We liked the room the bed was very comfortable the balcony was big.The view from the balcony was stunning, and the swimming pool was an added bonus.Free parking was also super.

I really couldn’t think of a fault.

The place is just wonderful. Bags of character and charm and the location is also ideal for the lake, whilst also being tucked away and very quiet and peaceful throughout the day and evening. The staff were incredibly nice and helpful and the place was immaculately clean. I would also really recommend the food here. The included breakfast is varied and well topped up. The set menu each day is also very tasty and good value for money. A great find!

Air conditioning working better. We had it running for 2 days and it started at 29 degrees Celcius and only went down to 24 degrees Celcius. Now we live in the US and are (for sure) more spoiled with air cond than in EU. But a fan would have been nice ;).

Fantastic breakfast. Great staff. It has a nice pool area and is very close to the lake. Nice restaurant with a view over the lake. The kitchen made very good food for dinner. Good selection. English is not their go-to language but as always when in Italy you'll end up getting the right stuff. The receptionist spoke well English. The bathroom (Room#10) was very nice.

Beautiful garden with a nice and clean pool. Good restaurant, friendly people. The room and the bathroom very very clean.

The hotel is located next to the train line. Trains passed all through the night and as our room faced the train line we didn't get much sleep.

The hotel is in a great location and has a lovely family run feel to it. The room we were given was fantastic and had a huge outside terrace area which was a wonderful bonus!

The Jacuzzi was not filled with water, very loud party in the restaurant and piano playing until midnight, very rare information during check in.

it was all good. nice room. pool and whirlpool still open in October. good breakfast. quiet room. parking space. charging of electric car over night for free. really good value for price. kids liked it as well. good starting point for visit of luino.

The floor in the room is dirty. There is someone else's hair on the bed. Spiders are in all the corners. The bed is sagging, it is impossible to sleep. We do not want to stay here and will look for another hotel.

There was a train that went by several times during the night, but it didn't bother us much.

The room was small but fine for our short stay. The pool and hot tub were available to us even in February which my kids loved. The dinner was amazing and the breakfast was better than expected as well. We sat for dinner at 6 and were the only ones in the restaurant, but by 7 the place was packed with locals. I can see why they all come to the hotel to eat. It was delicious and the daily special was a wonderful value.

Breakfast was disappointing after superb dinner but one can order any coffee from the bar and there was plenty of cold food to choose from (no warm options). The hotel was not full so we had a parking place but not sure where everyone parks when there are more people.

A lovely family hotel with superb restaurant on site - the set menu is a very good option for EUR 20 but there is also plenty to choose from la carte menu. We had the balcony with a view on the mountain and palm trees. We didn't try the pool as it was too cold outside in October. The lake is few minutes away with beautiful views.
