    Good location, although approach road is challenging. Property good and clean - Near to all attractions in Seminyak

    Very well designed villas with beautiful furniture and layout. Care was obviously taken at every turn. Extremely clean and immaculately maintained. The staff and owner couldn’t have been more helpful and hospitable.

    The warm greeting on arrival and explanation of all the facilities. Umah Watu has the charm of the Bali of old. The villa was full of local craftsmanship that reminds you that you are in Bali. The villa was so private but also close to an abundance of restaurants. The cleanliness of the villa and the great aircon in the bedroom was very welcome. Being able to have the use of a kitchen for drinks and nibbles before dinner was an added bonus. This is not a new and modern villa with little soul this is a little haven of the old Bali and is truly charming. We will be returning.

    Im not sure how this property has a 4* rating as it presented no more than a very local homestay at the very end of a shabby laneway. The standard room was very small and on arrival very musty. The decor was old and cluttered with table mats and doilies on all the surfaces. The bathroom which was outside made me feel quite exposed and I was told to keep the door locked in case someone was to jump over, this was followed by a jokey comment by the owner that it had never happened, which I assumed was an attemp to re-assure me!! On this occasion I was disappointed that I had booked for a weeks stay as it was not for me. I did not find it charming or particularly comfortable despite being given an upgraded room.

    Thank you, for your review. Your attitude on arrival and the negativity in your review was not unexpected. For someone who supposedly “knows Bali so well”??, I am surprised you did not like the outdoor ensuite bathroom that is very common to Bali Villa accommodation. Most of our guests really love it! When asked by myself on check-in “had you read the pre-amble sent to you prior to your arrival” your answer was no. It was clear you had chosen the wrong venue. Even an upgrade to our Guesthouse (gladly accepted) was not going to make you happy. It is interesting you say you did not find it comfortable, yet in your review you give us 10 out of 10 for comfort. Such a shame you could not mention anything positive like my staff who greeted you with a welcome drink and attempted to welcome you. It wasn't easy! Please note the “4 star” rating is not made by us but by B. Com. The rating includes our Fully Private Bedroom Villas.

    Great location with excellent cafe called ‘Local’ nearby to start the day with. Very conveniently located close to shopping strip, restaurants and bars, markets and a delicious warung, though the villa itself is on such a quiet street. The pool was sensational; we loved that the villa became our little sanctuary away from the hustle and bustle of Seminyak when we needed some down time! Peter and the team looked after us so well. Communication was great and everyone was so willing to help whenever we needed anything at all. Nothing was too much trouble, including the option to provide a pool fence if we felt we needed it for our very young kids.

    There was very little to fault, honestly. Perhaps if travelling with really young kids, as we did, just be mindful of how slippery all the tiles can get in the living/dining area when you’re spending a lot of time around the pool.

    This place was okay but not rated as over 9.0.

    Shower and toilet were outside. No hot shower was available and smells old. The address was very confused that my taxi driver took 1 hour driving around.

    Thank you Megumi for your review. You had alerted us to the fact that you would be arriving at the Villa between 1.00pm and 2:00 pm when in fact you never arrived until after Midnight. Be reminded our staff generously stayed overtime to meet you and welcome you to the Villa. Your driver got lost because you had the services of a driver who was not familiar with the area. He was obviously not professional and not familiar with Google Maps. The "outdoor" Bathroom is explained in the preamble sent to you prior to your arrival, and most of our guests simply love it. Hot water was certainly available and you are obviously not used to using a "flixmixer". The "Guestroom" you were in has only just been redecorated and freshly painted, so we are not sure about the "old smell." that you mentioned. Your low score for value does not make sense. Maybe you should have chosen a Hotel for your stay in Bali.

    Authentic Balinese style villa in a good location. Peter was a very welcoming and informative host and his service team couldn’t have been more helpful. I highly recommend the airport pickup service, and the driver, Putu, also took us on a fantastic day trip to the Tanah Lot temple and the Jatiluwih rice terraces … highly recommend.

    Friendly and helpful host/staff! You are treated like family! Set up good communication with Whatsapp before arrival.They arranged airport meet/greet/pickup. Gave good advice in preparation of arrival in avoiding long lines at customs. Good location, close to the beach, places for breakfast, lunch and dinner.

    Just have to be careful walking the dark street which the Villa is on as there are several open/uncovered holes in the middle. Use you cell flashlight walking at night.

    Peter and his team The villa felt like home

    Unfortunately there is a new construction going on in the rice field next door.

    We felt very welcome on our arrival to Umah Watu Villas. If you are looking for a low key stay then this is for you. The location is good with the market and shops around the corner and the beach just down the road.

    The pictures make the property look much larger than it is. The pool looks out onto building works which is not very nice scenery, so we didn’t use the pool. The road that the property is located on is full of pot holes and there is a rubbish dump on one side, this smells very unpleasant. Of course this is not the villa’s fault but is something to note.

