    It was so bad that I left, there was a sewer smell coming from the toilet to the bedroom, from a basin that Han no trap, unbelievable. Useless people ignored me now refusing to give my refund. Avoid this place at all costs.

    The hotel is located not far from the boat terminal (boats going to 5 terre and Portovenere), at the sea front, about 10-15 min walk to it. On the other hand, the location is not very close to the main train station in La Spezia, but not too far either; it took us about 30 min walk through the park (or a sea promenade) and then through the central street, which is quite fine. There are of course buses going to the train station, but we didn't use them. The apartment has several (I think 3) rooms and is located in a very nice building. The room we had was quite large, but there was an extra bed taking most of the free space. The bathroom was large and there was even an infrared sauna in the bathroom! There was also small dining area in the corridor, very convenient for having a breakfast. Tea, coffee, sugar and some cutlery and cups/plates were available, so as an electric boiler and a small refrigerator. The cleaning lady is very nice and friendly, she was happily answering all our questions. As a gift, you get a book in Italian, which was great for my friend, since she is learning Italian now. There is no air conditioner, but there is a fan, which was sufficient for the beginning of September (it was still quite hot outside). Despite multiple reviews mentioning mosquito infestation, we cannot confirm this (see below in the "cons" section).

    After reading numerous reviews describing mosquito horrors in this place, I was really afraid of mosquitoes. In fact, I was pleasantly surprised that it was not a problem at all. The owner put anti-mosquito nets both in the room and in the bathroom, which probably helped a lot. Furthermore, the owner has also provided an anti-mosquito device which could be plugged into an electric socket, but we didn't even need to use it. Surely, if you open the window in the evening, there might be a few mosquitoes coming in, but nothing like described in other reviews. We tried not to keep the window in the room open for long and especially during the evening, so it was fine. What I found unpleasant, the bed had very sharp corners coming out few cm outside of the mattress. Since the extra bed was taking much of the free space in the room, and you mainly orient by the size of the mattress while walking around the bed, it is inevitable that you would eventually bump your leg onto a bed leg or bed corner sticking out so far from the mattress, which could be quite painful. I would suggest to the owner to somehow cover those two sharp bed corners sticking out from under the mattress, or possibly change the bed frame to a more user-friendly one (with the corners hidden below the mattress). However, this is my only complain, everything else was fine.

    This SHOULD NOT be on booking. Disgusting is not enough to describe it. Our room is not part of the Filo di Arianna, which maybe is the most amazing location you can find, but we don’t know because they say it is part of it, but our room was on the other side of the building. Old, dirty, stinky, I couldn’t sleep all night. I simply don’t have words. Invest €500 in this room and rent it a double price, make it good for humans!! I will never suggest this room even for a dog!

    The building was good placed (port, restaurants, business, parking in the near). The indications were good enough to enter to the room alone without speaking italian (we didn't meet anyone, instructions were given only in Italian) Instructions to welcome guests, to pay the city tax were very clear and written in different languages. We appreciated the small gift (book in Italian)

    The comfort of the room was very disappointing: two small fans for a room with high volume. The room was very warm and no way to circulate fresh air (no air conditioning). Single bed was not comfortable at all. Due to the room situation in the building (next to the entrance corridor to other rooms), the noise level was particularly high, making impossible to sleep (even in the middle of the night). We cannot say if the shower has been cleaned.

    The property is easy to enter and the beds were comfortable. It is a bit small and doesn’t have much facilities. The location is near the maritime path and half an hour away from the city center. But for a one night stay in order to go to Cinque Terre is good. The staff were really nice and let some gifts for us, which was really nice.

    It was a bit small and the facilities weren’t something extraordinary, but it was a liveable space.
