We stayed at this hotel with my friends, and it was a wonderful decision. The staff was incredibly friendly, and they even wished me a happy birthday — it was so sweet. And their little dog is just adorable. The room was cozy, had everything we needed, and was very clean. They recommended great places to relax, eat, and visit. We are absolutely satisfied.

The location was fabulous, so central to everything, a 6min walk to st. Mark’s square and 15min walk to Rialto bridge. The hosts were so welcoming and helpful with great advice for what to do and where to eat nearby.

The location is perfect!!! Family run and everyone was so friendly with lots of great suggestions for food and museums. The room we were in was very large and very clean. Our favorite thing about our stay was Chipee(their dog)!!!

Wonderful welcome, excellent communication prior to our arrival until the end of our stay. This is a family run hotel and we'd definitely return. Our room had a view of the canal, the AC worked wonderfully and the room was more spacious than I expected. There is a breakfast option but we didn't try this as our day began later. The room also has a kettle! The first and final in our stay in the region. Grazie mille!

In the room description for a standard double room it says that the size is 22 square meters. Our room felt significantly smaller. The room was located on the top floor. We did not mind the stairs, but the last set of stairs from the 3rd to the 4th floor were very steep. The bed was a bit uncomfortable, but we were pretty tired so we've slept OK. The shower cabin was also pretty small. It was very hard to bend all the way down to take by shower gel from the floor of the shower cabin when the space was so constricted. It would have been nice to have a small shelf in the shower cabin where I could have my shower gel. The room had a weird ceiling where there was a connection with the hallway, so when the hallway light would be on then you could see the light in the room. Also the sound proofing with the hallway was very poor. Hopefully it was just our room that was like that. The host said that there is nothing they can do about the ceiling because the building is a UNESCO protected site and they are not allowed to change it. The air conditioning was strange. It would work for a while, then take a few minutes break while the room was getting rather warm and then it would kick on again. It uses some strange thermostat. It would have been nice if it could hold the temperature steady.

We loved the location. It's very central and everything is very easily accessible by foot. The breakfast was very nice and pretty varied, but no warm food (no eggs and bacon for example). The deserts were pretty good. I think it was well worth the money. The host was very welcoming and really good at giving hints of what to do and where to eat out. He also had a very cute dog that was very friendly. The view from the room was really nice (we had a room on the top floor). As a fan of the Assassin's Creed games, I have enjoyed seeing the rooftops of Venice from my windows. I've spent lot of time on the rooftops of Venice in the game. I was a bit worried about coming with a car to Venice but it went very smooth. There are some nice parkings at the entrance of the city and they can even charge electric cars.

3-night stay wasn't enough!

Cozy, family-run boutique hotel in a quiet corner just off the lively Santa Maria Formosa square. Central but peaceful. Rooms are romantic, with classic Venetian charm, you'll want to linger in the morning, especially with the scent of fresh pastries and homemade cakes drifting from the dining room next door. The owners are warm and welcoming, happy to share tips for exploring the city. Everything worth seeing is within walking distance, making this gem a great value in a city that steals your breath at every turn.

The room we were in was quite small but it was sufficient and isn’t really a negative as we expect that in Europe especially in the old towns. We also could have booked a family suite for a bit more space. Make sure you order cicchetti and the local special of baccala.

The family that run the hotel are fantastic people. We completed nearly every recommendation. The location was amazing with only a 4 minute walk to st marks square. Easy to get to by water bus from the train station stopping at Rialto bridge and a 10 minute walk from there. You don’t need tickets, you can just tap on with your credit card or buy a pass valid for length of stay. We went everywhere on the waterbus! We had the breakfast one morning for 10 euro and it was delicious! I highly recommend it! The property was spotless clean.
