Giulia and her mum and dad run an immaculate b&b in a delightful rural spot with spectacular views all around. A car is essential as we had to drive a fair distance for dinner both evenings, but well worth it! Delightful hosts, friendly and helpful. Very comfy bed. Easy to reach Villa d'Este and Hadrian's Villa which was the purpose of our visit. Thoroughly recommended.

This property was hands down the BEST accommodation my family has ever stayed at. The owners have created an absolute piece of heaven on earth with their meticulous attention to detail. The property is gorgeous, well taken care of, and the family who owns and runs it are genuinely nice, helpful, and good people. It is a picturesque Tuscan style villa that looks straight out of a magazine and I’ve never had better, nicer, cleaner, and more responsive hosts.

We loved every single second of it and was sad to leave!

Beautiful setting, clean and a lovely family(and Jack Russells) running it. The children loved the dogs, swings and table football and enjoying chasing lizards around the grounds. The room had lovely views, it is surrounded by sheep fields, plenty of birdlife, olive groves etc. Easy driving distance for the sites in Tivoli. Guidonia is the nearest train station - with regular trains 45 minutes into Rome Tiburtina station where you can get a metro into the centre for day trips. Easy parking ( you ideally need a car to get her and visit the surrounding sites). Drivable supermarkets and restaurants. We visited in early April and although we could happily dip our toes in the pool, it is not heated and so far too cold to swim in at this point in the year but I'm sure it would be wonderful in summer

It is difficult to express how pleased we were with stay. Our hosts were wonderful and although we did not speak Italian we were able to communicate quite well enough. Our room was lovely and comfortable. There were snacks and coffee and tea in our room as well as a small refrigerator. In the morning we opened our door to a small table on our terrace where we had our coffee. At 9AM every morning, we watched as the neighboring sheep were led out to pasture. The sounds of the sheep's bleating and bells around their necks was incredibly soothing! We could have sat there for hours....There was a lovely, inviting swimming pool below, that unfortunately we did not have the opportunity to enjoy as it was a little too early in the season and we had things to do during the day. However, we were tempted to relax and lounge around the pool for a day! Although they were not serving breakfast at that time of year (March), our host saw us sitting on the terrace on the 2nd morning and offered us Cappuccinos and homemade pastry. A lovely stay, with lovely hosts!

In the reviews, we read about the lovely breakfasts that were served each morning. However, we were unaware that breakfast was not available when we were there, so we made do with tea, coffee and packaged breakfast snacks that were in the room. However, the 2nd morning our host saw us sitting outside and offered us cappuccinos and pastry. The last morning when he saw us on the terrace, he immediately went and brought us the same!

This is a wonderful place. Giulia and her family made us feel so welcome. The house looks exactly like in the pictures. Our highlight was the breakfast. We only stayed a couple of days, to see Rome, but we would definitely come back and stay longer just to enjoy the view and the pool. Thanks you!

    Everything was perfect!

So this place is amazing. The view is simply stunning. Giulia and her father were wonderful hosts. Nothing was any trouble. The place is so quiet, with a pool, wonderful grounds. Oh how lucky are they! Perfectly safe with private parking. A dream place.

No dinner facilities but we went into town and got some food and ate it on the balcony. What a perfect place to be. So if you want a restaurant you need to drive a few miles. But really don't, grab some wine and food and eat it there. Breakfast was just right and accommodated food allergies. Big thank you.

Everything!!! The family was so friendly and kind!! They have a beautiful property and love to share it with their guests. We spent two full days relaxing at the end of our trip by their beautiful pool. Julia (daughter that speaks excellent English) was so helpful with assisting me in figuring out how to get to and from Rome. Fabio (Dad) was amazing and so kind. Mom prepared delicious breakfasts and always was smiling. I can’t recommend this property enough. You will love it.

The owners? Angels <3 Nicest and best service we've recieved in a while - topped most 5 star superior hotels we've resided at before. Cute dogs, family friendly and squeaky clean.

All good, but bed could have been just a tiny bit comfier :)
