The room could really have used better lighting, especially the bathroom. One of the yogurts at breakfast was expired for over a week (and yes I accidentally ate it)

Some issues with cables and plugs on the first night. It was resolved promptly by Luigi on the second day.

It’s good and pretty clean. The location is not bad and easy access to buses. To subway it’s 7 min walk. The host is pretty responsive and helpful.

The room was very clean, lots of towels and other utilities to make tea and coffee. The location is perfect right between two metro stops and numerous bus stops. The breakfast is mostly sweet but with different choices and they also have dairy free options (both for cookies and milk).

Bathroom light was quite dim and not much space for hanging up towels. No toilet roll holder.

Wonderful street view from our 6th floor balcony. Tasty breakfast in breakfast room. Easy to check in. Host responded promptly to requests. Room was cozy so ok for 2 nights. Although 4 rooms in B&B we didn't hear any other guests. Kettle in room.

Pillows were pretty firm and flat otherwise there really were no complaints.

Great location, near Metro and restaurants. It is on the sixth floor but there was a lift to get you there. Breakfast room was unattended but well stocked. Room was very clean and bed comfortable. Generally quiet; you could only slightly hear the neighbors talking in the next room. Keyless entry to the building and key card for the room. For me it was a last minute reservation and the host was immediately accommodating. Would definitely return.

Honestly, everything was perfect. I have no complaints.

The truth is that the room is much better than it appears in the photos, and the same goes for the facilities. The breakfast was incredibly complete, the room was very cozy, the cleanliness was excellent, and the cleaning lady was also very nice. There was a terrace with a table and chairs for dining. It’s very well located. Honestly, if I had to come back, I would definitely choose this place again. It's on the sixth floor with an elevator. The air conditioning works perfectly, and there is also air conditioning in the common areas.

Literally everything was great

I really liked everything: the room, the bed, the location, the building, the check-in process. It's not in the exact city centre, but very close to the metro station and easy to commute. Many thanks to the owners of this b&b!

I needed an iron to lend but I managed it without. Anyway it was super !

We liked the whole idea ! The owner prepares the breakfast and its plenty and delicious. The whole feeling is like at home. Highly recommended.

Extra clean, and staff are soooo hospitable. Location is perfect, we had bus/metro to everywhere, also it is possible to go to Colosseum by walk. To be honest, this exceeded my expectations.

There wasn't anything that we didn't like

We are so happy that we stayed at B&B Exa rooms. The staff was amasing. The cleanliness was impeccable. Breakfast was delicious and various. Luigi let us leave our bags at premise after check out. He was so kind. I recommend anyone who want to enjoy Rome to stay at this place!

The bed wasn't comfortable because the mattress would sink in the middle and was very very soft. Oh, some kind of box in the shower to keep soap and shower gel would be also helpful.

It was 4 minutes walking to the next subway station and in a nice and calm neighbourhood of the city, lots of local shops around. Good cafes around the corner, a cool happy hour place that serves also gluten-free food and a small bakery run by a super nice old lady. :) The cleaning girl from the B&B was very helpful and friendly. The breakfast offer was very basic, but you had everything needed to start your day.

Lower protein at the breakfast! But it’s ok.

They are very responsive to all messages. We arrived early and could save our bags before the check in hour so we could visit the city without them 😊 Very clean and the location is very good!
