I understand it is B&B but I still would like to have drinking water in the room available even if I need to pay for it as there is no shops etc around. Also our room balcony door didn’t lock which didn’t feel Great at night

Interior needs refreshing

This villa on Lake Como definitely needs a renovation, but its location on the first line offers an exceptional view. The waterfront terrace is perfect for relaxing. The lake water is refreshing. Parking is an interesting experience, but only for the adventurous. To reach the villa from the parking lot, you’ll need to take two elevators.

No AC. Drinking water was not automatically provided. The dirty towels were not changed unless you have to ask. And the driveway is for the thrill seekers.

The parking is down a very steep hill, which is challenging to drive back up.

Things to keep in mind... While parking is free, the drive to and from the parking lot from the main road was a huge challenge for our large SUV. It was extremely scary how steep it was. There are 2 elevators to get to the hotel and a bit of a walk. Hotel: The AC was not as cold as we would've liked. We didn't mind opening the balcony door, but there was no screen, so we had to turn the AC on. The comfort level of the bed would be about 6-7. The indoor stairs was narrow and noisy when climbing. The place could look much nicer with some furniture upgrades and some decorations. Our towels and the bed sheet had large stains.

The hotel has its own dock, so people can swim right in front. It also has comfortable outdoor furniture to relax. We had the downstairs and upstairs to ourselves. The room #12 had a renovated bathroom downstairs. Free parking (more details to follow)

Let's say that the rooms could be updated a little. Not that it really stands out, but it's a place that could be improved. It is possible that for some it is also a problem that the street, through which you can go to the city or some restaurants, is quite a lot higher, where you need to go with two elevators and a little stairs. There could perhaps be a small bar on site, or at least the possibility to buy some drinks and snacks at the reception. It must be taken into account that you have to get your own food and drink and take it with you. But luckily there is a kitchen with good equipment where you can cook your own food. It is true that there are also various places to eat not too far away.

The first thing we liked was that when we arrived at the car park, the hotel assistant Habib (I hope I remember his name correctly) was already waiting for us, who carried all our luggage to the hotel! Without his help, it would have taken us a lot of time, since the parking lot is quite a bit higher and you need to use two elevators to get to the hotel. So the biggest thanks to him! And then of course the views! This accommodation is located right on the shore of the lake. from where there are great views. Like in the movie! All rooms are double rooms with a balcony on the second floor. A small port, where you can take ships to neighboring towns, is a few hundred meters away. The staff was very friendly!

The parking is hard to access, to clarify more, it’s challenging to exit the parking. It’s quite steep, and especially if there is some humidity or some wetness on the tarmac there is high chance that your car will find it difficult to get up.

People were great and the location is amazing, the view from the terrace is amazing. Breakfasts were fine, nothing spectacular. Got tired of the stairs:)

Acceso a parking complicado.

So we spent some fantastic days on the shore of Lake Como. The place is dreamy and has everything you need to disconnect and enjoy the lake. Amazing hosts, very friendly and attentive at all times. Looking forward to coming back, because we'll be back!

Breakfast was a bit simple. Stairs to bedroom are difficult for tall people!

This hotel has incredible views of Lake Como and is right on the water. You get to eat breakfast on the terrace and can jump right into the water from the jetty. The beds were comfortable and everything was very clean. The staff were super friendly and helpful. They booked restaurants for us and even helped sort out a parking ticket!

The rooms and bathrooms need some attention and updating. There are 2 kayaks for guests but only one paddle. There is a SUP but no proper paddle. The parking is good but getting in and out can be very challenging as it is VERY steep! Some renovations and attention to detail would make this a wonderful property.

The location is fantastic with beautiful views over the lake. There is a jetty to swim from and a beautiful terrace over the water to sit, and also have breakfast. The staff were all very helpful and always ready to help.

Accommodation disappointing, very dated , access to upstairs bedrooms via smallest steepest spiral staircase we'd ever seen .needed help to get luggage up stairs Bathroom had to be accessed through main bedroom . Think this was maybe a one off ,as apartment packed into dark corner of building.

The rooms need much more updating unfortunately. There was a musty smell in both our rooms that we couldn't pinpoint. All in all, the rooms were just ok. Hopefully the owner can invest some more into the rooms themselves because with the location, the views and having a great staff like Deborah, this could be a real gem directly on Lake Como!

First off, the view from the property is amazing! Being right on Lake Como, it was just a wonderful, relaxing atmosphere around the property. There were plenty of community chairs and covered tables for us to lounge around on along with a dock with a couple kayaks and stand up paddle board for guests to use. Breakfast was provided on time and included a good variety of options. The staff was very attentive to set up place settings for you inside the main house, or outside on the lake. A small grocery store nearby made it easy for us to make a homemade charcutier board with a couple bottles of wine and enjoy the lake. The ferry is a quick 5 min walk along the water from the property. But the staff of the property and especially Deborah made the entire stay great! She was so helpful in showing us different local places to eat, making reservations and always being there when we needed her. The most amazing part was when we couldn't get a taxi service to take the 4 of us back to the train station with all our luggage, she took us in her car and her husband followed in his car with our luggage to get us there on time! Absolutely incredible! If you ever want to move to the States, you'll have job waiting for you lol!! Thank you so much Deborah!!!

"ALL" of staff were extremely accommodating with all our needs. The views were exactly what we were looking for and the resort was located on the waters edge with an overhanging lounge. Organized a boat tour for us, our driver Luca Gandola was amazing!

It's like the owners decided that it is enough to have a property at a good location and all the rest is not important. The family room has air conditioner only for the upper unit. The room smelled of mold. The bath and toilet were designed with no regards to convinience, no place to hang the towels or to put your shampoo.. The breakfast had limited variety, was poor and the amount wasn't sufficient for the amount of guests so that you couldn't have stuff that was consumed. And don't get me started with the disasterous parking lot. So scary and unsafe to get to. To short things up.. Find a better spot, there are plenty on that area. .

The property should be avoided if you have young family. The steep road to the parking freaked us out and our car did skid! Avoid this property! The outdoor to go to the property was scary! No food places around, you cant walk to restaurants really.
