Excellent breakfast, very attentive and kind host, and in an excellent location relative to Como promenade.

Just a hassle at the start with communication. We were asked for photos of our passports with all communications done by WhatsApp. So even though I sent these thru on my phone Marianne chose my NZ number from Booking.com to send entry details, but we got there in the end. A bit of a hassle to go through three doors with three different 5 digit codes too. Sadly the wifi kept on dropping too so back to a 15 digit password each time. The iPad wanted to connect to my phone all the time.

The room was nice and roomy and the bathroom facilities very good. The breakfasts were excellent and nice to have a kettle with tea and coffee making. Also easy access to trains buses city and lake.

The host was excellent. Details provided the day before arrival on check in, door codes along with restaurant recommendations. I asked if we could leave luggage on arrival and departure day and host was very accommodating, even having our room ready before the 3pm check in time. Great location. Great breakfast with host accommodating early breakfast on two mornings which was put in room the day before. Would recommend and would return. Thank you for a wonderful stay.

Everything was great . The location is literally 2 mins away from the lake from one side and the center from the other side . Marianna was very helpful and she surprised us with a decoration and a cake for our anniversary. I highly recommend it

Rather a lot of petty rules about where you can put a suitcase, mine had to go on the floor. Had to return to the room to turn off one light, felt like a child in trouble! Three messages that we had to be out by 10am on the last morning was intrusive...we'd already been told that on booking. Then telling us we'd be charged if we over stayed at all - this was our holiday and we wanted to feel relaxed! We'd had a stressful time arriving, with a cancelled flight and loss of one night from the four we'd booked and paid for at this B&B!

The room was spacious and well appointed. Breakfast, although limited was a bonus.

Communication from the host was a little abrupt. We was also text after our stay requesting a ‘nice 10 review’ as they have had some ‘bad’ reviews. I found this quite pushy. Having read the hosts replies to previous reviews it’s apparent they don’t take any negative criticism well however these comments could definitely put people off which is a shame as the place is lovely .

Great location. Clean and comfortable. Breakfast served in your room , the fresh croissant was beautiful. Perfect for our 2 night stay during our tour of Italy .

Nothing- it was a very nice bed and breakfast!

Very nice and clean room! Large shower and bidet. Comfortable bed. Great Italian breakfast delivered right to your room! Marianna, the host, is very friendly and helpful- and gave us great restaurant and travel advice! Great location- 2 min walk to Amendola bus station, 4 min walk to Carrefour grocery store, 5 min walk to the lake, 10 min walk to the Lake Como ferry terminal, 20 minute walk to Como San Giovanni train station.

Good location. Room very comfortable & quiet. Owner was very friendly & provided info regarding places to eat & visit. Very accommodating by providing door codes so we could leave our bags as we arrived in Como in the morning. Breakfast was very good, fresh croissants, cakes, bread & yoghurts with tea, coffee & fresh orange juice. Netflix & Amazon an added bonus

Very comfortable and spotless clean accommodations. Located just 2 minutes walk from Lake Como and bus/train station also just 10min walk from Como center, Very modern and spacious room, with little kitchenette, space to eat (as the breakfast is served to the room) and lovely functional bathroom. Easy access and perfect contact with the host Marianna. Possibility booking the parking space (extra paid). Breakfast served every morning was perfect, typical Italian with delicious coffee and fresh orange juice 🥰 I highly recommend to stay as you will feel like at home.

Higher level of communication with host than we’re used to, and that the walls between the neighbouring rooms are thin so conversations are audible. However, it wasn’t a big deal and didn’t impact our stay.

Room was clean, comfortable and well equipped. Enjoyed the Netflix access and the breakfasts! Location within Como town was good too.

Room natural light it's not good because you have a small window and overall room light it's questionable beacuse has only ambiental lights Inside the room we didn't had any microwave to heat up something and to the kitchen we have been told that we are not allowed. We've been in December when it's cold outside and the room temperature was set by the landlord on 22 C and was only for the night time, during the day the heat was off therefore was cold, and we didn't had the option to turn it on by ourselves.

Great location, close to the lake and city center. The room it's Cosy but it comes without a view because it's on the ground floor right to the street and if you keep the window open everyone can look inside, therefore you do not have much privacy, unless you keep windows closed. Breakfast was typical Italian, coffee, orange juice, yogurt, milk, toast bread, bread, croissants, butter and muffins. No meat, egs, cheese etc

We encountered some issues that detracted from the overall experience. The room was cold, and we couldn't adjust the temperature. While the hostess was kind enough to lend me her personal hairdryer and let us use the parking space for a little longer, the constant messages about: - house rules, - the 10 am checkout (which felt unusually early), - and the extra fees for parking and taxes made the stay feel less welcoming. The breakfast was okay – the bread and croissants were cold, and there were no savory options, only sweet flavors. A bit more effort to make guests feel at home would go a long way.

The place was nice and clean, and its central location was very convenient. The room was big enough for few days and the bathroom was nice, too.

It was a cold and damp room, there was some mould growing in the corner of the room. Both my husband and I ended up catching a cold during our stay, and this was due to sleeping in cold bedding, despite adding extra blankets. We did let the host know as soon as we arrived, however we were informed the heating is on automatic setting and we are unable to switch it on ad-hoc. This was the only part that spoiled our trip slightly, other than that it's a lovely place to stay.

We thoroughly enjoyed the location and cleanliness of the property. It's in close proximity to the station, shops and restaurants. The breakfast provided was also very lovely with a choice of croissant, fresh orange juice, and cereal. As breakfast is from 8:45am, the host accommodated providing breakfast in the room from the night before, as the next day we wanted to head off early.
