the breakfast was a little bit limited but still good and they could have more sockets available for guests to charge devices in the room. apart from that very little bad to say about the place, a little gem

loved the jacuzzi in my own private bathroom and the staff were a delight. especially my host Kevin my new Italian Brother ciao fre! the grounds and associated restaurant are a must try for the cow cheek, it's so tender it just melts.

We have NO complaints for this property, it was as advertised. Accurate. Keep in mind - a shared water closet (Not a problem - just most Americans are not aware). The room used a Skeleton key. Not very "Secure" in my mind. Grew up with them. They are "Picked" easily. Suggest a secondary method of securing the room.

Spacious green space - and well maintained - very clean. The room was small (by American Standards - but typical). The breakfast was more than sufficient. We enjoyed the large spacious yard - to sip wine in the evening. Quite - no guest issues, no other noise issues. Convenient. A "tourist" train ticket (available at the Tobacco shop at the Cereveti Station) is only 8 Euro - and includes Bus, Tram, Metro (Subway) in ROME for 1 Day! No parking, traffic, or similar issues! Great! The ride in was about 35 minutes. Enjoyable, and relaxing. Bus route 85 - takes you by many interesting sites - including the colloseum. however there is a METRO station just outside the Colloseum.

It was gated and we weren't given the code. After sitting in the hot sun for awhile, my son had to climb over a high gate to let us in, and there was no one there to meet us or check us in. Our flight had already been delayed 2.5 hrs, and it took ~90 min to get checked in. So the first half day of my long-awaited Italian vacation was blown. The photos online made it look lush, but in Sept, it was dry and the pool was an above ground number in a small back yard. It was likely my fault not to notice that it was a shared bath, but in any case there was no hot water in the shower (I let it run 8 min - no hot).

The woman who served the breakfast was wonderful.

It is 1.5 km to the beach, which is 20 minutes walking. A supermarket is also a 20-minute walking and a railway station is 4 km away.

The accommodation is great if you arrive by car.The nearest beach is natural, without sun beds, cafes, water sellers and so on. It's perfect and there aren't many people. But you will need to take everything you need for the beach with you. We had half of house with big bed, own wc and shower, kitchen with dining room and table outside of house. We have good breakfast and Italian coffee.

I booked a room with shared bathroom but they gave us an available room with private bathroom withe same price. And also we got there by 10 pm and the staff waited open until our arrival which was really nice 👍. Great breakfast 😋

Beautiful property with really friendly staff. They sent us to a fantastic restaurant for dinner and made a lovely breakfast for us. Coffees were amazing. Staff couldn't be nicer. Room was clean and comfortable. Spa bath was a lovely extra. Will stay again
