A beautifully appointed hotel on an estate with vineyards, fruit trees and other agricultural produce. Lovely views of the countryside and of the historic town of Santarcangelo di Romagna. Our room was spacious and tastefully decorated and furnished, as well as very quiet, so we had a great sleep. Our bathroom was modern, large, and spotless. Breakfast was a feast, with home-made cakes and a great variety of other fresh food, and fruit juices, teas, and more. The staff were all highly welcoming.

It was a wonderful stay in a beautiful area! The room was pretty and the bed very comfortable. Our little dog felt right at home in our room and in the beautiful garden. Breakfast was spectacular- everything you could wish for. The service was always very friendly.

There is no such thing!

We found ourselves in a beauty spot like a little Toscana. Very helpful, kind and accommodating staff. We enjoyed the view, the courtyard, the room! A real Italian feel, even the beautiful wooden doors of our rooms were thoughtfully crafted. Good Italian breakfast. Just wonderful!!! The only regret is that we didn't stay more days there.

Breakfasts are not so good. You can take cheese, bread, prosciutto and make toast. Water, coffee, juices... No hot breakfasts (eggs, obmeltas), no vegetables (cucumbers, tomatoes). :-(

Beautiful surroundings! Located very close to a town called Santarcangelo. Friendly staff. They offered a variety of fruit for breakfast along with some savory and sweet options. A lot of space for parking.

Bathroom was a bit smelly (we just had to keep door closed at all times). The Triple room was advertised to have fitted kitchen with stovetop and kitchenware but this wasn't available. I'd suggest to review meticulously the room descriptions to fit 100% with reality. The room had though a small fired for us to put fresh groceries we had. Not a big problem for us as we're a relaxed type of people but not everybody would just let it go...

The property is amazing. We really liked the vineyard and could taste the prosecco they make. They also sell wines and olive oil (we purchased these). WiFi worked OK. We could check-in a bit later than 6 PM fortunately as we had a bit of delay. The personnel was really kind and eager to help. They provided information about restaurants but no offer to dine at the place (would've been ideal as we were quite tired). Parking place in the property.

*) only one big blanked -> we would prefere 2 separate blankets and a bit thicker ones. *) I don't think that the rooms needs to be cleaned and the towels need to be exchanged every single day - a sign would be helpful which guests can put on the doorknob outsite to show if the room needs to be cleaned or not, to make it more efficient and environmental friendly, and saving money/time for the hote and the cleaning ladies. *) In the room, we haven't heard any noises with closed windows from outside, but from the floor below our room you hear every time when someone moves a chair or table, or laughts a bit lauder. (Not during the night, but in the morning or evening.)

*) the location/room: big enough even when you have a bike with you, as expected from the pictures, everything was clean, great view, the room names are funny, relaxing atmosphere *) tasty breakfast with a lot of cakes - perhaps a bit less cakes but a bit more fluffy would be good. *) relatively close to the city, walking distance of ~20 minutes, but far enough to have the impression to be on a outlying wine hil *) no issues in the communication with speaking english - very friendly hosts and employees *) price/value relation is amazing (don't know how it is during a season)

We've been struggling with the payment for the stay. It was deducted soon after the booking was made by the property itself and I was able to provide the payment confirmation right there and then and after the call to booking.com and discussion with the staff at the hotel we decided to leave and for them to contact us in case there is still an issue. Well, so they did just now again asking for the payment confirmation. I have forwarded it again with the copy of the payment for the dog so they see that the charging name is the same. I was thinking to leave the review until the situation is resolved but asking to double pay is a no no in our books. It's the second payment issue in Italy which just makes me think that it is better to book something directly with the property. And 2 payment issues out of 3 nights in Italy is a little much. It could be us but we do travel a lot, plus we own a travel agency so at least for our clients we will be looking for different booking solutions in Italy.

The estate is located in a dreamy location! Olive trees, winery. So quiet and cozy! Very easy to get there, coming through a very small italian town. We were tired from the road so had power only to enjoy some wine in the court yard. Lack of bugs were extreme bonus! Easy to communicate for the check in and they were very kind to leave us the keys in the box as we were arriving late in the evening. Walking the dog around the property was so pleasant! Breakfast buffet was to the point, but must say that no water or coffee was readily available and you would expect that in such a small place attention to detail is a must.
