AustraliaI was part of a larger group who booked the whole villa out for a wedding nearby. I had a few major issues with the property. 1. The amount of rules - there was a massive list of rules at this property including the pool not able to be used in the middle of the day and quite time for the whole villa from 2 pm to 4pm which was very odd (also not clear if you can use the pool in quite time because if not pool cannot be used for most of the day). 2. No breakfast - my booking said breakfast was included but I received a message before checking in with No Breakfast in all caps so very disappointing that when you book it states included but when you arrive it is not provided 3. The owners turned off the fridge and water to the kitchen - this for me was unacceptable to remove basic amenities from the home. We understood there was no cooking in the kitchen however to turn off the water so we could not use the kitchen at all (even to prepare snacks or drinks or clean up after ourselves in shared areas) and the fridge being turned off mean we couldn’t have any cold drinks even water in the middle of summer super disappointing. The place has so much potential however the owners wife made us feel so unwelcome and like a burden when we had booked to be there it was such a let down. The owner himself was lovely but not enough to cancel out his wife’s behaviour.
This property is beautiful and the view is incredible. The whole place was very clean.

United KingdomA bit of a walk up from town in the heat and with bags but doesn’t take to long about 20mins or so but worth it for the view! Stunning spot to sit by the pool and look out, we even watched a storm roll in. Lecco is also a great town and perfect location with easy trains and boats.

FranceThe sound insulation is very poor, you can hear everything that is happening in the corridor and in the kitchen/dining area downstairs. If you have any intention of sleeping past 7h or 7h30 then it's going to be tricky. I was there over a weekend, and I would have liked to sleep until 9am...
The hotel is on the side of the mountain, I would suggest getting a room facing the lake, the view is stunning. I would definitely recommend having a car as it is very easy to walk the 2km to get to town during the day, but not so easy to walk up at night after dinner and taxis are not always available. The location is very pleasant, the pool area is very inviting. The bed is VERY comfortable, the room is very basic but it's clean.

LatviaRooms have wooden floor witch looks good but makes noise when you walk around. And you can hear some else calling around other room or hallway. Also owner is quit strikti with rule of check-in times and they close quite early 18:30. We were lucky to get in as owner stayed that evening home. And we ar greatfull for that. As it's off-season there were no options for breakfast in property, but a water kettle would ben nice to make some hot drink by ourselves to enjoy views more from the room.
The views from rom ar realy nice, Mountain backdrop and whole city and lake in front. Unique place to stay would love to stay one more day in some hot day to enjoy pool also.

United KingdomThe owner seemed annoyed we were there and there a lot of restrictions. The kitchen was locked meaning you could not even get a glass of water. We were not offered the option of breakfast. He also mowed the grass on large sit down lawnmower only when we were outside. it felt like we were the intruders. We were not provided with the WIFI and were not allowed to park near the house even though I was disabled.

ItalyThe owner of the property refused me the Air conditioner remote. Even when I asked for the heating system he say no for it also. I have paid for all these services but not allowed to use it. The room is very small and the wardrobe is also very small.

SwitzerlandAlready before arriving we received an email stating the various rules and (in capital letters) a reminder that our booking did NOT INCLUDE breakfast (even though we thought be booked it). Already then we felt these messages (there were several) were gicing off an unwelcome vibe. Once we arrived we were greeted with a payslip and led to our room - without friendly welcome or amenity tour. The room was ok, rather spacious but not the cleanest - we had some dirt on the floor and it felt very dusty (i have allergies and was sneezing the whole time when the window was closed). One day the owner approached us while in the pool (which you cannot use from 12:00-15:00 every day - prime tanning time and which felt super weird), and even when we went in at 11:30 the pool cleaning tool was with us in the pool. He asked us why we did not show up for breakfast as it was prepared for us every day. I reminded him that he actually sent me an email in capital letters saying that our breakfast was not included (??) so make sure you know what you book as also upon check-in nothing about us having breakfast paid was said... It overall just felt like you were watched while there, we received knocks on our door (no idea what for as the rooms were not made; but somebody entered when we were gone?) at ca. 10:00 on saturday morning when trying to sleep in (as on holiday)... Just not what you want while paying so much money. Also, it's ca. 30' welking from the centre so would definitely not recommend without a car. Some tips: - Greet your guests and welcome them properly upon arrival - a small tour of the amenities would be nice too - Skip the rules everywhere - the signs, email and booking message are just not what other B&B's do, are they really all needed? - Clean the pool early mornings or evenings - but not in the middle of the day - Invest in a thorough clean of the room - incl. cupboards, the statues in ours, the floor, under the bed etc.
The house is located in a nice and serene setting. The garden looked nice too with a large pool.

United KingdomUnfortunately was not an enjoyable stay… - Too many rules - we came to holiday but did not feel relaxing. Pool is shut 12-3, silent hours are 2-4pm and after 10pm, no food in rooms only allowed to eat takeaway in the garden. - These rules apply to guests but not the owners, whilst sunbathing by the pool the owners blared loud music from their gym in quiet time and moved us while sunbathing on grass to mow lawn before pool and garden had shut! Also strimming all afternoon while we tried to sunbathe/read by pool. - Only one towel for washing and pool and it’s not changed daily. So for our 3 day stay only one towel which got very dirty as there was only one sunlounger so we had to lie on our towels to sunbathe. - Loud doors kept us up at night as people arrived and left the accommodation - Room not as advertised on website - no double bed, more like hostel with bunk beds with shared bathroom. - Dog - scary barky intimidating, would run up and bark at us when we returned to the accommodation. We both like dogs but he was scary! - Electricity shut off at 7pm on our first night - 2 x power cuts, owners seemed like this was a regular occurrence and just told us we had to wait for it to come back on. - Definitely no checking in before 2:30pm - the owners wouldn’t answer our calls or buzzer at the gate. - Be careful - our little hire car struggled to get up the steep hill. - Not at all good value for money
It is a nice location on the hillside with good views. The owners were friendly.
