The rooms are being renovated, and despite mentioning to the hotel in advance that this was our second stay here, we weren't given a renovated room. The room we stayed in wasn't soundproofed, and you could hear the next room's chatter. The next room was obnoxiously loud late at night, and while I tolerated it the first night, I had to complain to the reception on the second night.

The location and proximity to Hill Road and Linking Road are good. I chose to stay here because Coconut Boy (goan cuisine) and The Family Table (delicious food) are just behind the hotel, at a 3-minute walking distance. There is also a salon opposite the hotel and a vegetarian restaurant behind the hotel. We looked forward to the Sardar doorman's greeting every morning. His "Good Morning" has a melodious tune and sounds more like "Goot Morning." That always made us smile, and to a large extent, played an essential role in our choosing this over the Taj Lands End (about a $100 difference only overall).

There are certain floors that have a renovation works going on so from 9 am to 7 am there is a lot of noise drilling and banging .

Location is very good . Good breakfast . The staff does try and help out , they have new premium apartments on the 5th floor try and book those if u need to be staying there .

They were going to charge me for the room twice, but I mentioned the price on booking.com and paid the cost as booking not their price.

Excellent location and the staff are ready to please and service is very prompt and professional. The rooms are spacious. The only downside is the hotel needs renovation in many of its rooms. If you get one of the renovated rooms I would give an excellent review. Nothing to fault. As good as a five star hotel.

Very noisy during the day as they do some work in the hotel we weren't aware of so we could not rest after overnight flight. Very dirty and very small balcony, no table or chairs. The level of cleanliness of the room could also have been better but acceptable though

Rooms apparently are in the process of being renovated. Would have preferred having a renovated room. Very near a school, so during the times of the school opening or closing, the street outside the hotel would get very crowded with traffic and difficult for Uber to get to the hotel.

Constant noise of the renovation work going on in the hotel. Also the fridge and equipment, crockery could have been cleaner. And the extra bed could have been organized in the room before our arrival as it was a waste of precious sleep time to wait for the same to be fixed, after having paid an extra night charges just to get those few winks. We had called and emailed for the same to done.

Breakfast was good with a lot of choices. Location was excellent . Getting a Rickshaw or Taxi was just minutes away. Also restaurants, Church, Shopping everything within walking distance. I would basically visit this place because of its location.

1. A run down property. The infrastructure is old and needs replacement. The bathroom fittings, roof panels, false ceilings are all due for replacement since long. 2. The hotel charges a lot based on its location but not giving input in the infrastructure. 3. Breakfast - Very bad, limited choice, 4. It seems the hotel even doesn't try to be better.
