We had some issue, but we were able to communicate with the owner, and he solved it the same day. The bed was not very comfortable, and it was also noisy.

Great location and friendly host. The drainage system was our only concern. The water did not go down in the shower and there is a distinct smell coming from the drains. Apart from this it was a great stay!

Through no fault of the property at all, there was really loud music playing until 2am on a Friday night in the nearby square, we needed earplugs to sleep.

Located in a nice area, a short walk to a number of attractions. Our room was a comfortable size, very clean and had everything we needed for our stay. A washing machine is also available in the common area if needed. Staff were very lovely and accommodating, and it was easy to leave bags before and after our stay. A web-based door unlocking system was also a great for the doors in the building. The tourist tax is already included in the rate as well, where other properties in Italy required us to pay additional cash for this purpose.

The room we stayed in was a bit small for 2 people, the bathroom was small to have a shower, especially without a shower head. The towel rack and the tower hook were in the shower which created less space for a shower. The floor noise was a bit loud where you can hear people walking and you can hear people talking.

The host was super nice and supportive, the location was great, the place was clean. Easy to access.

Cozy room in the historic part of the city. Instructions were all clear and friendly. Gastronomy and public transportation nearby, airport is easily accessible. Room recommended for couples or singles, for two full grown men it is rather small, but we were aware of that. In the area you have to be aware that there can be a lot going on in the evening. The night we left, there was a party on the street that went on until 3:00 am. However, the room cannot be held responsible for this. The rooms themselves were rather quiet.

It is a cozy room in the University area of Florence, with a lot of bars and places to eat in the area. During evenings, is quite handy to go for a drink next to your building. It is perfect for couples or single people.

The heater wasn’t working at all times

It was near the centre of Florence The room was soundproof so at night it was very quiet, even though there were people outside at the bars The host was very responsive, he helped us we whatever we needed and also gave us recommendations for food, monuments etc.

Heating in the room works on its own schedule and at max 20-21 Celsius that was not very comfortable for us.

Great host, very old building with its own history, location on a foot distance to main attractions, restaurants, supermarket on the corner, shared kitchen with everything you may need. Good lighting with various options to change atmosphere. Super comfortable mattress and pillows. Toiletries are of a very good quality. Local restaurants recommended by Riccardo deserve visiting! The map and guidance of the host helped us to see even more than we initially planned :) I felt like service of hotel and hospitality of a family here. We would definitely come back again!

As the building is quite old, the soundproofing is not the best and you can hear other people. The bathroom is also quite small, but since the building is from the 18th century is understandable. Nonetheless, I would definitely recommend this place.

The location was excellent, in the centre and it felt a bit locally as well. The building was well preserved and it felt safe. Ricardo as a host was excellent. He welcomed us on our first day, gave us tips about places to eat and on our last day he treated us to breakfast at a beautiful cafe across the street with inside garden. The apartment was on the second floor and there is no elevator, so if you have big luggage it would be a bit difficult, but for us it was fine.

It was clean, and the location was only 10 minutes away from touristy attractions. Not noisy at all even at the weekends. The owner was nice.

The walls are very thin so you can often hear what is occuring in other rooms/studios. The corridor is very creaky so again can be a bit noisy. 2 of the 3 nights we slept well however 1 of the nights I was kept awake for quite a while due to the noise of other guests. Additionally, you can hear some noise from the closest square however this is more a problem on a weekend night.

A really fantastic location in the heart of the historic area of Florence. Very easy to self check in and access the room. The airconditioning was very efficient and the room was very clean with towels provided. The wifi was very good and you were able to stream films/TV with no buffering.

Riccardo is a very welcoming host, always ready to help, giving good tips for your stay. We really liked the location - great cafe, restaurants nearby, everything we wanted to see was in walking distance. We were also happy about being able to do laundry.

The bathroom had a bad smell, we think that the reason was the pipes because everything was really clean and perfect. Riccardo try to solve the problem and he bring us solutions in our stay really quick, we really apreciate it!

The staff are incredibly kind, accommodating, and go above and beyond to make your stay comfortable and homely. Anything I needed, they provided (and often, I didn't have to ask! e.g. the correct travel adaptor was left in my room after it was cleaned just because Ricardo noticed I brought/was using the incorrect one) The room was very quiet and the accommodation was located well away from touristy areas, but not too far (easily reached in 20 mins by foot). I loved how close this accommodation was to the local piazza and mercato, which I would visit daily for breakfast. There was a great supermarket located nearby too. I wouldn't hesitate to book again! My stay was amazing!