    We stayed at Umah Watu villa for 4 nights and had a fantastic time. The villa is large with a lovely pool and lush garden. It's a quiet sanctuary from the crazy traffic and noisy bikes. Anna and Made looked after us well and kept the villa spotless. Local Coffee, a cafe around the corner, has fab coffee, delicious juices and really good food. We'd happily stay at Umah Watu again!

    Some people had said the villa is a little out of the way. We liked that the villa was at the end of a gang and only 15 minutes walk to the beach.

    On arrival at the villa we were welcomed by the lovely owner, Peter, and really felt like we were being welcomed home. For the last 4 nights of our Bali stay we had a fabulous stay in the 3 bedroom villa. We have had quite a busy few weeks touring around Bali, Lombok and the Gilis and we were ready for a change of pace. The Umah Watu Villas are located on a quiet street and are a surprising oasis of calm so close to Seminyak. There was plenty of space for us all to chill out around the lovely pool area, downstairs was well equipped with a kitchen, dining area and plenty of seating. The fridge was kept well stocked for drinks. All of our bedrooms were spacious and decorated in a beautiful Balinese style. We loved the outdoor bathrooms which were very private. The AC was effective and kept us cool in the very hot weather. A highlight of this stay though are the amazing staff. Peter is a genuine and very caring man who was always there if we needed him. Anna and Tono were very friendly and whenever we saw them would stop for a chat and were keen to make sure that everything was ok. Putu the driver was also great and ensured safe and efficient transfers We would have no hesitation in booking Umah Watu again if we return to Seminyak and will have very happy memories of our short stay here

    Warm staff, always with a smile..it was lovely chatting to Peter, Anna and Tonno. The guesthouse is beautifully decorated, with a smart TV to boot. The villa is 8mins walk to the beach, with beautiful sunsets.

    It is probably a Seminyak thing, but there was noise all around. What was once a villa surrounded by paddy fields is now instead facing a massive construction site. We could hear loud hammering from 8am to 6pm, everyday, including weekends. Tourists (generally drunk on motorbikes) are constantly riding around late into the night. There is nothing the property can do about the surroundings, but something for noise sensitive guests to be mindful of

It just needs to be clarified that the accommodation you stayed in, and are referring to is the Taman Toya “Guesthouse” and not our Taman Toya-One/Two and Three Bedroom Private Villas. They are situated well away from the “building site” and situated on a quiet Laneway. Your “header” to your review (noisy location) should have indicated it was for the “Guesthouse” only. (maybe not even necessary? ) This is where some reviews can be damaging, missleading and unfair when the facts are incorrectly submitted. (I am sure you will understand both being in the Legal and Financial fraternities). Harmful and incorrect reviews are not easily removed and can very much damage the future of a business operation. For future guests or persons interested in reserving the “Guesthouse” (if available) have and are now being advised of the noise during the day (which can be said fluctuates according to the work at the time). It should also be noted that August is our busiest and most hectic month. Noise can be inevitable. A Six- Star Hotel on a high floor may be the answer, but for the true Balinese lifestyle, and managing what we are privileged to have, can for many people be great fun, and most enjoyable.

    A perfectly comfortable villa with so much space for relaxing and socialising. The pool and garden are such a relief after exploring the sweaty Seminyak streets. The bedrooms are huge and cool, the bed and pillows are very comfortable. What makes this villa a 10/10 are the staff who quietly and respectfully go about keeping the home and property beautifully kept for our comfort. Friendly, helpful, responsive and efficient, everything they do is with a smile. Thank you to Peter, Tonno, Putu, Anna, Made and the rest of the team!

    Good location, friendly stuff…

    There is no rice fields view, it is just a big construction view. There is no privacy. I thought we can use other parts of the villa but we can’t. It was just a small room.

    Thank you for your review. It is obvious you did not take time to read the messages we sent you or the description of the Villa's Guestroom prior to you making the reservation with us. In fact, the rice paddy was in fallow the time of your arrival. You did have full use of the Villa lounge area, kitchen and swimming pool and garden which was explained to you on your arrival. Also, you never made mention that you changed the booking several times prior to your arrival, and we very generously waved your penalty. (Not value for money???). I hope future guests who read your review will consider reading previous reviews.

    We had a great stay at the 3 bedroom villa. We enjoyed the huge space, comfy beds and lovely pool and outdoor area. Peter and his staff went above and beyond to make sure we were ok, we arrived very, very late at night but Tono was there to welcome us, Peter organised medications when our son was unwell, Anna bought fruit for us from local markets which were cheaper than those close by and Putu the driver was a laugh and happily accommodated our v large family of 6 (plus luggage) in his car via a complicated live-action tetris game - honestly, a lovely bunch of people.

    There were a couple of little mishaps, like the power going off, but these were sorted out quickly and efficiently and we were kept well informed. Looking at the general infrastructure of Bali it seems this is a regular thing and couldn't be helped.
