Our whole room smelled of cigarettes.

We booked this hotel for 2 nights and then 5 nights at marble rooms, which is their second hotel. We got an upgrade. Perfect service

Nothing actually except the matrasses were a bit too hard but I have a bad back so that could be me.

Good location outside the ZTL with some parking options (on the street or guarded parking nearby). The city centre is easily accessible by bike (bike lanes). Room not like in the picture, but clean and with comfortable beds. Nice and spacious bathroom. Safe place (apartment, not the streets around).

Misunderstanding and confusion about the address by check-in (there was no one at the reception half an hour before closing time; the contact was waiting with keys, but didn't tell us in advance that the apartment has another direction, it was a short walk away). I would not recommend parking on the street (attempted car brake-in in only 30 minutes, not so bad, the car was empty, only broken window, but not great for the next drive... welcome in Rome... the remaining time was the car in payed garage; I just asked about the parking before, but the hotel did not answer. The second answer was about gluten free option for breakfast. No answer again. The breakfast is in a non-stop bar nearby (juice, coffee, one cornetto...gluten-free for an extra fee in the bar). It's not worth it. I didnť find the "garden view", but it doesn't matter.

Very good location, very close to bus stations with access to city center, 10 minutes from Metro Rooms were good, nicely equipped with all necessary equipment Breakfast relatively basic, but OK for this price. The only thing is that you need to wait for refill quite long in case there are more guests at the same time

Great please within 20 minutes walk from Vatican. Friendly staff and delicious breakfasts.

The room was clean enough and the bed comfortable.

Our room was totally different than the one presented in the photos! Worst thing is when I went to the check-in desk (also nothing to do with the photos), the one who was working that day said that it's only one room like in the photos and it's taken already. When I asked him why aren't they uploading precise photos of each room he gave a silly reply that they can't upload photos of each room. Very bad presentation. PS. We booked at *Heart of Rome Rooms* and got a room in *Love of Rome Rooms*, which are in the same building.

It was nice and staff was extremely helpful. Giving us knowledge and guidance on how to go about our upcoming event next year. very good valuable information that we did not have to pay for. We hope to come back soon.

Uhhhhmm a few miscommunication here and there Language barrier , But maybe we will learn some Italian next time

Location. Hard to find. No free parking except if you can find a free space on the street.

Great location, few steps fm bus ,which takes you to Vatican or city centre in 15-30 min . Parking is available close by for €30/ day. Breakfast was very delicious, and all stuff was super friendly.

Terrace could be better furnished..

Breakfast was included in the tariff. Receptionist and waiter at restaurant were very polite and kind and supported us with all our requests. Receptionist explained the complete map to reach various attractions. Air conditioning at the room was helpful due to soaring temperature outside. Hotel is situated 2 Km from Vatican. Hence went by walk.

Private car parking is not available. Free car parking is available below the hotel but I felt not safe, Hence parked car in private garage and they charged 20 Euros / night. Bathroom did not have lock. Outside the room there was cigarette smell everywhere.

Stayed as a group of 4 friends. Location for rooms was close to a metro stop so easy access to the rest of Rome. Room was lovely with really comfy beds and large bathroom. Host was very helpful as we were delayed getting into Rome and she stayed late so we could still check in. Breakfast was very good for the price lots of pastries and fruit. Would highly recommend.

Nothing all was very good.

The location was pretty accessible by bus and close to subway (15 min walking distance). There are a few restaurants in the neighborhood, so it was easy to eat at night closer to the property. The room was equiped with a separate bed for our daughter, which made it convenient.

We had a late checkin (9.30 PM, for which we needed to pay extra) and although we were informed to let them know with 30 min before arriving, so they can be there (which we did), we had to wait for more than 15 min for someone to come and give us the key.

Location is close to buss and metro stations. It's almost 2.5 km to Vatican City, 20 minutes by bus. The apartment was clean, had a small balcony.

The apartment is laking sound isolation, you can here almost everything the neighbours talk and do. Would be nice of we had altleast a small table and some chairs on the balcony.

I liked that it was close to the transit and most of the staff were very kind and helpful.

There were a few misleading items listed under their facilities. The rooms were not soundproof! This couldn't be further from the truth. I could hear people talking in the next room and out in the sitting area and sometimes well after 11pm. Not to mention the street noise. I used earplugs and it helped a bit. They offer a shuttle service at an additional charge. Well when I asked for the service, the girl told me they only offer it to and from the airport. They also have laundry listed, but when I asked, they gave me directions to the laundromat or they could make the arrangements with an additional charge. WTF! This is one of the reasons I picked this place to stay! So, I do go to the laundromat, I put my own clothes in the wash, use my own soap, they throw the items from the wash to the dryer and once dry I leave. That place charged me 15 euros for what, exactly? There was also black mold on the ceiling in my bathroom and the paint is ripping off the wall and ceiling. Will not be recommending this place, especially for the cost!
