The bathroom needs a lot of work: almost everything was rusty, to begin with! You are risking people lives for tetanosis! Poor breakfast.

Location is good, right in front of the vaporetto stop. The room was spacious, comfortable and clean. In the rooms with a canal view, you can enjoy the scenery at all times. There are good cafes nearby.

The breakfast was lacking I would have expected something more italian as in other places. More pasta frolla or fruit that was not coming from a can. No natural juice. There was no elevator The building had leaks, which was worrying. The place to leave the luggage was unattended. The staff did not check everyone that got in and out of the place

Air conditioning was not that good. It has no ceiling or floor fans. Desk manager in the afternoon needs a positive attitude adjustment. Rude, short and did not appear genuinely happy to have us.

It comfortably fit the 5 of us. Bathroom was clean. Luggage storage was super helpful. Breakfast was included in our stay and although simple it was good. The coffee and hot chocolate were excellent.

Staff was not helpful. They sold us a map of Venice that doesn't have name of squares or main streets, nor important buildings. Breakfast was quite low quality ( no fresh bread, low quality ham, cheese and coffee from coffee machine really not something you would expect to find in Italy)

Excellent location, away from tourist, but step away from bar, restaurants, shops... nice to enjoy real Venice. Nice old fashion venetian style hotel.

A bit tight to be a family of 4 in one room. A bit warm and the AC wouldn’t go below 20C. No screens on the windows (typical in Europe) so we had to balance the heat with the occasional pesky mosquito.

Proximity to the Vaporetto station. 15 minute walk to the train station. Quality restaurants close by away from the crowds. Nice breakfast. Kind, helpful staff.

I hate the fact that the hotel didn't include the €3 .50 tax in the booking and demanded in cash only which I then went to the currency exchange and was robbed by the extortionate commission. It was at the advice of the receptionist. And even when I complained to the tourist police, they did absolutely nothing. The hotel was a bit dated. And the staff at breakfast was less than friendly as if I just murdered their family.

Location was nice as it was calmer and less busy than other parts of Venice.
