    Location is a bit tricky as the main road gets traffic in the intersection, just needs factoring that in travel time.

    It's a very cosy and comfortable room, comfortable bed, wonderful views to nature and greenery, new appliances and aesthetically pleasing furniture and decor.

    It was really hard to find. If you come here don’t look up the address of booking.com but search Kayom rooms on google maps.

    Everything was super clean and the bed was really comfortable and big. The aircon worked really well and it was quiet at night.

    Room was not cleaned properly. Second day it was infected with ants which were everywhere. I was working remotely so ignored it for a few hours and cleaned up where I could then they bit me everywhere and I found them in the bed and my hair. There was also a cat in the shared kitchen which was not stated and I was allergic. The shower pressure was very bad.

    Room was exactly as photos very scenic and open. They offered for free cancellation after my bad experience and cleaned the property again same day.

    Super clean and spacious! View from room was amazing. Clear instructions how to find a poace. Good communication with host. Quite and nice. I found everything what I needed. Perfect!

    - My room had almost no wifi - if the AC is not on you can smell the mold - bathroom has no door - staff was not really helpful and only approachable via booking

    Am not sure about the actual reviews from the other paying guests as it was not my experience at all. The surroundings were far from quiet. The road outside was under construction, there was noisy and dusty roadworks around the property and the accomodation was difficult to locate as the sign had been ripped out. The lane to get there was not paved, bumpy and littered with rubbish and made it a hassle to move luggage across. The floor below is filled with unfinished dirty rooms. Bottom level feels unfinished and neglected. When I arrived, they had a temporary staff to pass me the room key. However, even after I asked her and told her about my back and leg injuiries, she wouldn't help me with my bags. Instead, she ate her lunch while watching me struggle with my huge luggage and other bags up the stairs. This place is advertised as with toiletries but they were empty when I arrived. I asked the staff if she could kindly refill them and she told me to tell the owner when he comes the following day. It was a realy hot day and I was sweaty and dusty from carrying my heavy luggage up the long flight of stairs by myself and really wanted to take a shower. The property is new, they just opened in September, but my door was cracked and the key was jammed. The key to the balcony door was missing so it kept rattling open and all kinds of insects kept flying in and I was bitten alot during my stay. There is almost zero soundproofing so you can hear all the movements of the people in the rooms next to you as if they are next to you in the same room. There was a girl next door who spoke loudly on the phone after dinner until 11pm and played thumping music at full blast at 8.30am for hours. The sound only decreased when I popped my head over and asked her to lower the volume. The family who stayed in the property behind were so loud from 6.30am onwards. It was a cacophony of noise. I informed the property owner beforehand that I would check out at 1.

    The room itself was modern, pleasing with a clean aesthetic as it just opened in September this year. The highlight was that the bed and pillows were super comfy. Arjun the property owner spoke English well and communicated swiftly and clearly on whatsapp. I worked in customer service and hospitality before so I understand that they are new and still learning. Shared some recommendations with Arjun and he seemed open to improve the experience so hopefully other guests will have a better experience than me. While I feel Arjun at heart is a nice person, I feel way more care needs to be given to the property and customer service training needs to be looked into. I don't feel comfortable leaving what I write below. As I have left glowing reviews for many other properties in Bali. But I believe a truer, more updated review is fair for other guests on this app.

    Serene stay away from the noisy traffic of ubud accompanied by the jungle view.. what made the stay more enjoyable was how friendly and helpful the staff were.
