The property is located in a relatively quiet neighborhood, yet it isn't too far from the action. The host Deric was proactive in his communication and was available to answer any questions. The room is spacious and well appointed. There is ample parking space.

Nice spacious property in a quiet location with a nice walk to the old town. Deric was super helpful about how to get around, and what things were good to see. He let us keep a room on past the normal check out time until we needed to leave for the train. The breakfast at the restaurant across the road was excellent (as was the lunch we had there).

Very spacious, clean and homely. The location also is in the very heart of Panjim. Owner of the property was so kind and the hospitality was excellent. One very memorable incident was that the owner allowed us an extension of check out time till 4:00 pm on our request without any additional charges

Lovely spacious room, equipped with fridge & plenty of bottles of water (nice touch as much needed!) Very comfortable bed and great seating area outside room with fan. In a quiet area with restaurants nearby and easy access to public transport and lovely park alongside river. Centre of Panaji with attractions an easy 15 mins walk. Deric was a generious host, who was always on hand to answer questions and give plenty of information. Has 3 lovely dogs (which is always a bonus for me! Highly recommended!

The room was spacious with everything you needed like a fridge, a kettle and lots of bottled water. We were able to get our clothes washed for free and breakfast was included at a little restaurant across the road. It was a short walk to the Fontainhas district and in a lovely area near a park. Would definitely recommend!

The room was large and comfortable but not much chatm.

Mr Deric Rebello is proactively helpful and goes well beyond the extra mile. The stay is located in a lovely area. The restaurant acroaa the road Soul Curry prpvides excellent breakfast ( complimentary) and is also a great choice for dinner or lunch.

An opportunity to stay in a heritage building in a quiet residential area. Derec was an excepional host.Our room was spacious with a delightful shaded terrace. There was nearby access to the new river side walk.

The owner is very attentioned and kind. He tries his best to meet our requirements. The breakfast is complimentary which was not mentioned and therefore was a good surprise because it is huge and has everything. The appartement has a kitchen and a big terrace. It is clean and quiet.

Confortable, large and clean room. The house is located in a very quiet area, and it is just 15-20min walk to the Immaculate-Conception Church. The host is friendly and willing to help with useful info for travelling across Goa. Included breakfast is really great. Quality over price ratio is great imo.

Fantastic room with own terrace. Deric was a great host, right down to meeting us when our taxi arrived and offering a 5am wake up call! Plenty of water and tea/coffee too.

There was nothing that we didnt like.

We were served a delicious breakfaast each day at the nearby restaurant Soul Curry at the host's expense. We also returned to that restaurant is for more meals as the food was so good. Te host was generous, we has lots of nice conversations with him and he certanly helped us find our way around this city.

Dont look anywhere else for your stay, it has everything you would want. The room is cozy, good aircon, nice secluded porch, quiet at night (important in Panjim), comfy bed and hot water. Water bottles and soap are provided. The street is gorgious with old historical buildings and close to everything. Breakfast is very nice across the street and included. Last but not least, the owner is extremely helpful, gives tips on what to do and helps you in any way he can. Simply a warm and wonderful experience.

This quaint property is ideally located if you want to explore Panjim city. Deric was an excellent host, providing inputs about locations and things to do. The area is green and quiet, with the terrace adding to the charm of the place. Highly recommended.

Lovely breakfast in nearby hotel was included. The room was spacious and well air conditioned. The large verandah had a comfortable sofa from which you could watch the birds in the trees.
