they were building when we were there, so our opinion might be shadowed by that, but we very much doubt this is a 4 star hotel, we would rate it at 3 star. The rooms are quite basic.

The pool - just to be aware that, as mentioned by some other reviews, it is a pool dedicated to diving classes, not set out to relax around. But you can swim in it when there are no classes. Overall the price is a bit too high compared to other offers around it.

The view from the room and from the restaurant is very nice. Good location to walk to the marina, the shops and many restaurants around. 10 minutes ride from the airport. I was worried about the noise after reading the other reviews but didn't find it to be that disturbing, had a very good sleep. Overall positively surprised and think this place deserves a better rating than it currently has.

It was very noisy and I didn't feel that I had privacy. The balcony was so low that peoples heads were at the same level. I had someone staring straight into my room, so had to keep the curtains closed and couldn't enjoy the view. I was woken up by staff talking loudly in the corridor outside my room from 5.30am, this continued until I checked out. There is just so much banging and noise from the upstairs area too. Note that the pool is not for sitting around, it is used for teaching scuba diving. For the price, the restrictions on the 'free' breakfast were a bit silly. I shouldn't have to pay for a coffee with milk!?? I am not a fussy traveller, but I was not happy with this for the price it cost. I have experienced hotels in this area for half the price that are much better and more accomodating. I would have cancelled my booking once I was told I couldn't get a late check out if it wasn't non-refundable... even 6 weeks prior!! I asked to keep my bag there for a couple of hours after check out and it was put on view for everyone to see, so I didn't feel that it was safe to leave there.

They allowed me to check out a bit later, even though I was told the check out time was strict via email. The cats in the restaurant were really sweet.

The room we got was room #3 which was next to the kitchen. Workers started at around 5am and we disturbed by the noise. We asked to have another room and on our return (we stayed before and after a livaboard) we got room #1 which was much better. Aside from the restaurant there was no common area to relax. The pool was really just for scuba training and the small balconies were way too hot to sit on during the day For the price, we feel you can do much better at other locations in Labuan Bajo

We likes the staff that was always smiling and helpful. The room was comfortable enough and the mattress was good. Breakfast was tasty.

The first two nights we could not sleep past 5 am as the staff was particurlarly noisy. They were laughing loud, snapping doors, talk loud. To be noticed that the rooms are very close to the kitchen which opens very early in the morning. The third night after having complained, it was a bit better. This was the real negative part of the staying otherwise ecerything else was good.

Breakfast is delicious also the position is optimal. The room is daily cleaned and every day they give you small bottle of water, coffee and teas in the room. They have also tour which i wouls suggest to book.

I dove with Komodo dive resort and the diving staff and dive organization were excellent. I'm 69 and have had two meniscus knee surgeries and the top steps going down to my room were over a foot deep and there was no rail. My knee didn't like that and I had to take one step at a time for my knee. Breakfast was excellent. Kitchen needs to have coffee machine working by 7 because dive boat leaves at 7:30.

After the first day we got the feeling that some of the staff just didn’t like us. We didn’t feel welcome. Also there is no late check out, which made us sweat and hang around the restaurant on our last day. We would have loved exploring the city a little and then take a shower before flying back to bali. The shower was just drizzling water… couldn’t really wash my hair.

At the arrival everyone was really nice,the organization via e-mail for the trip to komodo island was good and they were fast in responding.

To get to the room you have to go up and down terrifyingly steep stairs of different sizes - some stairs were nearly as tall as my knee, the door had a very flimsy lock, the safe was broken, breakfast was cold, there was zero sound proofing and the bed was hard. The shower wasn’t a good temperature, the room was tired and needed to be repainted and all the fixtures replaced as they were corroded, and the sheets while clean were stained.

It was close to the dock for the liveaboard. The staff were nice enough.
