Unfortunately the maintenance in the bathroom is not great, the shower has a gross rubber matt in it and a unsightly repair, the toilet flush is damaged and ugly, about to fall off. The soap dispenser in the shower does not work. The garden is not well cared for. Unfortunately the air-conditioning did not work. I believe that is because it was less than 26c but 26c at night is very warm.

The property is beautiful and historic, the staff are friendly and helpful. The rooms are cleaned and fragranced nicely. The hotel has real historic charm. There is a generous breakfast for the price and parking is easy.

I really liked the staff, the breakfast. We had a nice garden view from our room as well as a a veranda . I think they pay attention to detail for example the towels were amazingly soft.

OK deep cleaning could be a little better iam not into checking corners for dust but I dropped my hair slide under the bed and it wasn't good

Check in was a little difficult as our plane landed late. As our wifi did not function properly we did not receive the entry code but luckily we were able to call and were helped to check in.

Nice cosy hotel. Old style even antique furniture and overall arrangement. Tea, drinks and snacks available 24/7. We had breackfast under the orange tree with oranges on it. Sequre parking next to the hotel for only 3 Euros per day. Pisa tower in 20-30 walking from the hotel. Fair price.

The garden could be beautiful and a nice place to hang out but was a bit overgrown which attracts the wildlife

You could only set the airconditioning between 25 and 27 degrees C. We adhered to the rules, but still the airconditioning was shut off several times. It was switched on again approximately half an hour after sending text messages to the organisation (on the last day they ignored our request to switch it on again). During our second night we slept very poorly, because the airconditioning was switched off at the beginning of the night and it became very hot in the room. We found a hidden wireless temperature sensor in the closet, but we were not informed of this prior. I would not recommend this B&B only due to the problems with the airconditioning and the secret device.

The room was clean, but it has a very powerfull smell of detergent that was bothering us. The bedding that was covering the bed wasn't very clean.

The staff was kind and let us to check in earlier.(It was raining when we arrived, so the fact that we could chek-in earlier was nice) We had good breakfast next morning. It is clean,but it could be cleanner. Ratio price quality is ok. 30min of walk far away from Pisa Tower, is nice for a walk.

The only downside is the location. Our room happened to be on the street side and we could hardly sleep all night because of the traffic and people constantly going by. The walls are also quite thin, you could hear everything.

The building and the room were very nice, very spacious. Breakfast was set up in a super cute area and the guy serving us coffee in the morning was so nice.

The beds are slightly hard and the blankets are really thin. The aircon is a little confusing to use but the host will leave it on for you if you need.

The bed and breakfast was in a good location, being walking distance to the train station the leaning tower and other monuments. You have a key to your room and the main door which is great as you may come and go as you please. The host was helpful he booked taxis for us although the taxi's are slightly over priced but it does save your legs. I would suggest using public transport as the bus routes are easy to navigate. The bathroom has quite a small shower which was a little awkward it has two heads overhead and a hand held part which is kind of awkward as its not a good height and leans to one side, although its perfectly useable and a great temperature and the shower pressure is reasonable. The Bathroom creates a lot of condensation so its a good idea to shower with the bathroom door open and keep the toilet roll in the room as it gets wet due to the condensation.

Location is about 40 minutes walk from the Airport and maybe 10-15ish from the centre of the town. Lots of very hot water and reasonable breakfast. Good value for money and very friendly staff during out stay.

Rooms basic but clean bed very firm ! Breakfast great selection of ham cheese fresh warm croissant toast cereal coffee tea juice etc About 30 mins walk from airport train station and leaning tower great shopping centre 15 mins walk over oth side of river all in all great b&b good location excellent price.

We did give our arrival time but ended up waiting outside for half an hour because no one was there. After a long walk from the station this obviously was a bit frustrating as we were wanting to get to the sight seeing as soon as possible as we were only there for one night.

Room was good and the breakfast was ok but a bit basic. The house is very well laid out and an interesting building. A bit of a long walk from the station but we knew that when we booked and walking does not faze us :)
