav couldn’t go directly to property so ended up going round Assis 3 times. Had the parking info been messaged we could have gone straight to the car park saving time and stress !! Apart from that all good

We had a problem getting our luggage to the hotel which is right in the middle of the traffic restricted old town. There is no parking at the hotel and you cannot easily drive there. After we had booked and paid, we were told that the nearest car park was closed and the next nearest car park was a 15 minute walk up hill. The owner told us by message we could drive there to drop off luggage but the road was closed and we had no directions. Cannot avoid the final staircase of 76 up or 59 down.

Breakfast was excellent with wide variety of foods, sweets, fruit, meats, eggs and wonderful pecorino cheeses, but I would appreciate also some vegetables - tomatoes, cucumbers or bell peppers.

Location is very central, but just enough off the main square to avoid crowd.

We only realized on the morning we checked out that the hotel is at the foothill of the town's Asio hilltop fortress, Rocca Maggiore, which is also believed to be initially the 3rd/4th century Umbrian settlement. The walk uphill along winding alley ways is relatively an easy 15-minute walk from the hotel. Amazingly, the hotel is also a couple of steps down to the Piazza del Comune which we used as a hub to explore the old town of Assisi. Ottavia, the host, used whatsapp to initiate contact and provide instructions to get into our assigned room, Fresia. The view from Fresia's window is rooftops and windows of adjoining houses. The room exudes ancient vibes but with modernized amenities, bed was comfortable with fresh linen, heat pump plus radiator kept us warm while the bathroom was conveniently designed for ease. Wifi was strong and not problematic connecting. Continental breakfast buffet was held at the separate but nearby La Fortezza restaurant and included fresh blood red orange juice and an amazing spread of local specialties in addition the usual croissant and related pastries. A side note that we also opted to have our one and only dinner in Assisi at the Ristorante and it lived to its reputation as one of the fave local dining spots! For guest arriving b Train from Rome, there is an option of using the local bus to get to the hotel from the train station. We opted to use a taxi since the walk down from the bus stop towards the Piazza del Comune may be inconvenient for travelers with heavy/bulky luggage.

Soundproofing very minimal. Would be better if they had soap dispensers in the room to minimize waste. Bread selection at breakfast could be improved by adding some local bakery bread. Cakes could contain some more salt to make them even tastier!

Absolutely amazing dinner in the hotel restaurant - the chianina meat from the fire was out of this world! Beautiful location and view of the city. Delicious breakfast with wide variety of homemade cakes, boiled eggs, local meat and cheese.

Shower curtain a little tricky to prevent leaking, smoking below the window a little troubling but common in region.

Right in the central old town. Staff (Ottavia) made me feel part of her family, helped arrange transport when faced with a train strike & the breakfasts were great. ♥️

Need to mark hotel on Google map properly as marked in wrong location. We walked quite a while before calling for help. Or even supply directions from recommended car park. Once they’re easy if entry and room ready. Self check in In centre which is great

Right in the heart of Assisi! Very romantic and special. Room was clean and perfect for us, and the breakfast was awesome too. We also had dinner at their restaurant and it was superb! Easy communication, as well as check in/out. A bit tricky to get there with your car because you can only stop to drop off your luggage and have to park outside the center, but that added to the whole adventure, and it's worth the amazing location of the place.

The breakfast could have been healthier, but kids loved the 7 cakes to choose from.

The room was perfect for a family and had everything we needed for our short stay. The AC was essential for the hot August night and we were so happy it was there and worked so well. Our next hotel was much pricier and didn’t have this so we almost came back!
