Amazing room - like a boutique hotel room with spa bath and huge terrace with lovely views. Very well equipped with coffee maker and kettle. Very clean all round - spotless bathroom. Quality and plentiful breakfast delivered to your door. Staff (Rebecca) was super nice and helpful. Good value for money.

Housekeeping for the room was a bit hit and miss. Breakfast was the same everyday not really any changes which when staying for a week became a little boring. But it was sufficient to start the day off and plentiful. Check in could be a little clearer we got messaged for a check in time got there for the time stated and still had to wait. Maybe a contact less checkin would be an alternative as we were asked by another customer what to do as well. We managed to spot a small sign with a phone number to call.

The beds were very comfortable and the view fantastic.from the balconies.

The staff were extremely friendly and helpful. I was even offered a lift to the train station as it was raining heavily on my day of departure. The view across the town from the elevated position was excellent. The breakfast was also very impressive.

The hosts where very nice and welcoming. Since we arrived on motorcycles they allowed us to park them on their property underneath the porch for protection. The facilities were great and the place very quite.

The balcony view was absolutely stunning. We enjoyed breakfast delivered to the room while admiring the view. The room was spacious and felt luxurious with the spa tub. The host was flexible for an unexpected late check in, and they were responsive via WhatsApp for any assistance needed.

There is a very small spiral staircase which is impossible to get suitcases up if you are upstairs. We were lucky that we had a car so just took up what we needed for the night. Our room was a ‘double with terrace’ and while all photos show overlooking the city, ours was on the other side of the Property, so I wouldn’t say exactly as described. We were thankful we could at least have breakfast overlooking the city which was very enjoyable.

A beautiful spot overlooking the city, staff were very friendly and the breakfast was amazing! One of the best we’ve had in Italy, exactly like the photos a full table! Had parking onsite which was very handy for us.

We were thoroughly satisfied with every aspect of our stay, but what stood out the most was the presence of the world's most adorable dog who greeted us with such charm and kindness, watched over us during our stay, and bid us farewell with warmth when it was time to leave.

We felt the friendship immediately from the host and her family members. I requested and upgrade to a room with the balcony overlooking the whole town. That evening when we returned. Everything was moved for us in the new room. Everything morning they bought 2 trays full of variety breakfast to our room. So good. Thank you for making myself and wife feel so special. Room located in the low floor of the house of the family who owns it, which are very kind and friendly. The house is next to the hot springs of Popoli, with lovely views (where you have breakfast) to the castle and town. The room is quite spacious and the restroom too, clean and nice. Outside you can meet a dog and cats that are super cute and friendly! You can park the car in front of the house. The breakfast was abundant and very good.

There was a small leak in the roof but the host acted immediatly to resolve the matter. Again, amazing people!

The hosts were amazing, very polite and friendly. The breakfast every morning was exeptional and consistant with time. The view from the room and the terrace is great, you can see the whole village of Popoli and the amazing landscape that surrounds it!

The door in which to enter could have had some signage as it was confusing as to where to go or how to get in.

The spiral staircase to the accommodation was difficult to navigate with suitcases. There was no soundproofing to any of the rooms. Unfortunately, we had very noisy neighbours the second night of the stay, and even though our host came to ask them to be quiet, the noise continued until after 2.30 am. My daughter and I decided to cut our stay short due to the lack of sleep. In the property info, it states quiet time after 10 pm, which was a reason for choosing the property.

The views from the property were amazing. The breakfast was very good with plenty of selection. The accommodation is situated next to the newly refurbished spa. It was disappointing re the other selfish guests, which I appreciate is beyond the hosts control. On leaving early, the host promised a full refund, although this hasn't happened yet.

The bed was too soft, but maybe that's just an Italy thing-because they weren't the first. It was difficult to find enough plugs for 2 phones, there were in weird spots. The shelf in the shower was broken and the light above the mirror was burned out. It was also a bit strange that the toilet room had a glass door that had to be covered with a screen for privacy and the bathroom window had no curtain but was facing right into the parking lot with people.

The view is what sells this place, after that I would assume the staff are the next best asset. They were kind and helpful and responsive when needed. The location is on a hill across the river and train tracks, so you have to do a bit of a walk around to get into the city center. But nothing too crazy. The breakfast was good, albeit mainly breads and sweets stuff with some fruit and coffee. Although the time we needed breakfast seem to be confused. We were only there one night, so it was great for that.
