The room is very clean, simply but tastefully furnished, very comfortable.We particularly liked the bathroom: down several steps, interestingly renovated with tile floors and agreatshower.

I loved it all but guests should know that stairs are required to get to either bedroom as well as the bathroom. Don’t let this deter you - it’s an amazing space.

A spectacular gem in a gem of a town. Large space. Very well decorated. Comfortable bed. Exceptionally clean. The host was very communicative and helpful. Her suggestions were also spot on!

The spiral stairs to the bedroom were a bit slippery with in socks.

There is no breakfast despite the “B&B” name. There was a wonderful cafe near by for a continental breakfast. Location was fabulous and our host Francesca was phenomenal. She could not go out of her way more to accommodate us!

Where do I start. The owner has taken such care in the decor and amenities. It felt like we were staying in a friends place and not in a 'cookie cutter' hotel. Charm and comfort. VERY clean as well. We had already been on the road a week and this sweet one bedroom was a welcome change. The owner and her daughter worked with us using translator software. It was our favorite accommodation in a 18 day trip and we wished we could have stayed a few more days.

The place was very comfortable and homey. It was close enough to walk to the main street and the Doumo. The host Francesca was extremely helpful as we got here only to find out that there was a train strike going on. She helped me with contacting the places I needed to.

The location was perfect! The roads are a bit narrow in Orvieto so if you can, get a smaller vehicle if you are driving. Francesca’s daughter helped us check in and was so kind as to help us park our wider car. They also had fantastic dinner recommendations.

This place is unbelievable--right in the heart of Orvieto and very nicely appointed and well kept. Francesca was a great host and our only regret is that we only stayed one night. We will. be back to make this the base for our next exploration of Orvieto and surrounding area.

The only issue with the property, and it’s not a problem if you’re aware in advance, is that it is at the opposite end of town from the funicular and I had a rolling suitcase that I rolled for 20 minutes uphill on cobblestone streets! There is a bus that goes to the Duomo (about 10 minutes from the apartment) but we didn’t realize that when we arrived.

The b&b was difficult to find , but Nicolette was very kind and fetched us in the centre of town. The rooms were charming and comfortable. I would have loved to have spent more time there.
