How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
Guidelines and standards for Reviews
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.

Verified reviewlocation, being close to a farm you get to see agricultural maschines, dogs, chickens, there is a pool, hot tub. Host is very helpful and polite. The only reason I wont stay again is because is too expensive for what it offeres.
-the little fridge is not much of a use, host was kind to allow us to use their fridge. - room is very very small - quite expensive for what it offers, sorry but the advertised breakfast I could not call that breakfast, having travelled in over 27 countries is first time I am offered a breakfast that I can not call it that - host should update pictures on the website, I would call this missleading, all the rooms should have pictures and the outdated ones should be removed. - place looks having a decent space, however if there were to be there 5 families that ocupies all the rooms than genuinly it will be very crowded.

The fridge is new, is a small one, our place is not an apartment but a guest house, so I think it can be appropriate. Our rooms are quite huge for the Garda Lake area (about 20 square mt). And about breakfast... for our type of accomodation facility is the only tipe of breakfast allowed by the law (we can serve only packaged food), and this information is very well expressed on the website of booking.com, with very plain and exsaustive pictures. Everybody can check this. Finally, Allow me to point out that we have only 2 rooms for families, the other 3 are for 2 persons, the higer number of people that we can host is 14, and I can ensure you that the place has never been overcrowded in ten yars of activity. We did not like the cleanliness of the room, also the towels were so old and obviously used a hundred times. The room wasn’t exactly cheap for the quality and I expected more than a packaged muffin fpr breakfast.
I'm sorry for the towels, we change some every year but maybe you have been unlucky cause you found an old one... I'm sure, about cleanless, that everything was perfect, as it is one of our strong point. Finally, for breakfast you found a corner in the room, as well declared on the website of booking.com, with cold and hot beverages, and a selection of a lot of different snacks. br

We liked that it was close to Lake Garda and swimming at the property and in the lake, but found the attitude of one restaurant in blocking access to and from the lake a bit unfriendly

Verified reviewCommunication with the host was great! she was lovely and super helpful. The house is huge, divided in 2: her home and the hotel/apartment part with several rooms. It feels very homey, because there is a common terrace, breakfast area and garden with pool. You can bring your own breakfast or the host provides something in the room. Every room has a small fridge, which allowed us to store milk and others. Parking on site is not a problem, supermarkets 4min drive away and 10min walk to the lake, where there are nice restaurants. 15walk away is the harbor where the boat to Sirmione. I'd definitely stay there again!

There were packaged biscuits for breakfast and you could make coffee with the capsule machine in the room. If I choose an accommodation that includes breakfast, I wouldn't expect such a breakfast. The walls are very thin, you can hear your neighbors and what they are doing. The location is on Lake Garda, but there aren't many places to eat or shop, so there isn't much to do there.
Dear Liina, I'm sorry you didn't know our breakfast solution, as there are a lot of photos of that on booking.com website, so I think it's difficult to be surprised of it. A lot of guests appreciate our high quality coffee andvthe possibility to have breakfast at every time, with no time limits. For the position, maybe you had really small time (causebyou stayed only one night) to notice that there are 6 or 7 restaurants on the beach (500 mt far), an harbour at 10 minute walk that provide ferries to Sirmione or other towns, and Desenzano only 3 km far. Next time I hope you'll have the chance to stay some days more to appreciate all these facilities. br

Verified reviewA lot of electronics that don't work well. The air conditioner is rattling at night because it turns on and off. In the first room (asked to move us to another room) a huge water boiler vibrates through floor and is so noisy that the door behind which it gangs, does not block the sound. There was no breakfast served from 08h, nobody at premises to find regading breakfast and nobody answered at contact number.
Dear guest, I'm sorry but you sayd a lot of false thinghs. Everyone of our electronics works very well, an expert check them every year. The air conditioning systems stops when it reach the temperature, is normal, maybe you didn't know that. Breakfast is not served, as well expressed on the website of booking.com, you found all you need for breakfast directly in your room, as I told you several times. And I have to underline that I am not obliged to stay all the time in the structure, my place is not an hotel, it's cleas that there isn't a reception 24/24.You asked me to change the room you booked only cause it was ground floor and for that you didn't like that, I gave you a more expensive room for free but, I think, this wasn't be enought to make you satisfayed. Verified reviewWe were very happy with Art Gallery: spotless clean and everything in working condition, Noemi is very friendly and attentive host. There are such a good vibes in the house: original paintings impressionism style, nice details and books everywhere. Breakfast is really plentiful for Italia: fresh cooked, secluded terrace, cheesecake dessert is to die for! All in all - all is prepared for your stay with heart and soul. Best way to support local small business and meet nice people. The only important notice - have a car to enjoy the place.
