It was simply perfect. The staff were amazing-very polite and helpful. The room was stunning, morning breakfasts on the terrace were delightful, and the rooms were cleaned every day. The location was ideal, making it easy to reach everything in the city (just a 5-minute walk to the train station). The host even organized a small cake and prosecco for my partner’s birthday, which was a wonderful surprise for her. When we return to Rome, we will definitely stay here again-our trip was perfect down to the smallest detail.

Everything was amazing, the breakfast and fridge in the room was unbelievable. They refilled it everyday and its free!

Jennie was so nice and helpful. She brought us breakfast with a smile and wishing a nice day. Breakfast must be ordered online the evening before. It is a small but nice choice (different types of croissants and toast, cereals, joghurts, fruit salat, coffee, juice). Nice and huge bath room. They contacted us via mail and what´s app message concerning check-in in case reception is closed. It was also very helpful, that we could left the luggage there and pick it up later. They were all very good organised, responsible to his guests and engaged. Appartment was near Colosseum so we passed it every evening when we went home. That was beautiful.

Very good service. Breakfast will be delivered into room as request. Staff remotely help with fixing Netflix in the night, and they clean room everyday with very detail with free mini bar supplement. Finally we received a bottle of olive oil as present. With this price, I must say this is the best during our Italy trip.

I hope they can informed us earlier about staffs away after 14:00. We were little panic with self checkin but anyway we did it. Supermarket next to this facility have terrible service, not recommend.

I didn't expect the property to be that good! The room was spacious, super clean and neat! Mini-bar was a gem on top after a long trip. Breakfast of your choice is delivered straight to your room. Fantastic service! Great location - 5 minutes to the metro station or a tram, 25 minutes on foot to the Colosseum. Jennie were very kind and helpfull. I'd definitely recomend this place and stay here again once in Rome.

We liked everything, from the location to the room, to the excellent service provided. It was more than accomodating and we really enjoyed the balcony. The location is amazing and everything is extremely well connected. The breakfast was amazing as well!

A very pleasant stay in a well-maintained apartment. A delicious breakfast was delivered to the room on time, and the fridge was always stocked with drinks. We were leaving early in the morning, so the very kind receptionist prepared us food for the road and a gift, for which we were very grateful! A big plus is the metro station very close to the apartment. We definitely recommend it :)

My wife and I had a pleasant stay at Appian Private Suites. The property was clean and modern and Jennie was very nice and helpful. Close to public transport. We would definitely stay here again.

Everything was amazing, from the host, the bed, the room and the breakfast. Very clean and modern room. The host came and cleaned up our room every morning, and the breakfast was very good, the bed was comfy, and they have netflix.

We had an amazing stay and we can't recommend it highly enough! The location is unbeatable, with a bus stop right in front of the apartment and the tube station just a 7-minute walk away, making it incredibly convenient to explore the city. The taxi was always around €20. There's a grocery shop next door for any essentials you might need. Our room was both beautiful and spacious, with a stunning bathroom and a huge terrace surrounded by real plants. The highlight of our stay was Jenny, who provided exceptional service. She went above and beyond to ensure our comfort, taking care of us with genuine care. Breakfast was delivered to our room with a fabulous selection. From toast with egg and avocado to fresh juice and fruit salad, the choices were both delicious and satisfying. Our room was cleaned daily with fresh towels, and complimentary drinks refilled every day, which added to the overall comfort of our stay. Thanks to Jenny and her recommendation we got to enjoy a breathtaking fireworks display, which made our trip and last evening even more memorable. Jenny also sent warm regards from the owner and left us a lovely gift, which truly touched our hearts. We loved every moment of our stay and will definitely be back! This hotel offers beautiful clean accommodation with five-star service, making it a top choice for anyone visiting Rome. Highly recommended!

Thank you so much for a wonderful stay. My daughter and I are in Florence now and we miss Appian Private Suites so much for many reasons: 1) Jennie: She was delightful. Kind, respectful and very helpful. By far the first reason I rated a 10. She was patient to answer all my questions everyday. So great to meet you Jennie; we will for sure recommend Appian to friends and family because of Jennie. 2) Location: EXACTLY as pictured and cited on Booking.com. Market right below Appian was very convenient to buy Italian snacks and drinks. Bus stop right outside Appian to take us with ease to any tourist attraction including the train station. Plenty of walking distance restaurants that were so delicious. Building was also very secure. We need a key and use our pass to unlock doors before we entered our room. 3) Accommodation: room was clean, bright, free Netflix, and insulated for street noise. Every morning, a very fresh BREAKFAST was deliciously prepared and brought to our room by Jennie at the time we requested each day. The fridge was stocked everyday which was appreciated since during our stay, temperatures were hot, hazy and humid. Thank you so much for a memorable stay in Rome!

Truly a hidden gem! Our room was large, quiet, modern, and well-equipped (including complimentary drinks that we highly appreciated given the hot weather). Breakfast was very good and brought directly to us by the host, who was also very kind and keen to help. Clear checking-in instructions, effective A/C, and easy parking and access to the city centre were added perks.

Possibly the first time I don't have any qualms whatsoever. Simply excellent!

We stayed at the property in early April and everything exceeded our expectations. The room was very clean, comfortable, and had all the necessary amenities. It was perfect for a relaxing stay. The host, Alehandro, was exceptional — very friendly, attentive, and always ready to help. He gave us great tips on what to see, where to go, and how to get there, which made our trip even more enjoyable. Breakfasts were outstanding — very easy to order and incredibly tasty. A real highlight of our stay. Everything was well-organized and convenient. Would definitely recommend and stay here again!
