How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
Guidelines and standards for Reviews
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.

Verified reviewAbsolutely great accommodation, we were glad we decided to go 2 km from Via Francigena route. This is how I imagine the real Italian countryside. The room was beautiful, the bathroom superbly equipped. The owner was great, friendly and helpful. We asked her if she could prepare dinner for us and although she doesn't offer this as standard, she obliged and prepared a wonderful dinner full of Italian home-made delicacies. She was also prepared for a gluten free diet. Breakfast was also excellent including a delicious cappuccino. It was GREAT!
It was a pleasure to host you too bad only for one night. We have tried to make you feel your best knowing how much you have walked and then our motto here is to feel better than at home. Thank you very much and who knows if one day I will see you again.

Verified reviewBeautiful big pool with plenty of space for swimming and relaxing. The garden is huge, perfect for football or throwing a frisbee. The cats on the property are great, especially Goffredo, the best one!

Verified reviewBy the hand behaviour from the lady owner. We booked around 18:30 and were there around 21:00 because we could NOt find the place literally wonderfully in the middle of nowhere. With child (10) and grandma (almost 80) we booked that place including breakfast and swimming pool as they posted it . No breakfast possible they said and swimming pool closed. Internet did not work Wonderful place if you want to be in nowhere but you need to know where you are. We asked for some milk possible in the morning I showed them the booking including breakfast but they started shouting to us: we do not want your money it is better if you leave was their answer . They did not want to refund the money but u said I call police and he ( the man) was giving me NOt all the money: he insulted me for 3,50 euro that he did not want to give back. I said he would pay me the gasoline of the car two hours to get there. At two in the night we could find a place Horrible experience It might be wonderful and gorgeous in the summer when swimming pool open and your car full of groceries
We respond to your review by reporting that you should have read it when you booked as the swimming pool opened on 05/15/2024 and not on 05/06/2024 and it still had coverage and having booked the apartment, breakfast was not included. Then you didn't ask me for milk for the baby but for water for the grandmother and it was given then you continued to scream and you didn't want to stay in my facility so after I told you I was calling the police and I gave you your money back you left plus you asked for petrol money which obviously I didn't give you back I'm sorry if it wasn't the place for you but you have to read before booking and if it's not for you avoid unpleasant situations for everyone.

Verified reviewVery nice villa with a big pool in a well maintained garden. Big and clean rooms, excellent breakfast including prosciutto and cheese. The hosts have been very friendly and helpful. For us it was a perfect stay.

Laura was super welcomming, gave us great recommendations on where to eat (La Gola di Bacco is a must!) and it was always fun to have a talk with her. 😊 The room was spacious, the beds were great and we really liked having AC in the room. We enjoyed breakfast outside with view on the garden and the pool. For us it was the perfect central place to visit cities nearby. We also enjoyed the company of the cats. 🐱
Not being able to stay here for a longer period (as it was a 2 night stop on our way to Napoli). But it's definitely on our "to visit again" list. 😊

Verified reviewThe house was very nice, its location was convenient for discovering the nearby bigger cities but still enjoy a bit of the Tuscan countryside. The garden was beautiful, we could use the pool all by ourselves, it was very relaxing. The bed was comfy, breakfast was delicious. Laura was a really nice host and loved the cats too!
Thank you for staying with us you are a wonderful couple full of warmth and cat lover.. Here, as you have been able to appreciate, peace and nature reign and the pool seems to be the center of a whole place of well-deserved relaxation.

Verified reviewAmazing place. It was fantastic 2 weeks. Green area, at the end of village. Big swimming pool, really clean. Calm and quite place this is exactly what we needed. Nearest local shop in 3 km, can be reached by bike. In area of 10 km lots of local restaurants. 7 km from railwail staition, where you can find trains to Piza or Firenze. Laura is a great host, kind and helpful. Highly recomend!

I am happy that you liked our house and surely the pool is an extra point. What distinguishes us is the quiet both day and night for many we are out as a position but in my opinion excellent for recharging and you have fully centered this feature.
