We stayed in the pink-coloured Superior Double Room, whose windows go out onto a few terraces and a courtyard below, adjacent to a restaurant I believe (and a street even further down), from where you may occasionally hear some noises, but nothing very loud. This was not a big issue, and perfectly normal in such a central location. The advantages of this accommodation far outweighed this one potential inconvenience.

Perfectly maintained accommodation in a central part of town, yet in a quiet side street, with great restaurants literally on your doorstep. Stefano is a wonderful host, very kind, friendly and informative. We appreciated the nice little touches and gestures upon our arrival, which made the experience even more special. If arriving by car, I recommend the option of paid parking on top (15 EUR per day). Be sure to contact Stefano and inquire about availability in advance (communication with Stefano was exceptionally efficient). It was a very safe parking spot in a closed garage just outside the town walls (about 7 minutes walk from the accommodation). The room was cosy and comfortable, with a spotless bathroom. Very good air conditioning. The access to the shared kitchen, which was very well equipped, was a big bonus. We barely saw any of the other guests, so - even though shared - it felt very private and quiet.

It was a bit of a hike from the P4 parking lot with the luggages, but it only took about 6–7 minutes in total, so it was perfectly manageable.

Stefano was really nice, the place was cute and cosy in the center. Really clean room and Stefano gave us a really nice welcome surprise. There was no official breakfast, but Stefano prepared small croissants, bread, spreads, and coffee or tea for the morning, so it was almost a complete breakfast.

Wow! Just wow! One of the best places we have ever stayed outside home. Perfect location at the center of San Gimignano but also very quiet. We immediately felt the vibe of the town which was great. Extremely clean and also has everything you might need for a couple of days. I should mention the bathroom which was renovated recently and was really really nice. Finally I should make an extra comment for Stefano, the owner. He was very friendly, he waited us until we arrive to guide us through and he had prepared a very nice memo with tips for the area. We really wish every host was like Stefano and wish him the best in his business.

Really nice location, right in the city center. Our room was at the second floor, it is everything new, modern, very nice designed. The location also has a kitchen well equipped. Even though they do not have breakfast, the host offered us some sweets, coffee, tea, everything you need for a nice start of the day! Also a surprise gift when we arrive. This property is superbly placed in the heart small town of San Gimignano. It is within an easy walk of all the main attractions in the town and close to numerous restaurants, cafes etc. We parked our car in the number 4 town car park just outside the town walls. It was a 10 - 15 minute walk up to the property including a short lift/elevator ride to the top of the town walls. The property is a beautifully restored medieval building and our room (superior double room) was large, very clean and comfortable with all necessary facilities (en-suite shower room etc). Our host Stefan was very helpful and did all he could to ensure we enjoyed our stay. Within the building there is a well appointed shared kitchen area for guests that want to prepare their own food or make tea or coffee. Some basic food stuffs are provided free of charge. As the area surrounding the property has many restaurants and cafes we chose to eat out, but we would have been perfectly happy to use the kitchen facilities.

This little B&B is very charming. The room and bathroom are nice, comfortable, and very clean. Stefano our host was super friendly and helpful. He even went to wait for us at the parking lot and helped with the process of parking and the luggage. The breakfast was self service in a nice shared dining area.

We totally enjoyed every aspect of our stay . Stefano was super helpful and we out of his way to help us when we got on the wrong bus. He waited for us a communicated the whole way to make sure we got there . The location is great, Close to the entrance and easy to get to everything. Best bathroom/shower we had for our month of travel. Would recommend it to anyone thinking of stay there. Good kitchen setup with tea coffee and a few goodies to eat .

The place was fantastic. Location is very good, in the heart of the city but not on the main street, so there's no noise from the crowd. Room is very well organized, so there's plenty of space for 2 people to move around. Stefano was very helpful and always responsive. Although the booking did not include breakfast, there was complimentary coffee, tea and snacks every day which was a wonderful surprise. Definitely going to stay here again in the future (hopefully combine it with Juve winning the scudeto and Ferrari winning in general, Stefano knows what I'm talking about!)

The mattress was very uncomfortable and needs replacing. We did mention to the host as we stayed two nights but we were in the cheaper room. And apparently you get what you pay for. It supposedly had a new topper pad but we couldn’t see it.
