    Very clean, big bed, the owner very friendly and willing to give advice about places to visit or any other necessary information for the city. The breakfast typical Italian, with croissant, bread with jam or nutters and cold cults with cream cheese. The coffee that owner prepares is excellent ( real espresso just grinded and not the usual filter coffee of the typical hotels). It is not 10 only because of the value of the money, 125e per night is not cheap, despite the really good room)

    Nothing really bad, a little noisy laminate floor that when you walk at night annoys (not something bad, only to make the room excellent).

    The place is a family run business, the hosts are very hospitable, friendly and there to be of help. At the very arrival, the owner gave us a map, marking and explaining the main sightseeing places and how to get there, along with exhaustive list of recommended restaurants (which were really good!) Place is 2 minutes away from metro station on the main line - it goes through the centre and all the main sightseeing places. Room is cleaned every day.

    Good location and easy to find.

    Noisy aircon that didn’t seam to work. Smell from the bathroom, drainage wasn’t nice . I had to close the door. Being told I can not make my own coffee from a coffee machine

    We were there for my partners 40th birthday on new year's day. The host was lovely, so caring and attentive. We even got a bottle of processo for Nye. Faultless from start to finish. We originally booked a much fancier hotel for his birthday night and the next day and we quickly cancelled that and stayed here. Brilliant b and b

    Renato is a excellent host. Location is excellent. It has restaurants, gelatos, shops, public transport very close.

    The breakfast room can be full if everyone decide to go in same time. The avenue is used by ambulances but it cant be solved.

    The room was quiet, spacious and it was cleaned daily. Delicious breakfast starting at 7 AM. The location very good, just 3 minutes away from the metro station Re di Roma on the main metro line. The owner was very welcoming, gave us a map and told us about places worth seeing.

    Nothing at all, really.

    Location is perfect and close to metro

    Communication about check-in (finally phone calls were needed) is not optimal. Host makes clear that paid parking is available but woud be better to indicate that finding parking is almost impossible. Not all guests can have breakfast at the same time and thus you are asked to further wait in your room. Quality of breakfast is very average. You better have an italian breakfast at the Street where many excellent options are available

    Very welcoming host, great location for metro to get you around the city quickly. Really clean and tidy. Good Wi-Fi and air con. The breakfast was basic but adequate, it depends on what you like - If coffee and fresh croissants are to your liking you’re onto to a winner. Overall, A ideal solution that has everything you need for a sightseeing trip.

    While the rooms were absolutely fine the bed would benefit from being updated.

    The owner Renato was very nice and friendly and told me a lot about different historical places in Rome which were (of course) worth visiting, he provided me a map of Italy as well as detailed information about how I can reach all these places. He also advised me the cheap cafés and restaurants and the best ways to go to all these places. It was very useful because that was my first time in Rome. My room was very quiet, spacious and was cleaned every day. The location was really very wonderful in just 3-5 minutes away from the metro station Re di Roma, about 15-20 minutes away from San Giovanni and 30-35 minutes from the Colosseum. Everything was amazing!!!

    The place was located in a quiet area, it was easily accessible by metro. Our room was clean and organised, we were also very kindly welcomed by the owner. I would return whenever because it was such a pleasant stay!

    Our first night was in a very small room and we had 8 consecutive nights booked in the place. Shouldn't be any surprise that we had big luggage with us compared to couples who stayed just 1-2 nights. Fortunately the very nice host of the place, Renato realized it would have been a catastrophe to put us in so small room for over a week. We stayed just 1 one night in that tiny room and next morning Renato switched to much better room, which we thank! Renato was very helpful and knowedgeable host, I can only recommend to stay in his place! If Renato offers to arrange a car picking you up from the Fiumicino Airport, catch that offer! It is very reasonably priced and will save you both time and sweat. Breakfast was okay though filter coffee was not available (espresso coffee thinned out with warm water, "americano", is not the same thing as Northern European filter coffee, often done in blond Nordic Roast style robusta-beans which is not an easy roasting style to master. Whereas espresso coffee is done on the very dark roasted beans which is easy to do in torrefacione. Try roasting done in our way and you see it is not easy to perfect and beans must be of absolute top quality which they don't need to be in espresso where dark roasting hides many minor quality issues in the beans ....).

    The AC unit was working very unrealiably and was very close to completely fail. It had a very weak effect and couple of times it completely shut itself down, signaling an error in its internal AC cooling circuit. It probably failed for the next guest staying in the room after us. In Roma you really need your AC unit working on the summer months.
