How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
Guidelines and standards for Reviews

Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.

It's a bit noisy if you have the windows open, as the guest house is located on a main street (earplugs are provided by the host). But, when the windows are closed, it's really quiet.
Our room was bigger and more beautiful than shown in the photographs. The host was friendly, reaponsive and very helpful. There was a kettle, coffee, tea and some sweet snacks waiting for us in the room, which was a pleasant surprise.

Everything was perfect.
Fantastic experience. Elina is very helpful & caring. Near to SMN Florence Train Station. Only 5 min walk. Going to Florence airport is very convenient. Nearest tram stop is Rosseli.

Minor feedback- the shower need to be able to put our shower/shampoo stuff.
Love the location, and everything looks new and clean especially the bathroom. The bed and room were very comfortable. We were upgraded to the room with kitchen and it was really convenient.

Perfect location: Walking distance from the city center and 20 minutes by tram from the airport. Railway station nearby with frequent and quick connection to other cities (Bologna, Pisa, Lucca etc) Great restaurants in the immediate neighborhood not flooded by tourist Ideal for a late check in - easy to get in and the host available to help 24/7 Nice and comfortable room, cleaned every day Human approach - no apps or QR codes, very nice and extremely helpful host.

On arrival, we met our host. She was super friendly and helpful and made us feel right at home. We booked one of the rooms with an external bathroom and she kindly offered us to move to a bigger room with an ensuite bedroom and kitchen. Highly recommended.

Spacious apartment less than 10 minutes walk from Santa Maria Novella train station. Was able to walk to many attractions from the apartment. Apartment itself was very clean and comfortable, with air conditioning. Lovely host, who was very attentive. She very kindly helped us with storing our luggage since we arrived in the city earlier than our check-in time. Wish we could have stayed longer than the one night!

It was quite noisy because the guest house was next to busy traffic, though there was double windows but still annoying. The room was spacious and the bed was soft for me. Beware of the mosquitoes.
The host was really nice though she spoke little English but we can communicate with text easily. She had good recommendations where to go and provided biscuits and coffee during my stay. There was daily cleaning and made my stay comfortable. I chose this guest house because there is a lift for my big luggage. I stayed long and the host upgraded my room so I don’t need to switch rooms during stay.

The noise from the apartment upstairs was horrible. You hear every step the residents above are making including noise pf moving furnitures. Besides that, everything was amazing.

The only thing I must say is that I wish the AC worked . I know it is technically fall / winter but I get hot all the time and it would have been nice to have it worked .
The host greeted me from the beginning .. since she saw me by the door . She made me feel comfortable from the beginning . I had a lovely stay . I was so impressed with the accommodation and how spacious it was .

It was like sleeping on an autostrada! Very loud traffic during the whole night. Almost impossible to sleep. The accomodation in general was very basic for a rather high price.
Ik was a very friendly welcome with Elina. The house was clean.

The neighborhood was a bit rundown and there was a fair amount of traffic noise because it's on a busy street. I also would not call it a guest house and there was not a garden view at all.
Fairly close to main attractions in Florence. The apartment was in good condition, clean and secure.
